This newly renovated upstairs unit is the ideal set-up for your families next vacation. Take in the sunshine from your front balcony, grab your surf board and walk just a few short steps to the very popular 40th street beach, and cap the night off with a sunset barbeque.  When you step inside the unit, you will feel like you are at home with state-of-the-art appliances and nice comfy beds. Here's what you'll find:

LIVING/DINING ROOM:
 - Sofa set
 - Streaming TV
 - Dining table with seating for 4

KITCHEN:
 - Open to the living/dining areas
-  Counter seating
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All large and small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Primary Bedroom:  King bed; TV
Bedroom #2:  Full size bed
Bedroom #3: Two twin size beds

EXTRA SLEEPING ACCOMMODATIONS: 
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

BATHROOMS:
Bathroom: Tub/shower combo

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING: 
Front balcony w/ seating for 4; bbq grill

ALSO INCLUDED:
 - Wifi
 - 4 low-profile beach chairs
 - heating
 - hair dryer; iron/ironing board
 - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

LAUNDRY:
Free shared facilities in garage. Guests must provide their own supplies

PARKING:
 - 1 space for this unit in the shared garage
 - Garage accessed via rear alley
 - General free street parking throughout the neighborhood when available

ALSO:
For larger family groups, the downstairs 2 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office. 

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information.

PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great location for a family vacation

Family of five- 2 adults and 3 children under 13. Check-in process was smooth, communication with host was professional, friendly and fast!There were many small issues we contacted the manager’s office about and they fixed everything the days we messaged. The condo doesn’t have a lot of character - that’s not necessarily a ding but more of a heads up for future occupants. It definitely feels like you are staying at a nice motel by the beach. Parking is a nightmare (forewarned in the description). The garage is shared so very tight space - watch your head as you enter the garage when it’s fully occupied. The home was crisp and clean and finally a rental with comfortable beds!!! No AC but there are ceiling fans. We slept with fans on and the windows and bedroom doors open because it got so stuffy and it’s not even summer. All of that said: this place is an absolute bargain for the proximity to the sand. You get your own place to park, you can hear the waves from the front door, the locals are fairly tolerant (understandable - almost the entire block is rentals and people are coming and going all week), and the management company is really on top of things. Everything went so smoothly, we would absolutely stay here again.

Should Have Stayed Here Sooner

Left my terrible B&B down the street and came to this one and it was like night & day. I was confused how to start the heater and open the side door and maintenance was there first thing the next morning! Right when I walked in it smelled sooooo clean! It was also really spacious and had a great big living area for watching football! Great place!

Lovely, quiet and close to the beach!

Loved this place! It was chilly when we arrived and turned out the pilot lights in the heater were out. One call and it was fixed immediately by super friendly service guys. Highly recommended!

short walk to the beach

Overall it was perfect for what we needed. It was a quick stroll down about 7 house from the beach. The master bed slept comfortable, the queen bed was uncomfortable per my daughter, the twin beds were ok. The only down fall was the towel hanging over the bathroom sink had a bid wad of hair on it...but otherwise it was clean. I would suggest maybe an arrangement of common spices to cook with, as we have had available at other VRBO residents. We would stay here again if we were in the same situation.

Not bad at all

First and foremost we always love the beach , so for most of whatever reason we will alwys try to adjust ourselves to situation, but this property has no AC , noise level from the other property was too much on a Saturday night, so it was hard to sleep. then we discovered our microwave was broken the next day , e mailed the office and they responded , willing to send someone to fix it but we were out all day that day and no one will be in the property .The entry door was hard to open and lock coming from outside. But the beach made ita all worth it despite of these minor problem . We still love Newport beach
