OUTDOOR SPACES:
A welcoming front patio sets the tone for relaxed coastal living, with generous built-in seating, a fire pit, and partial ocean views—perfect for morning coffee or unwinding after a day at the beach. At the back of the property, a spacious upper deck offers comfortable lounge seating, another fire pit, and glimpses of the ocean.

Along the side walkway, a third outdoor gathering space is ideal for laid-back evening BBQs, with a dining table for six, a grill, and an outdoor sauna. For safety, guests are responsible for ensuring all members of their party use the sauna safely and responsibly.

The ground-floor residence features a cozy sitting area with a loveseat and full-size convertible sofa-sleeper arranged around a flatscreen TV, while the second-floor living area offers a sectional sofa and its own flatscreen TV.

Just off the second-floor living area, a dining space is tucked into the L-shaped kitchen and includes a table with seating for eight. The ground-floor residence offers additional dining space with a breakfast bar for three and a farmhouse table for four. Both residences feature fully stocked kitchens with dishes, utensils, cookware, and bakeware. Major appliances in each kitchen include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Pets: This home welcomes up to two dogs, subject to applicable size and breed restrictions. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Laundry: A stacked washer and dryer are located in a separate laundry closet in the side yard; complimentary laundry supplies are provided.

Parking: Two designated parking spaces are provided. One is located inside the compact garage, which is suitable for subcompact or compact vehicles only. Garage dimensions are 8'4" wide × 14' long × 7'1" high. Please note that side clearance is limited, so vehicles with folding mirrors are recommended. An additional uncovered horizontal parking space in front of the garage door can accommodate a mid-size vehicle. Street parking, both metered and unmetered, is also available.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
