Ocean Breeze Cabin @ Pemaquid Beach

Ocean Breeze is a 2-bedroom, seasonal guest cottage is located less than 400 yards from Pemaquid Beach State Park. It features a bathroom, kitchen, living area, smart TV, outdoor picnic table, lounge chairs, and grill. The cottage is situated next to the main Laughton House and comes with two designated parking spots on the right-hand side of the main driveway.

The cottage is uninsulated and does not have central heating or air conditioning, but fans and portable heaters and blankets are provided for your comfort. We are always available via message, phone, or text, and have cleaners and a property manager on-call to address any issues that may arise.

We’re also pleased to offer a Level 2 EV charger on the property. It’s available on a first-come, first-served basis and shared among guests at the property. A usage fee applies for short sessions (0-5 hrs) and long sessions (5+ hrs or overnight). Just let us know if you plan to charge during your stay and we’ll be happy to provide details.

The area boasts many attractions, such as Pemaquid Beach (0.2 miles), kayak rentals (0.4 miles), and several restaurants, such as Mimis on the Beach (0.2 miles) and Contented Sole (0.4 miles). Other points of interest include Fort William Henry & Colonial Pemaquid (0.3 miles), Pemaquid Lighthouse (3.5 miles), and the Rachel Carson Salt Pond Preserve (2.2 miles). Pemaquid Beach Village is a charming spot on the water and serves as a great launching pad for day trips to Monhegan, Camden, and Boothbay.

Pemaquid Beach is just across the road from the cottage and has a fantastic food shack called Mimi`s on the Beach (open during the summer). There is also a small and serene beach close by on Fish Point Road if you want a more quiet spot. Kayaks can be rented down the road at Maine Kayak for a beautiful day of exploring the coastline by water, topped off with a short stroll down to the Contented Sole restaurant for an exquisite evening meal while you watch the sun go down. There are so many other spots close by to explore - learn about the siege of Pemaquid at Fort William Henry, take in the beauty of Pemaquid Lighthouse, take a hike out to the ocean through La Verna Preserve and cool off with a dip in the Bristol Dam Swimming Hole. The local grocer C.E. Reilly & Sons has nearly everything you could possibly need.
To ensure a wonderful experience for all guests, please note the following:

GENERAL
- Please treat the cottage with care and respect.
- Maximum of 4 guests — no outside visitors without prior approval.
- No pets, including Emotional Support Animals. ADA service animals are permitted.
- No smoking indoors. You may smoke outside but please be mindful of other guests and do not dispose of cigarettes in trash.
- No parties or events.
- No commercial photography.

QUIET HOURS
- Please keep noise down between 9:00 PM and 8:00 AM out of respect for neighboring guests.

PARKING
- Park in the designated Ocean Breeze `Guest Cottage` parking spot on right side of driveway.

BBQ & OUTDOOR AREAS
- Clean the grill with the wire brush while it`s still hot after each use and turn off the gas at the tank. A $50 cleaning fee applies if the grill is left dirty at checkout.

HEATING & COOLING
- A portable heater and extra blankets are provided for cooler days. Please turn off the heater whenever you leave the cottage.
- Fans are provided for warmer weather.

WATER
- The property runs on well water that can run low during summer droughts. Please conserve water — showers at Pemaquid Beach are a great way to rinse off and save water here.

PLUMBING
- We have a sensitive septic system. Please only flush toilet paper — no wipes, feminine products, or other items.

EARLY CHECK-IN
- We can sometimes accommodate early check-ins for a $50 fee. Please reach out on the day of your arrival to check availability.
