Just 200m (650 ft) to Marienplatz square (S-Bahn access & pedestrian zones). Only 300m (1000 ft) to the Hofbräuhaus and "Am Platzl" district. All major tourist highlights are within easy walking distance.

The most central vacation rental currently available in Munich!

This spacious apartment, approx. 90 m² (970 sq ft), is located right by Viktualienmarkt on a car-free side street, putting all key spots in Munich's city center within easy walking distance for you.

If you come as a couple, this apartment is pure luxury.

If there are three or four of you, the large living room becomes the second bedroom. If you book for three or four people, there are one or two additional single beds.

This is a one-of-a-kind designer apartment in Munich:

The approx. 55 m² (600 sq ft) living room with dining area and kitchen offers:

· 2 original Charles & Ray Eames Lounge Chairs with Ottomans

· Two single beds can easily be set up as Murphy beds (wall beds) with high-quality mattresses. If booking for 3 or 4 guests (min. 48h notice), they will be waiting for you fully prepared.

· A comfortable sofa that easily converts into a cozy double bed (160 x 200 cm / 63 x 79 in) for 5 or 6 guests (topper, bedding sets, towels in the laundry area).

· A dining table for up to 6 people (6 chairs provided).

· A fully equipped kitchen with everything your heart desires, including a microwave and dishwasher, but without an oven.

The entire apartment features elegant walnut wood flooring with underfloor heating.

Separated from the large living room by a Japanese Shoji-style wall. These are not fixed walls that can be moved. Therefore, these walls are not soundproofed - see photos:

· A simply designed bedroom with a large double bed (200 x 180 cm / 79 x 71 in) featuring two comfortable mattresses.

· A luxurious granite bathroom with a spacious bathtub, WC, and sink. Please note: To protect the walnut flooring, showering in the bathtub is not permitted.

· A second granite bathroom with a large shower area, another WC, and an additional sink in the anteroom.

· A laundry area with washing machine and tumble dryer

· The storage room with single folding beds, mattresses, linen for the sofa bed, luggage racks

The apartment is located at Heiliggeiststraße, right in the middle of Munich. Directly below the apartment, you'll find various restaurants and snack bars. To the right of the building entrance is a bistro where breakfast can be ordered (you'll receive details in the digital guest guide sent before your arrival).

The central location allows you to comfortably reach all of Munich's sights on foot. After an exciting day exploring the city, you can relax and unwind in your cozy home away from home.

Good to know:

· For longer stays (14 days or more), an intermediate cleaning service including linen and towel change every 7 to 10 days is mandatory for €239 per cleaning. Appointments by arrangement.

· The apartment is on the third floor (US: 4th floor) and easily accessible by elevator, although a few steps (with handrail) must be navigated to reach the elevator.

· The restaurants on the street are always busy, and accordingly, guests can be heard when windows are open. When the special soundproof windows are closed, noise from outside is barely noticeable.

· As in 95% of homes in Germany, there is no air conditioning. Fans are provided in the summer.

· The owners run the 'Holz-Leute' shop (established 150 years ago). In the apartment, you'll find the most beautiful wooden games from the shop to use during your stay. If you fall in love with one, you can purchase it directly from your host to take home. Alternatively, shop with a VIP discount at the 'Holz-Leute' store right on Viktualienmarkt.

Oktoberfest Visitors Take Note: The U-Bahn (subway) takes you from Marienplatz to Goetheplatz in just 3 minutes; from there, it's only a few steps to the festival grounds. The Marienplatz U-Bahn station is a 350m (approx. 1150 ft) walk away.

The entire apartment is equipped with fast mesh Wi-Fi, offering download speeds of at least 50 Mbit/s up to 250 Mbit/s from anywhere in the apartment.

The building welcomes children of all ages. Upon request, we can provide a crib/cot for infants up to 24 months free of charge (requires booking at least 48 hours before arrival).

For security reasons, the entrance area is monitored by video camera. But rest assured: Munich is one of the safest major cities in Europe. The city center around Marienplatz, in particular, is safe to walk around at any time of day or night and is permanently patrolled by the police, like the entire downtown area.

You won't need a car in Munich's city center. The nearest parking garage is approx. 100m (330 ft) away and costs €5 per hour (daily maximum €30). Uber, taxis, car-sharing, bike-sharing, and scooter-sharing are readily available everywhere. Public transport options like buses, trams, U-Bahn (subway), and S-Bahn (urban rail) are all within walking distance. From the airport, the fastest way to reach Marienplatz is via the S-Bahn lines S1 or S8 in approx. 30-40 minutes.

Smoking is not permitted. Parties are not allowed. Of course, you are welcome to invite friends or family for a gathering of up to max 9 people (sufficient dishes are available, however, the dining table only seats 6). Please be considerate of your neighbors, especially in the stairwell.

Pets are not allowed in the vacation rental to protect guests with pet hair allergies.

This spacious accommodation is registered as a commercial property and rented out as a vacation rental. It is used by the owners during periods when it is not rented.

Two wardrobes/cabinets are not available for guest use and are marked as 'private'. All other storage facilities and wardrobes/cabinets are available for guests.

The rental is handled in the name and on behalf of the owner by the experienced vacation rental agency Schulte-Tigges GbR. Guests benefit from professional service combined with a private ambiance.

The rental complies with the legal regulations set forth by the City of Munich for vacation rentals. The rental price includes 7% VAT (Value Added Tax). An invoice can be issued upon request.
