[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞The unit is oriented toward the west, facing the neighboring complex, with the shoreline positioned to the south- offering a coastal glimpse of the Ocean from the window.
☞Step outside to enjoy outdoor seating just outside your door, perfect for soaking up the sun and feeling the fresh ocean breeze.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Perfect quiet place for couples

I absolutely loved our visit here!! We stayed 7 days! It's small, but all anyone needs, because I don't go on vacation to stay in the vacation rental 😉 all day. It was right on the beach and Dollar General conveniently located across the road is nice. The room was clean and had everything we needed!! (If I could suggest one thing...a full length mirror, maybe on the back of the little can.closet door) suggest something though, please a

Easy Breezy!

This was our first time at Atlantic Beach. We went in August and it was not busy at all. It felt like we pretty much had the beach to ourselves. There was a Dollar General across the street so it was easy to grab food to cook for ourselves or to pack for the beach. The beach was just steps away. The room fit our family of four (two adults, two kids) comfortably. We appreciated the humidifier, fans, and working AC unit. We would easily come back. The only drawback for us is that we would have loved to stay around the corner of the building so we could have a view of the ocean, instead we got the parking lot view (but not a deal breaker). Thank you for a lovely vacation!

Perfect place!

This was the perfect room for a short weekend getaway! Everything was clean and as described. The dehumidifier was nice to have. The owners responded quickly to a question that I asked. Hope to come back in the future!

Peaceful getaway

My experience was very good and I would definitely recommend. With that being said a couple of things just for owners to consider to make it even better. The dinette table in the living room serves no purpose due to all the cable equipment sitting on it and all the wires and everything exposed took away from the beauty of the room. Also in the bedroom area even though it’s a tight space maybe have sone kind of tray or side table that can pull down from the wall. Nowhere to sit anything. Also make sure to dump dehumidifier before you go to bed or you will be woken up to an alarm. Having said that it would not keep me from renting this unit again. It is a very nice place and pretty quiet.
