Experience the serenity of our bayfront upstairs retreat! Overlooking one of Newport Harbor's quiet side channels, this 3 bedroom/2 bath unit boasts furnishings and decor that reflect a stylish beachside motif. Professionally outfitted from top to bottom, every detail and amenity has been provided for guests to enjoy a memorable and restful Newport Beach vacation. Here's what you'll find:

LIVING/DINING AREA:
- Leather sofa set
- Cable TV
- Bar height dining table w/ seating for 8; bay views
- Barstool seating for 2 at nearby kitchen counter
- Access door to balcony deck

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- Major & small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed; secondary access door to hallway bathroom; located just off living room:
- Bedroom #2: King bed; cable TV; located at end of hallway
- Bedroom #3 (Primary): King bed; en-suite bathroom

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOMS:
- Hallway Bathroom: Large step-in shower; access doors from Hallway & Bedroom #1
- en-suite Bathroom: Tub/shower combo; separate vanity/closet area

LINENS:
- All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
- Covered balcony deck w/ seating and propane gas BBQ grill
- Bay views
- Boat and boat dock areas are for lower unit guest use only and strictly off limits to upper unit guests; there is a nearby public area to launch rented paddle boards or kayaks into the channel.

ALSO INCLUDED:
- Wi-Fi; hair dryer; iron/ironing board; 4 low-profile beach chairs
- ceiling fans throughout; heating; laminate wood flooring w/ area rugs throughout
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared facilities are located in the garage. Bring your own laundry supplies.

PARKING:
- One space in shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide.
- Neighborhood street parking can also be utilized (metered/non-metered and pay station).

ALSO:
The similar downstairs 3 bedroom/2 bath unit can also be booked simultaneously (when available) to accommodate larger family or business groups on the entire property. See separate listing or call our office for details.

LOCATION:
Nearby beaches, parks, groceries, shops, eateries, theater and other conveniences - all within walking distance! Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

The host was welcoming, amenities as advertised. Approximately 1mike to grocery store and coffee shop. The beach was only a few blocks away. Airport was a short uber ride. Will be back

Our stay overall was good. Location is great.Unit was a little tired and worn. Rugs were very dirty. Believe the detailed description and bring almost everything with you. No condiments at all and or napkins and sandwich bags.Need more bedding for cool nights and plates and cups, no mugs were pretty beat up. Also some towel rack would be very helpful. Pretty sad that on top of the fees they want to charge you for toddler sand toys.Check in and out was very easy and communication was very good.

Family stay

Liked that it was quiet at night. The house was a bit dated/dusty. I think they should change their comforters/furniture would help a lot and leave extra clean sheets. We came to surf -There should definitely be a dedicated outdoor shower or hose to rinse off. The little bucket outside of the door is definitely not enough. Also the grill was not as advertised - it was a small electric grill and was hard to grill large meats or fish. It was not clear if the upstairs unit could use the table outside. All that said, I will look to book with Beach view again - maybe just a slightly different place.

Perfect

Our stay was great. Walking distance to the beach and food. Only downside is the parking and the wifi. If you’re using the internet for anything but wifi on your phone it’s worthless. The beds were comfortable, the home was clean and 3 nice rooms. Would stay again.

Quite and peaceful stay

Enjoyed our time here, had a much needed relaxing weekend. Location is on the channel were the property management has a noise ordinance to sign. If you want to have a quiet and restful stay this is the place. Would recommend to have the mattresses replaced, they were not comfortable.

Location is amazing, this was our second stay. Outside of building is a bit faded & could use some TLC, but the inside is very much like the pictures. Some of the furniture is well worn but the property management company came & tightened the dining room chairs for us immediately. Plenty of room for a larger group. No a/c so we brought additional fans to help with the humidity & heat. Great place for a family vacation!

Upstairs Unit + Mirrors

Beautiful spot. Sleeps 6 in beds, other 2 are small cushions to sleep on the floor (likely great for little ones). We received a noise complaint (on a Thursday at 4:30 when my older and younger sister welcomed me to the house) and I had a snarky discussion/call with the management, rental company’s employee after calling back mortified from our conplaint we received. Employee stated “video” was sent to them - excuse me? That’s creepy. Half star taken from this. No privacy in the kitchen area - no curtains, which we realized at night. (Fish bowl feel) Only 2 mirrors (bathroom mirrors) in the whole unit which is fine but when all 6 of us were getting ready… we realized there could be one or two more in the unit. Might sound odd to suggest but one or two more mirrors would be beneficial for guests. Half star taken from that. Oh- next door: the house is a hoarder. Junk piled in the windows, side area… very creepy. Hope the review helps future visitors.

Very close to the beach, walk to restaurants

This beach house is in a great location and we loved being able to walk to the beach. Be prepared to bring literally everything you may need. There are very few things in the kitchen, no hairdryer or soaps, and only one roll of paper towels and only a few plastic trash bags. We were a little disappointed that there were broken things in the house and the photos made it look a lot more well-kept. The house is in a great spot and has a great view but the rules are very restrictive. We were there over spring break and St. Patrick's day and although we were threatened with following the quiet rules (in writing, after we signed up through vrbo) there were neighbors talking and partying until the morning every day. Although we had a nice time, some upgrades on the house are due and the threatening rules could be reconsidered.

Relaxing and convenient location

Condo was as described. The beds were comfortable and location was very convenient. I do think the patio furniture could use some new cushions and rugs could be cleaned. Overall I would stay here again, kitchen and bathrooms had everything we needed. Loved the easy access to the beach.

A lovely location

A lovely location and great for exploring the area by bike. The managing agents were easy to contact and quickly organised missing wine glasses for us! We were disappointed in the kitchen equipment- crockery badly scratched and looked old as well as missing cutlery. There were no plugs for sinks that worked so not easy to use the sinks or bath! Sinks in bathrooms smelly and no cleaners left anywhere. It needs a little updating and love to bring it up to a better standard. Not quite the standard we had expected.

Great location

Overall we enjoyed our stay. Great location, quick walk to beach and close to restaurants. The unit was cute and spacious, with a a nice kitchen. However, for the price point, I think some of the furnishings should be updated and the patio could use some attention/remodeling.
