Our property is fully cleaned and sanitized according to the guidelines of CDC and VRHP/VRMA after each check out. You can book with us with confidence! Please note: because of the stronger sanitizer we are using, you may notice a bit of smell when you check in.

A private propane BBQ grill is provided on the patio for family use. Please operate the grill responsibly and follow all posted safety instructions for your safety and the safety of others. A one-time BBQ grill use fee of $70 will be charged for the entire stay to cover rental, propane refill, and cleaning. For stays of 14 nights or more, guests must purchase their own propane if the initial tank runs out.

The living spaces are designed to maximize comfort and convenience and ensure that there is plenty of room for you and your whole family.

The living room on the main floor has a comfortable sofa, love seat, armchair, coffee table and a 75” smart TV for you to enjoy a quality family time.

The living room upstairs is also very spacious, it has large TV, comfortable leather sofa the love seat for additional families or group members to enjoy fun time together.

The lanai is a perfect place to relax, whether you want to enjoy a swim in the private pool, or relax inside the hot tub, or simply sit on the patio lounge and enjoy the beautiful view and the bright Florida sunshine.

KITCHEN:

The kitchen is well-equipped with all of the cookware and dining supplies, this is to offer you the flexibility of being able to enjoy a home-cooked meal while you are away from home. The supplies including pots, pans, blender, mixing bowls, kettle, oven tray, mitts, and more. A traditional coffee machine is provide.

ENTERTAINMENT:

In addition to the large smart TVs in the living rooms in both main floor and upstairs, there are 7 more smart TVs in our home (one in each bedroom). Wifi is available throughout the home. Cable TV is also available for your convenience

ADDITIONAL:

For your convenience, a full-size washer and dryer, an iron, an ironing board, multiple hair dryers, bath towels and pool towels are provided for all guests. The pool towels can be used at the resort clubhouse’s swimming pool but MUST be brought back to our house after use. An optional private propane BBQ grill is also available for your use (additional fee). Please use responsibly for your safety.

Guests are allowed to access all places in the house except a locked closet.

We are not on site but you can always send me Airbnb messages if you have any questions.

Pool maintenance is weekly, A/C maintenance and pest control are monthly. Service persons need to access the pool or enter the house for A/C maintenance or pest control during your stay. Thank you for your cooperation.

Windsor at Westside Resort is strategically located in the Kissimmee area, with easy access to the theme parks, dining, and shopping. For those who are visiting Disney, the location provides quick access to all the Disney parks, via just one exit up Toll Road 429 to the Western Way Blvd. Disney entrance. Access to this “secret” west Disney entrance is just 8 minutes away and avoids the heavy traffic that can occur with the main Disney entrance.

This is a self-catering property. Once any initial supplies have been used you will need to replace such items as trash bags, soaps, detergents, shampoo, paper products, etc. if you need more.

We provide cooking basics (pots, pans, salt, and pepper) but not cooking oil due to too many types to choose from.

Optional pool heat is available for $45/day for the entire period or the remaining period of stay because it takes time, usually, one day to get the water warm enough for you to enjoy. We provide complimentary service to turn on the pool heater prior to your arrival without trip charge provided you pay a heating fee for entire stay at least 3 days before check-in. Once our technician has made the trip, the heating fee is non-refundable. You may also pay a heating fee anytime during your stay and request a heater turn-on service for a $50 fee if a technician is available. If guests use the pool heating option, payment should be sent through Airbnb resolution center.

In some circumstances, we would not recommend pool/spa heating. Pool or spa heat in the summer may break down the chemicals in water quickly and algae will grow that turns water green. Under the extremely cold weather in winter, heater raises water temperature very slowly, especially this heat pump heater may not work when the ambient temperature is below 55 F. Please check the weather forecast before you decide to order pool heating.

It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property regularly to exterminate the insects. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest`s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house.

OUR ASKS:

- Please no outdoor shoes in the house.
- Please no food or drinks in any bedrooms or upstairs.
- Please turn off all lights and lock all windows and doors whenever you leave.
- Please keep all windows and doors (including the patio door) closed when the air conditioning is on.
- Please bring the outdoor cushions from the outside to the inside to keep them dry and clean.

We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.

Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.

🚫 House Rules & Conduct

- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.

- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $2000 will be charged for odor removal.

- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.

- No illegal activity or drug use. Violations will be reported to local authorities.

- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.


🧹 Cleanliness & Housekeeping

- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.

- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.
