[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No pets permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

I'm 6' 4" tall, and had trouble moving around the room, cause it's built for someone shorter. Wish you would have explained that it was built for a midget, I would have looked elsewhere. Instead I was miserable the entire time. didn't even have a simple chair to sit in. PUT IN YOUR BROCHURE IT IS FOR SMALL PEOPLE!

Fishing Getaway

My husband and I stayed here with our oldest kid back in October of 2022. We enjoyed it so much we came back this April for a short kid-free getaway. Place was exactly as last time! Ground level, easy entry, clean room, etc. We enjoyed our short trip! The fish biting was a bonus!

Nothing fancy, but perfect for me

This property is well taken care of. Small unit, but perfect for me and right by the beach. Pool is nearby. I will always stay at this property when in Atlantic Beach. Kitchen has plates and cookware/utensils.

Clean, comfortable & cozy

We stayed for one night after attending the NC Seafood Festival in nearby Moorhead City. It was perfect for the 2 of us-clean, cozy & a comfy sleep. Of course, a walk on the beach in the morning was icing on the cake! My only suggestion would be to list the “coffee maker” as a Keurig or single use. Because we knew that coffee would not be provided, we brought our own, but because it was a Keurig, we had to run out to buy k cups.

Wonderful Stay

Location was wonderful - the beach was only a short walk across the dunes, unit was super clean and had everything we needed for a few days at the beach. We were able to cook our own meals in the kitchen area which had cookware, cutlery and place settings for 4 and all appliances (fridge, range, Keurig & microwave) were in working condition. (Grocery store is just minutes away.) Also, beds were very comfortable and night hours were extremely quiet so we were rested for the next day of activities. There were even 2 beach chairs in the closet! We'll definitely try to come back for another stay in the future.
