One of the best locations in Newport Beach, the building is right on the sand, walk to shops and restaurants. The Balboa ferry is nearby. Once you arrive you never have to get back in your car. This is a studio unit facing Balboa Blvd. The building this unit is in is located on the beach side of balboa with a total of 10 units, 4 on the sand, 4 facing Balboa BLVD. Step out the back door of the building and you will see miles of beach and sand, the world-famous wedge, and the Balboa Pier.

​​​​​​​Does not face the beach, parking can be difficult, older building with relatively thin walls that can be noisy. This is a studio unit. The building this unit it is in is located in is right on the Sand, however, this is street (Balboa Blvd) facing unit. When you walk out out the back door of the building and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants. 6 other ocean units available in this building, 4 are beach front, perfect for a multi-family vacation or a romantic getaway. This is an efficiency unit, appropriate for 2 adults and up to 2 children max.

This unit does not come with reserved parking. There is free street parking and a number of city lots nearby, with that said, during the summer, on holidays, and busier times of the year it can be difficult finding parking.

If you are temperature sensitive, this may not be the right unit for you in the summer.

If you are noise sensitive this may not be the right unit for you, there are 10 units in the building and the peninsula tends to have a younger crowd.

This unit does not have AC, most ocean close units in Newport Beach do not.

Other Things to Note:
We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. Please, don't leave less than a 5 star review because of this.

Great price for the neighborhood.
Went to visit family who lives nearby and I knew I wasn't going to spend much time in this unit which is why I was okay with what I thought I was getting into, a cheap stay. It's in a great location. I walked everywhere so parking was never an issue for me but I can see how that could be an issue since the only available parking is public. Communication leading up to my stay was excellent. The host was very responsive to any questions I had. When I got in the unit there was a funky smell, even with ALL the windows open. Kind of smelled moldy. During my stay I isolated the smell to be coming from the kitchen sink drain. I guess the disposal just needs a good cleaning. Speaking of cleaning, the unit wasn't as clean as I hoped, specifically the blinds which had so much dust on them that when I reached in between them close the windows my clothes got dirty. The TV would turn on but anytime you press the button on the remote it would take and ungodly amount of time to respond which made it completely useless. The shower door threshold was sloped outward so any water that hit the shower door leaked outside. I used the bathroom floor mat to soak it up because I was only given one towel. I did not contact the host with these issues while I was staying there but did reach out after to let them know. They responded once with an apology and then said they wanted to speak with me more but never called. Overall, decent for a cheap stay. You get what pay for in this expensive neighborhood.

Great Time
Really enjoyed this condo for our stay! The room was what we saw online and was a fun little place. It was nice being right on the beach and within a couple minute walk to Balboa pier and all the shops nearby. Would stay here again.

Great location but the apartment was not clean (pill bottle left from prior renter, fridge not cleaned, sand all over the floor). The apartment also gets very hot at night given there is no AC.

Not luxury, but great location for much more reasonable price than comparative options that are right at the beach and boardwalk. Need better explanation regarding limited parking.

Buyer Beware
This property had a missing outlet cover, oil like substance on furniture, coffee maker was dirty, dust on quite a few surfaces, chemical smell combined with very musty smell and what appeared to me to be black mold growing on the windows. I found another place to stay and left before my stay was over. Contacted the management and they accused me of extortion for asking for a refund. I do not reccomend this place.

Small but perfect spot for us.
This is for Studio #6. First a few key points to note: No parking and no parking nearby. I live in the area and expected parking to be an issue so we brought our bikes down. If you are brining a car drive further south towards G street (we call it the Wedge) you can usually find street parking down there and it is a nice safe walk back to the unit. The room is a small efficient Studio just a bed and not much room. Only issue we ran into is the first nite we realized there was not a heat source in the room and it was a freezing December evening. We froze. We called the next morning and they promptly sent over some space heaters.

Very clean, nice decor. Parking doesn’t come with the rental, but I was able to find some a little ways down the street without trouble. Everything was nicely prepared and there weren’t any surprises.

Awesome place
This was a great home base for my girlfriend and I for a week. Definitely recommend having a car if you want to explore Southern California, but there are lots of things to do within walking/biking distance too. This was such a nice place for a week long getaway!
