This sophisticated city apartment is situated on the 3rd floor with panoramic views of the sea and the city. There are two balconies, one off the lounge/dining area enjoying stunning views of the Mediterranean, and the other, at the rear, off the two bedrooms, provides peace and quiet with views of neighbouring gardens.

This 78 sq. meter modern apartment offers a high level of comfort. It has air-conditioning in both bedrooms and the living room, automatic shutters, under floor central heating, large screen TV, DVD player, Wi-Fi internet access, telephone and a lift.

The spacious lounge/dining area has original parquet flooring. The designer American style kitchen has marble floor, granite worktop and is fully equipped.

Walking through the corridor the main bathroom is on your left and has full sized bath, with shower, toilet, and large sink. There are also built-in storage units, and a washing machine.

The two bedrooms are located at the other side of the apartment & have plenty of cupboard space. There are 2 single beds in each bedroom which can be joined to make 2 double beds. The large master bedroom has an ensuite bathroom which has a shower, basin and toilet. Both bedrooms have direct access to back balcony.

There is underfloor heating throughout the apartment for the winter months.

PARKING:
The apartment does not have parking. The nearest public car park is called ‘Palais Massena’ which is located beside the Negresco Hotel. Special priced passes can be purchased at the parking office on arrival - 7 day pass costs approx 110 euros.


IMPORTANT INFORMATION

All rental prices quoted are inclusive of the taxe de sejour (French stay tax).

THERE IS A MANAGEMENT FEE OF €165 PAYABLE ON ARRIVAL TO COVER MEET AND GREET, BED LINEN, BATH TOWELS AND END OF STAY CLEAN.

Also on request, a mid-stay clean of the two bathrooms can be arranged locally for an additional fee of €60 per clean.

The following charges apply for beach towels which can be ordered from us at the booking stage: 5 euro per beach towel

Late apartment arrival charge will apply for arrivals from 8pm. Please note that it will take you approximately one hour from the time your plane lands to reach the apartment.

How to Get There: Most airlines now travel to Nice International Airport.
Ferries arrive at Nice from St. Tropez, Corsica and Italy.
All the car hire companies are based at Terminal 2.

The Tram (Line 2) leaves the airport terminals every 8 minutes and stops directly behind the apartment (Centre Universitaire Méditerranéen) on Rue de France which is a 2 minute walk away. This takes approximately 15 minutes and the tram runs between the hours of 04.05am and 00.35 am.

Taxi will cost approximately €40 to the apartment.

Having stayed at this apartment on several occasions since 2014 and thoroughly enjoyed our stay, sadly on this visit we found the property needing attention the fans in both bathrooms did not work and where thick with dust they had not been cleaned in months the shower in the main bedroom needed a jolly good clean with mould in all the shower door grooves and the grouting needs cleaning there was also a horrible smell from the shower drain which filled the bedroom and corridor we had to stop using the shower and used the bath in the main bathroom because the smell was so bad the patio doors in the bedroom needed to be open to get rid of the smell. The whole place just needs a good clean and makeover most of the furniture and items in the apartment have been there since we started going in 2014, they need replacing the red placemats and oven glove have not been washed in I don’t know how long the placemats were badly stained, we did not use them even the bedside lamp shades needed replacing they were dirty, the apartment used to be like a home from home but sadly not now people are paying a lot of money to stay here and we just think you have let things slide, we are sad to say this because we have always enjoyed our previous stays, we wish you all the best and hope you will take these comments constructively.

Bestens ausgestattete Ferienwohnung, umwerfender Blick aufs Meer, dank Schlafzimmer zum Innenhof nachts sehr ruhig, obwohl direkt an der Promenade. 15 min zu Fuss zur Altstadt, alles nötige in Gehweite. Wir waren schon zum zweiten Mal hier und kommen gerne wieder.

The apartment was great. The view was amazing and it was very roomy for our family of 3. The beds were very comfortable, the A/C worked great, there are shutters on the windows that kept out all the light which was great for sleep. There were plenty of shops and restaurants to walk to nearby and of course the beach was amazing to be able to just walk across the street. The apartment was well stocked with anything we could need.

The most magnificent view you could ask for looking at the beautiful blue Mediterranean. Public transport, restaurants & groceries all within easy walking distance..And we have to give an extra shout out to the building superintendent/manager. He went above and beyond to assist our adult son find his way home after a night of too much partying. Whatever they pay him is not enough. Thanks a million!

Amazing ocean views

This was our family’s first time in Nice and we loved our apartment! The ocean views and easy access to the beach and promenade was worth the price. Grocery stores were conveniently close by. Spacious enough for our family of four. Highly appreciated the supérate washer and dryer!

Perfect location and great amenities

Super apartment for a two week stay for our 25th anniversary. The kitchen was particularly great and it was nice to have a washer/dryer. We could easily walk to all our favorite places and the balcony was the best. Big thanks to Lorna and to Mark!

What a place

Had a super experience in Nice made all the better with location of the apartment. Ideal if you like relaxing, people watching and close to the necessary amenities, within close proximity to tram for that all important visit to the port. Apartment had everything we needed.

Home away from home

What a beautiful, relaxing apartment! The views alone were spectacular! We loved the balcony and enjoyed breakfast and afternoon drinks watching people stroll on the Promenade and listening to the waves crashing the shore. With the balcony doors open, there was a wonderful breeze that cooled the entire apartment. We went to the beach often and the pads provided really helped! The location is near to stores and restaurants and was walking distance to everything we needed. Inside the apartment was perfect! Everything we needed was provided. The kitchen was so well stocked with plenty of utensils for cooking. Although we didn’t watch tv or movies or play games, there seemed to be a good collection which would come in handy on a rainy day. The bedroom air conditioners were handy for sleeping, the beds were comfy, and the rooms had a smaller balcony. We had a washer and a dryer, so it really was like being at home. We highly recommend this apartment and really hope we can return.

A Nice Time in Nice

Fall in love with Nice

I could go on and on about the location of this property, the fact that it fronts on the Med, that it is a short walk to the tram and to everything else, that Lorna, the manager, is on top of everything, that the rooms are bright but I suspect all other guests have made those same comments. So let me add the following. When I stay in a hotel I want classy glasses to enjoy wine, and more importantly scotch, in. It just makes the drinks tastes better. So in addition to all the amenities everyone has commented on in previous reviews (which I totally agree with) let me just say that I loved all the glasses, and plates, and all the items that made me feel at home. Looking forward to another extended visit soon. James and Carol

Perfect location on Promenade de Anglais

Perfect little spot to walk to the site sod nice. Very cosy and the kitchen has all essentials. Very quiet with the doors closed but the. Oh balcony allows you to enjoy amazing sunrises and sunsets. Would definitely recommend.
