3 Bedroom 2 Bath Renovated Beach Home located only a few houses from the Sand on 41st St. This conveniently located ground level home comes with garage parking, indoor fireplace & outdoor fire-pit, oversized patio with full sized dining table and more!

Our home includes a Smart TV, WiFi, Propane BBQ, In home Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc.

Our home is located on the ground floor and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), fireplace, outdoor fire-pit and dining area, with in home Laundry.

Bedroom 1 - (1) Queen-sized bed with En Suite Bathroom (shower)

Bedroom 2 - (1) Queen-sized bed with Adjacent shared Hallway Bathroom (shower)

HOME LOCATION

Located on 41st St just a quick walk to the sand you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts and a Bike Path which will jet out onto the beach a few blocks down at 36th.

From this location you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute bike-ride one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier etc. (15-30 Minutes by Bike) Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

-Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- Primary guest must be 25+ years old and present throughout the entire reservation.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Must sign a liability waiver in order to use Bicycles, Boogie Boards, surfboards, SUP, Scooters, Skateboards, etc if provided by the rental unit.

-This property is a DUPLEX. There is a 2 bedroom 1 bath unit over the garage on the upper level who you will be asked to share the city trash cans with. (This is the only home amenity which you share)
- This home has no stairs and is perfect for families with mobility issues.
- You are provided with (1) Garage Parking Spot. Oversized Trucks/SUVs are not permitted. Garage Measurements are: 102w x 80h x 188 deep.
- Fireplace and firepit must not be left unattended while ignited for any reason
- This home does NOT have a full-sized oven, convection microwave oven only.

Decent home. It looks cleaner in the picturea. The furniture is old and grimy. No A/C and no fan on the bunk room so it got too warm. The enrollment process was onrous compared to other VRBOs as they have you sign am entirely independent agreement form VRBO. Communication was slow. No beach views but it is fairly close. Garage and driveway is very tight so some less comfortable drivers may not be able to park very easily. Upgrade the furniture, add a standing fan to the room, make the onboarding easier, and it could be a good place.

Just What We Needed

Heads up! No A/C. I didn’t see that detail when I originally booked. But I did book with some situational haste. So perhaps I just overlooked. That being said they had several floor fans in the house to keep the rooms cool all day. I put four stars for accuracy of online listing because it says it’s newly remodeled. But it clearly is not. I didn’t see one thing that looked new, but everything was functional. We were pleased and had everything we needed. The property management company was phenomenal and entry and exit was easy.

Two Day Rental

The location of this unit could not be better. It is one block from the beach. There were beach chairs and towels available for use. It was spacious and the four of us could spread out. For a 3 bedroom it had kitchen supplies for 2. We notified the management office and they asked for a list of what was missing and attempted to replenish. The covered parking was small and we could not fit our minivan but fortunately was able to find street parking in front of the unit. Wish we had more time to spend by the beach. This would be an ideal place for a week vacation.

Great location, close to the beach and amenities

Great location. Very close to the beach, restaurants, and stuff to do. We did have 4 or 6 cockroaches in the house as well as a lot of sand and dirty floors when we arrived. I think the house across the street was being treated for termites and that may be causing this house to get all the cockroaches and insects. Overall it worked great for our weekend.

College Bowl Games & fun I. newport

It’s a great location and house. The weather was horrible (pouring rain and then gale force winds) but we had 6 family members together for the weekend of college football bowl games and it was cozy with the fireplace. Issue with the TV was efficiently resolved by leasing company. Will look to rent again.

Not clean

The floors were definitely not moped. We took our shoes off & noticed our feet & socks were so dirty walking around the house. There bed sheets were disgusting. They were not changed. You could see hairs on the sheets & pillows. We had lay beach towels over the sheets so we could sleep on them. The wifi wasn’t working properly. The outdoor patio has no umbrellas & is very uninviting. We couldn’t wait to leave. I don’t recommend this place.
