BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

We love the location and closeness to the shore line. Our only complaint was the lack of comfortable seating on the porch. It is difficult for older guests to climb up and get down from a tall adirondack chair.

The condo was great, except I didn't think about the fact that being on the bottom floor, everyone walks by your patio heading to the pool or beach. We couldn't open our curtains to have a view because it felt like people were looking in the room, as it was only a few feet from the walkway. It was helpful for my Mother-in-law, though. She was able to get around easier not having to deal with stairs.

LOCATION!! LOCATION!! LOCATION!! Wow, I just can't talk enough about the convenience of this location. You were literally 50 steps from the parking lot. No elevator to wait for. 50 steps to the indoor pool/hot tub, and 5 steps to the pool. It is not as private as an upper room would be, but if you enjoy people watching and convenience, I don't know how you could ever beat this condo.

The floors had not been mopped and it wasn’t the cleanest. We had two bathrooms and I called twice about the guest bathroom about the toilet cause it wouldn’t fill up with water in the tank and no one ever showed up to fix it. There was eight of us and if the master toilet was occupied some of us had to go find a toilet to use somewhere else. Location was great though.

Wonderful view. We loved the ground level, so convenient and easy as we traveled with our young child and grandma. Nice clean outdoor pool. Super easy check-in and condo had security on property, which we appreciated. Plenty of towels, a whole roll of toilet paper in each rest room, full roll of paper towels all supplied. However, the unit is severely lacking in cleanliness. The floors were FILTHY. They may have been swept but they have most definitely not been thoroughly cleaned in a long time. We went through an entire pack of wipes just on my child’s feet for our one week stay. If you didnt keep shoes on at all times your feet would be black with filth in no time. The couch is very worn and stained. The lounge chair is very worn and we found popsicle wrappers stuck in the chair. The tv in the first guest room did not work. And crazy enough, no broom supplied for a beach condo, so there was sand everywhere.

Overall, the stay was pleasant. However, there were some some maintenance issues that need tended to. First and foremost is the black mold that is in the guest bath around top side of the shower. Neither GFI outlets in the both baths worked. The guest bath toilet handle was not working properly. There was an empty liquor bottle shoved between the mattress and box spring of the single full size bedroom. The clothes dryer is malfunctioning, it will not shut off on it's own. The timer dial is broken. And lastly, there was a faint smell of cat urine upon arriving. We eliminated that with a quick cleaning of the condo.

We enjoyed being able to walk out on the bottom floor and go straight to the beach or pool. Condo was clean and big enough for our family stay. The WiFi didn’t work the whole time we were there so we couldn’t watch tv unless we watched our grandchildren’s Disney dvd’s that they brought with them. But all in all it was good.

Beautiful 1st Floor Condo on the Beach

The condo was nicely decorated with comfortable furniture. The walk out lanai was super convenient to the pool and beach access. The outdoor property was very clean and well maintained. We had absolutely no complaints! Would definitely rent this unit again!
