Our 2 bedroom/1 bath front cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences & just one house from the popular 18th Street beach! Here's what you'll find:

LIVING/DINING AREA:
- Upholstered sofa and love seat set
- Cable TV
- Dining table w/ seating for 4
- Barstool seating for 3 at the adjacent kitchen counter

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed; Roku TV
- Bedroom #2: Full/twin bunk bed set w/ twin trundle

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

LAUNDRY:
Shared coin-operated laundry facility located in closet along side walkway near back gate; guests must provide their own supplies and quarters.

PARKING:
1 small covered carport space - compact vehicles only! General area street parking can be used, when available, in the area - some free; some metered.

ALSO:
The other two units located on-site (1 bedroom/1 bath & 2 bedroom/2 bath) can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

LOCATION:
Just one house away from the beach, there is plenty of fun to be found in the surf and sand: surfing, body boarding, paddle boarding, sun bathing and much more! Across the street you will find the lovely bayfront Marina Park with a playground for the kids, and the waterfront Lighthouse Cafe. Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Like a Dream

STAY HERE!!! This unit is perfect for a small family who wants to hang out at the beach and have accessibility to all that LA has to offer. The unit is EXACTLY as the pictures depict. We loved being able to open the front door. The open air and lack of humidity and bugs were such a treat. The beds were comfortable and there was plenty of closet space. The kitchen had everything we needed. There were plenty of bath towels and beach towels/chairs. The location to the beach was just amazing and being able to walk to all of the shops and restaurants was great. I didn't get in a car for an entire week. The instructions provided by the rental company were on point and should be followed - especially the small car recommendation. The rental company was really easy to work with. The only small flaw, is that the WIFI wasn't amazing. WIFI on the main tv was fine but wasn't great in the bedrooms and when I tried to work it was very spotty and I ended up having use my hot spot the entire time to work and watch tv in the bedroom. Totally fine for me but something to consider if you don't have a hotspot. Golfing and sports in LA were so much fun. I hope we can come back and if we do we will stay here!!

Great location. Parking tight.

Great location, close to the beach and pier. Designated parking in rear of building was way to tight. Had a compact suv. Had to adjust it around just to get out of the doors. Need to put a beam that spans across the whole carport and get rid of the vertical posts in the middle. Neighbors in the back moved cars to let us in and out. They were nice.

Great stay!

We traveled here for a beach vacation with our newborn and it couldn’t have been a better overall experience! From the ease of booking and communication with the property management company to the perfect location close to the beach, it took the stress out of things and made our trip very enjoyable. Will definitely be back!

Combined Beach trip with Disneyland.

Walkability to shops and restaurants in Newport was great and an easy drive to Disneyland makes the location perfect. construction on both sides of the house was noisy and started early on weekdays. The house was clean and a perfect size for my family of 4.

The main bed is beyond needing replacement, the road noise is terrible and you can hear it in the bedroom its like you are sleeping on the sidewalk! Location is great, if you didn’t need to sleep at some point!

Cute cottage very close to beach

This is a clean and well appointed beach cottage right in the middle of the action. Steps from the boardwalk and sand, and a quick walk to bars and restaurants. Because it's on the main drag, it's noisy, so be prepared. The parking space is very small and takes careful maneuvering. Beachview Properties manages this rental, so technically it's not a "vacation rental by owner." There are a lot of extra fees because of this (such as a nonrefundable damage deposit instead of a refundable security deposit.) The management company is proactive with their communication.

Good location, but a few frustrations

Dear Beach View Realty, I have returned to Germany. Overall we enjoyed our stay there in Balboa, but would like to review a few things with you to help improve your customer service. You were very helpful from your offices, but it didn’t always translate well to your workers that came to the cottage. The first evening we arrived the thermostat was not working & it was very cold, especially because of the rain & colder weather. We had one of your workers come fix it the next day. We also arrived & the top bunk bed did not have a blue & white quilt, so we requested one. The next day housekeeping only brought another blanket…not a quilt. In the kitchen, the dishwasher flooded & I had to call for maintenance. The worker found broken glass in the drain & left without fixing it. He said that he had come from the apartment behind us, because the electricity went out & he was there fixing it. And he had something like 11 other jobs that day, so he couldn’t take the time to fix the dishwasher. I feel that something should be fixed right away in a rental, because every day counts when guests are staying there for vacation. Regarding the parking space, it should be truthful to say that really only a Mini or a golf cart can fit in the designated space. I had a smaller vehicle & although it could just fit, we couldn’t open the doors on either side…since there was a car in the spot next to us. And I realize that most people don’t cook a lot, but I was there for 11 days & have teenagers & we did cook a lot. I have a picture attached of some recommendations that you should buy for this cottage. Baking trays, pizza pan, can opener, measuring cups, pizza cutter, a good wine bottle opener & kitchen scissors. And the last night we were there the electricity went out & it was really cold again. I was flying out the next day to Germany & thankful my phone was charged enough, so my alarm went off. We could not take showers, because without electricity you have no heat or heated water. And because all the dishes had to be done by hand it would have been nice to at least have a dish drainer. Regarding construction, we realize that is normal down by the beach. However it would have been nice to know that they were demolishing the house next to our unit. They started just before 7:00am every day. The house was demolished, they dug up the ground. Having to use quarters for a washer & dryer also makes no sense when traveling international.

Quick Get Away for the Family

Great for 3 people. Location was great as well, steps to the beach and boardwalk and lots to down with in walking distance. Parking and road noise can be difficult but we weren't at the property much with everything to do around the area.
