Step straight into vacation mode in this two-level condo, situated less than a block from the Balboa Peninsula's Fun-Zone, pier area, and coveted beachfront. Guests are welcomed with tasteful details throughout, central air, and comfy beds. The second level's open floor plan & great outdoor dining is the perfect spot to grill out and unwind after a day in the sun. It's beach living at its best! Here's what you'll find throughout:

2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.

OUTDOOR LIVING:
- Large front balcony w/ lounge chairs and gas BBQ grill

PARKING:
- 1 garage space for small to mid size vehicle sizes (right hand side).
- General street parking (metered and non-metered) can also be utilized throughout the neighborhood subject to availability.
- NOTE: Parking in front of the garage is prohibited at all times.

LOCATION:
This home is within walking distance of all the local favorites: the Balboa Pier and Fun-Zone area, and eateries galore! Take the ferry across the harbor to Balboa Island, and don't forget...the beach! Even better, rent some bicycles and enjoy a car-free vacation!

LINENS: 
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and to ensure compliance with local ordinances.

Great for what we needed - family of 5

Our family of 5 really enjoyed it here. We stay in Newport often and decided to stay here which is closer to Balboa than usual. We LOVED it! It was fun being able to walk around Balboa at night and pick a place to eat. Only thing that was not as good, the beach seemed to be busier but that was fine. We got there early enough in the day that we had “space”. The walk to the beach is quick and easy. They have lots of beach supplies for you to use. Much appreciated. The master bedroom and bathroom is downstairs and the kitchen, living and spare bedroom and bathroom is upstairs. It was great for us, my wife and I had some quiet time at night and the kids were able to hang out together upstairs. We have a 2020 GMC Yukon which fit just fine in the garage. So parking was nice. The wood flooring has had some water damage, so there is some swelling to it in some areas. The motorized blinds are nice but can be a bit tricky. The a/c was nice. We had a couple issues, mngmnt company was quick and responsive. We appreciate them. My request, is that they alert you prior to coming over. I submitted a request to fix the blinds,6 hours later a guy came by right as my daughter just got out of the shower by the front door. He knocked and made himself know, he was very nice to work with. Cool guy. He fixed it all quick, just send a message before coming over. W&D is not the best. But good enough. Def would stay again. Price compared to others, well worth it. We feel we got our moneys worth

Such a gem!

My sister and I stayed here and we both adore this home! It was immaculate when we arrived. The living room is spacious and we had lots of room to relax and spread out. The area we stayed in was really quiet, which is what we wanted. It is also in a super central location. Close to great restaurants and a 5 minute walk to the beach. We both felt our beds were comfortable although maybe on the firm side as we both like a slightly softer mattress. And having the garage was amazing. It made it so easy to run errands or go out on excursions without any parking stress when returning. We both want to stay here again!

We attended a family wedding in the area. The area was good for walking to the beach and finding things to do between events. The property met our needs well, was spacious and very clean. Beds were comfortable and kitchen well stocked.

Area is very congested. Neighbors are too close and so privacy is difficult unless you keep the blinds closed all day.The sofa and sofa pillows were filthy. One of the remote blinds did not work… we waited 10 days for a “replacement battery.” The management team was very responsive, however.

Beach house close to Funzone

We stayed at the casual condo for a little over a week at the end of July. The location was great and a short walk to the beach. Newport area is split with some restaurant close by and some about mile and half away. Check in was easy, but we were unable to check in until right at 3pm. We got there at 2:15om and they would not release the code to the property which is a little ridiculous. The property was great and having A/C was a plus, but not totally needed. The large deck was a stretch. It only had two chairs outside. Would have been nice to sit outside with the amount of people we had. Huge couch and super comfortable and kitchen had everything we needed.

This condo was great! The location is perfect to everything you want to do! Everything was clean and it pretty much has everything you would need for your stay! There were a few cobwebs in the corners of the bedrooms which weren’t a huge issue, I just noticed them and went about my day! What I would suggest is more lighting upstairs in the main living area. After the sun goes down, the lighting in the main area is very dim, it was hard to cook dinner in dim dull lighting!

Fun stay

Our family of four (two kiddos under ten) had a great stay here. The space had all the basics but, as advertised, was a no frills type venue as it is run by a corporation. The location was great for the kids - near the ferris wheel, the beach, and tons of shops and ice cream shops. My constructive comments were that when we arrived, there were crumbs on the carpet and some of the dishes had crumbs on them. Luckily, the beds appeared clean and most of the other spaces were fairly spotless. Some of the pieces of furniture needed some TLC as well. One of the dining chairs had a loose leg and the coffee table was wobbly. That said, when I alerted the staff about all of the above, they were very responsive and offered to send out cleaners and repair persons. We would consider returning in spite of these things and are grateful for the fun experience!

A beautiful place to visit my Marine

Wonderful condo. The entire process was easy, the management company was on top of it. The condo has everything you need from cookware to beach chairs. Very impressed. Would definitely stay there again!
