Just a few steps from the sand and surf!!! Enjoy this incredible home away from home while soaking up the sun and surf in this newly updated beach villa located in a prime location! This very quaint and cozy one bedroom unit is located upstairs on the backside on an oceanfront home! It has all brand new furnishings throughout with a pull out sleeper queen sofa in the main living space, very well stocked kitchen and a king bed with high end Casper mattress in the master bedroom. Located on the Balboa Peninsula just three blocks from the Newport Beach Pier where you will find many of Newports best restaurants, local beach hang-outs and seafood market. Perfect location to watch the surfers catching waves on Blackies Beach...or better yet, catch some yourself as this hot spot is known to be some of the best surfing in the world! This villa is also located just across the street from the beautiful bay where you can easily access boats for charter, day trips to Catalina Island, enjoy paddle boarding or take a passenger boat out for deep sea fishing, whale watching or a sunset cruise. The Balboa Fun Zone is also an easy bike ride away. There, you will find a boardwalk lined with carnival rides, restaurants and shops as well as the Balboa Island Ferry, offering a five minute ride across to Balboa Island where you'll wanna allow enough time time to stroll the pristine streets lined with gorgeous homes, boutiques and more of Newports many great restaurants. Remember to make time to catch the incredible nightly sunsets. Great Location

Great find in Newport Beach. There were a few minor maintenance issues but nothing we couldn't deal with. Loved the patio and privacy but the best part is the location. Just steps from the beach and two blocks from the pier, restaurants and shopping.

Great Place. Very Clean and Cozy

Amy was wonderful. Such a cute place and very comfortable. We created such great memories. It ended up bwing 2 houses down from my Great Grandmas place. I stayed when I was a little girl. Fun to share those experiences with my son. We loved the patio and watching the waves, comfortable beds. We will definitely be staying here again.

Wonderful!

I opted to try a VRBO on the beach instead of my usual trendy hotel. I have to say I am very happy with my choice. I was fortunate to meet the host and she is an absolute gem. The accommodations were clean, comfortable, easy access to the beach, restaurants pier and coffee shops. This is now my "go to" spot when I am in town.

Wonderful property, excellent host!

We thoroughly enjoyed our stay at this wonderful property. The unit was great — very clean, well appointed, well stocked, and comfortable (very comfy king bed!). The location is excellent, within easy walking distance to area restaurants and shops. Amy is an exceptional host — very kind and responsive. The care and thoughtfulness Amy has for her guests was evident in both the home and all our interactions with her. Highly recommend this property!

This upstairs unit was a great getaway. We also rented the downstairs unit and this upstairs rental provided privacy and quiet for my brother in law who needed to do some work from home. Clean, comfortable and truly serene. We will definitely be back!

Great Location! Perfect for a Couple + dog

We chose this listing close to our college age daughter. She has a dog so we wanted a pet friendly place for her to visit. The accomodations and location were terrific - even during the very rainy weather. So close to great restaurants and the beach (when it was dry)! We would stay here again.

Fantastic location basically right on the beach. Amy could not have been nicer and more accommodating ! No complaints other than the wireless wasn’t working for some reason but if you’re looking to escape, you don’t need wireless!

Perfect location

We really enjoyed our stay; the location is perfect and the home is well-equipped with everything you need, including shampoo, Keurig pods, paper products and even laundry detergent. The master bed is very comfortable and relaxing on the little porch is a great way to start or end your day.

A slice of paradise next to the beach.

Our stay was amazing. The place was neat, clean and steps from the beach. We even had a partial views of the beach from both the dining table as well as the patio where you could hear the ocean while we enjoyed a leisurely breakfast. The place is also less than a 5 min walk on the beach to a bunch of restaurants so it was very convenient. Amy the host was so gracious and helpful, I couldn’t ask for anything more.

Perfect accommodation

The location was absolutely perfect, just steps from the beach and boardwalk. The villa was so cozy and had everything we needed for our stay, the kitchen was well equipped and we felt right at home. The outdoor patio was especially nice! We loved sitting outside listening to the waves. Amy was extremely responsive to the few questions we had…really an exceptional host.

Incredible Beach Stay

We were so excited to stay in a beach house so close to the ocean! It was exactly what was pictured. Our host was so nice and even helped setting up a pack and play for our baby. Everything is very walkable and there are restaurants for any occasion within walking distance. We also really appreciated the beach chairs, and umbrella. Very clean house and comfortable bed! Our favorite spot was sitting on the patio and watching the beach goers. We would definitely stay again!

Stayed at the beach villa four nights with my family, wonderful location very close to everything! Convenient for a quick day trip to Catalina or just chilling all day at the beach. Having a designated parking space was very key for us since parking in the area can be tricky

Location! And Awesome Host

Amy could not have been a better host! She was responsive to any questions prior to our stay, gave lots of good recommendations and even checked in on us while she was on her own vacation! The King bed was super comfy and the patio was a great spot to start the morning and end the evening. Easy to grab a beach chair (provided) and spend the day relaxing on the beach. Very close to renting bikes to explore the peninsula or just walking for dinning (of all sorts!).

We stayed here over memorial weekend and it was perfect! Such a perfect little space with everything you could possibly need. Everything was brand new and it was spotless.
