Welcome to your Newington retreat! This 4-bedroom, 2.5-bathroom home is the perfect getaway for families and groups of up to 12. We've recently upgraded the space with a fully converted basement game room — and it's a game changer.

House Rules:
No Parties or Events – This is a family-friendly home and not suitable for large gatherings or parties.
Registered Guests Only – All guests must be included in your reservation. Failure to disclose additional guests will result in a $250 penalty per unapproved guest.
Respect Quiet Hours – Please be mindful of neighbors, especially between 10 PM – 8 AM.
No Smoking Inside – Smoking is only permitted outdoors.
Pool Safety – Use the pool responsibly. Children must be supervised at all times.

By booking, you agree to follow these rules. Violations may result in additional fees or early termination of your stay.

Guest access
Guests have access to the entire house, including:
- The main floor living room, full kitchen, dining area, and office
- All 4 bedrooms and 2.5 bathrooms
- The basement game room, kitchenette, eating bar, and lounge area
- The backyard, patio, outdoor bar & grill, and private pool

Please note: During winter months, the swimming pool area will not be accessible.

Other things to note
Pets:

We are a dog-friendly home! Due to allergies, cats are NOT allowed. All pets must be announced prior to the stay and the $100 fee per dog must be paid prior to the arrival. A maximum of 2 large or 3 small/medium dogs are allowed. Other animals are not permitted without prior approval.

*Please clean up after your pet(s) both inside and outside of the home, including their paws upon entry of the home (ALL dog waste NEEDS to be picked up). Failure to do so will result in a $150 fine that will be strictly enforced. Never leave your pet(s) unattended at the house, or around the property. You are financially responsible for any damage done by your pet(s).

Pool:

Please note that the pool requires routine maintenance to keep it clean and up to standard. Our pool technician may need access to the backyard during your stay to treat and vacuum. We’ll always provide you with advance notice before each visit.
