Experience a comfortable stay in our 3-bedroom home, designed for your enjoyment. Our fully-equipped kitchen provides everything you need, and the large TV offers multiple entertainment options. Relax on the patio with comfortable seating and a hot tub, perfect for enjoying stunning mountain views or stargazing. Situated minutes from Bass Lake and just 12 miles from Yosemite`s South Gate entrance, our home is an ideal base for your mountain adventures. We provide a starter supply of coffee and tea to kickstart your stay.

Pet Rules:
*Pets must not be left unattended in the home at any time
*Pets are charged a $20 per pet per night fee, plus a refundable $150 pet deposit after booking.
* Any damage from your pet will be at the cost of the guest and will be charged from the pet deposit.
*Guest must pick up all pet waste and must not leave pet to roam the house unsupervised. A $50 fee will be charged if pet waste is not picked up. Pets are not allowed on the furniture and an additional cleaning fee may apply if there is excessive dog hair, stains or damage to furniture.
*Pet deposit will be returned within 2 weeks of departure as long as rules are followed and damages are not found.
*Pets must be kept on a leash in all public areas (i.e. the driveway) at all times
*Pet deposit is forfeit if any pet rules are not followed

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including infants and children), must be on your reservation. Maximum guest occupancy is 8.
* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time

We are local hosts who reside about 30 minutes away. We are responsive if there are any issues. The home has keyless entry so we won’t need to meet you, but we are quick to respond via the message function on the booking platform if you need anything!

This mountain neighborhood is absolutely beautiful! You will have no shortage of Amazing views and relaxing small town charm! Oakhurst is the nearest town and has 2 large supermarkets as well as many other shops and restaurants. Bass Lake is about a 5 minute drive up the road.

In general you will want to have a car. There is a seasonal trolley in Oakhurst that will take you all around the town for free. You can also look up the YARTS bus which has major stops from the Fresno Airport up to Yosemite National Park.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations for the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
*Quiet time is 10PM-8AM
*Parking for 2 vehicles included, beyond two is $25 per night arranged in advance (based on availability), undisclosed vehicles are $50 per night for the duration of your stay. NO TRAILERS/BOATS
*Any guest not disclosed in advance of checkin will be charged at double the nightly guest charge(plus taxes, $66.90 per night) for the duration of your ENTIRE reservation.
*We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation
*No refunds for outages beyond hosts control, ex. WiFi, electric, water, etc
*Smoking anywhere on or in the property will incur a minimum $100 fee
*Please see pet rules if you intend to bring a pet, undisclosed pets will incur a charge of $500
