This updated 1100 sq. ft. home is the largest in this four-condo building. Ideally located so you can easily enjoy the absolute best that Newport Beach seaside living offers, this is the perfect vacation home if you want things to be simple but casually elegant and have lots of fun. If you need more space, this unit adjoins the upper oceanfront view Unit A (2BR, 2BA), so combined, you can have a superb four-bedroom upstairs enclave all to yourselves! If you need even more space for a family reunion or four friendly families, you can rent all four homes!

A small but private balcony with a beautiful view of the lawn, sand, and sea is a great spot to relax and recharge amidst the beauty of the Balboa peninsula. Sporting a propane grill and table with two high-top chairs for outside dining or drinks, this patio is accessed through large sliding doors right outside the main grand living area.

This condo is just a block from the edge of Balboa Village, full of shops, restaurants, bars, and all manner of activities you can choose - on land or sea. Also, since there are 3 other condos, you can rent additional ones if you wish to travel and vacation with others.

There is a spacious great room with a TV, comfortable seating, a sofa bed, and easy access to the private and secluded patio. A modern kitchen with new Samsung stainless steel appliances has everything you need to create meals and snacks for all - just add the food and have fun. There is an inside marble dining table that seats 6 right next to the kitchen bar which also has a few stools so everyone can eat together inside.

One bedroom (with a lock-off, adjoining door to Unit A) has both a bed low to the ground for the 'little ones'. Each bedroom has its own TV and bathroom and of course, all bedrooms and bathrooms are furnished with an ample supply of premier linens to always keep you comfortable.

Additional amenities include WiFi, cable, a coin-operated washer/dryer in the garage.

THINGS WE LOVE ABOUT THIS HOME!
If you want to come to the beach and have a good time - with everything a vacationer could want within a three-block radius, this is the vacation home for you.

With a grassy area of Balboa park, the pier, and playground just yards between this home and the beach, it might be ideal for children or two couples or a small family.

You are likely to create sweet memories in this casually elegant, clean, convenient beach home. You will likely leave more rested, especially important as you move back into your life again.

THINGS YOU SHOULD KNOW ABOUT THIS PROPERTY:
Due to the moderate coastal climate, this home (like most in the area) does not have air conditioning.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with Vacasa Seasonals, Inc.
Reservations for this home will not be refunded if cancelled within 60 days of arrival.

Inaccurate listing and poor service
The pictures on the listing have been greatly enhanced. Place is not as nice and is run down. TV and wifi did not work and we received no resolution from the bots who responded via text to our concerns. I would not book from properties listed by Vacasa because there is no human response. I asked for a partial refund due to the lack of internet and also got no response.

Don't let the pictures fool you. This unit is old, tired, and sad. Broken fixtures in the bathrooms, bugs in the kitchen, and faulty electric which would go out if you used the plugs. From the rock hard couch, to the useless thermostat nothing in this unit is half as nice as you would guess from the photos.

Perfect location for what we wanted to do
The BEST thing about this property is the location! It was on the boardwalk and across from a sports green and the beach. We had little kids with us and had direct access to multiple outside places to play (including play structures on the beach). It was also within short walking distance (even for a young toddler without a stroller) to the Balboa Fun Zone which meant we were able to park the car at the property and walk everywhere we needed to go the entire time we stayed at the property. This is exactly what we wanted! The property itself was clean and had a nice view of the water from the front deck. They had MANY helpful items available including beach chairs, towels, standing fans, iron and ironing board, and several baby items--a portable crib, chair with tray for dinner time, and a walker). The kitchen items were very sparse but we were not cooking so it did not matter to us. Two important things to REALLY "see" when you read the property description: 1) There is no A/C and the unit is on the second floor. We were fine, but it was warm during the day even with all of the windows open and the ceiling fans on; 2) Keeping the windows open meant we were listening to traffic, kids and families playing and arguing outside, and drunk people late at night in the ally. 3) If you bring more than one car, you will have to pay to park it in a city lot. The parking lot at the Balboa Beach Pier (not to be confused with the beach parking lot right in front of the property) has 24-hour parking for $31/day. The other lots have anywhere between a 2 hr and 6 hr limit. You kind of have to pay attention. Anyway, even with the little inconveniences (which I expected because of how the property was described on the VRBO) we had a great time in Balboa Village and would visit again!

Great location
Right in front of large grass soccer field that sits in front of the beach, and right next to the pier and there is a small park in the sand right there a short walk from your house. Condo building is right on the boardwalk. great location. this unit is in the back of a small courtyard however, you do have a view of the beach from the balcony only. it can be little loud if people are up late because the echo in the courtyard can pretty intense. Location makes up for everything though. we have 3 small children and it was great. we could walk back from the beach to go the bathroom and it was absolutely no issue. The grass area is actually a huge bonus as its also a nice place to set up and take a break from the sand if you want. anyway, would recommend. no ac and was a bit warm but ultimately not a deal breaker. there are some floor fans in the closets that once we found worked really well and helped.

Great condo
The condo was clean and right on the beach. No complaints there! The neighbors in the building next door were extremely noisy. Our building was very quiet, however. Somehow the building next door does not attract the same type of tenant. Being right next to the Balboa Pier is not the most ideal location due to weekend crowds and illegal fireworks. Would rent with this same property manager again next year, just probably a few blocks from current location.
