Located in Mohave Valley, Arizona and directly across river from Needles Marina which has launch facilities, this property contains a deep water private dock to leave your boat in water all weekend. Grounds have ample parking for boats trailers, and personal water craft.

You must see to believe! Our homes feature central air and heat, and are fully-furnished including all appliances, washer and dryer, TVs, WiFi and outdoor BBQ. Home also has incredible view of river and mountains

Take advantage of the many activities nearby, such as, gambling, golf, fishing, hunting, wildlife viewing, shopping, boating, water-skiing, jet skiing, or just relax and rest. You will have a memorable vacation in our river front home!
This home is equipped with a noise/decibel sensor located outside the building to monitor sustained noise levels leaving the home. Should an alert be sent due to continuous loud noise and/or neighbor complaints, renters will be subject to a fee/fines, loss of deposit, and/or eviction without refund. If police are summoned to home to any reason, renter will be subject to a fee/fines, loss of deposit, and/or eviction without refund.
***Important***……Fireworks, any type of fire and/or fire pits, are strictly prohibited on the property serving as grounds for immediate eviction and/or forfeiture of security deposit. Sunset Beach prohibits dogs on beach. This home is a "No-Pet" home. Guests who bring pets without written consent from owner will be subject to a fee/fines, loss of deposit, and/or eviction without refund.
Checkout time is no later than 10am on day you are scheduled to depart. Staff must be able to enter home at 10am. If you do not vacate premises on time, you may be charged for one (1) additional night‘s stay. Prior to checkout, please leave home in condition which it was found, including removing ALL food items from refrigerator and pantry, cleaning and putting away any used cookware plates, cups, utilizes, etc. Beds may be left unmade, with sheets and pillowcases left on bed. Should home not be left in the condition in which it was found, aside from bedding and towels, additional charges may apply or be deducted from security deposits. Before leaving, set thermostat(s) OFF and make sure all doors and windows are locked and shut. We will not be liable or responsible for personal items left behind, lost or stolen. If contract terms and provisions are met, your deposit will be returned to you within thirty (14) days of your departure through the booking platform.
House parties, large gatherings exceeding occupancy limits of 10 and/or any type of entertainment are STRICTLY PROHIBITED and grounds for immediate eviction, with loss of rent and/or forfeiture of security deposit. Home has a permitted occupancy limit of 10 persons. Renters can be subject to additional fee of $200.00 per person per day/night for renters who exceed maximum occupancy of 10 guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to additional fees/fines listed above, loss of deposit and/or eviction without refund.

To be honest

This was a great location for me and my family, however, the house was ok. A couple drawers in the kitchen were broken, the toilets didn't flush well, we found pills behind the nightstand in the master bedroom along with other areas of the house that were not cleaned well, light bulbs were missing in some of the lamps and light fixtures. In my honest opinion, some updates need to be made and then the place will be much better. Johnny was responsive and the check in process was easy and well instructed.

Awesome River Stay

We love this place! Our family has stayed at this property multiple times over the past few years and we always have a great experience. It’s located on the river with an amazing view and private dock and nice shaded deck. There’s plenty of parking and room to leave your vehicles and trailer without any worries. The inside is always well kept, clean and in good working condition. Can’t wait until our next trip!!

Weekend Getaway

Property was very clean, only complaints is there wasnt enough extra blankets and there was only 2 pans to cook with. Perfect spot on the river, yard was very nice. Loved the river view and dock access.

Cute but dated trailer

We have stayed here multiple times in 2020. Unfortunately this trip the property inside was a little more dated than the last. The interior has not been updated, but that's generally to be expected when renting a manufactured home on the river. I could care a less about the looks of the property as long as things are functioning and are properly working. The AC struggles in the bedrooms. The main living quarters have had an update to the HVAC system that the homeowner monitors and cannot be altered. No Big deal, it just gets very hot in all 3 bedrooms, thank goodness they have fans. We just slept on top of the beds with no sheets and some of us utilized the living room sofa instead. The microwave handle was duct tapped back together & the kitchen drawers are all broken and falling apart. Once again, I do not care as they were still usable. My concern was when the owner tried to blame us for those damages. The screen on slider struggles...understood, its clearly dated much like the property. Its very easy to identify a dated screen verses a new screen. The owner also tried to blame us for that. The owner does have cameras all over. We saw this years ago as well. I can't blame them, as I would too if it was my vacation property. My concern is the way the on on the porch faces. It faces into the house. That is very creepy, and does not make one feel comfortable. But, once again we do not have anything to hide as we spend most of our time outside utilizing the river. The owners also own the beautiful two story house directly next door, so they are able to closely monitor this property. Perhaps the next renters can check to see if my story "checks out" as it seems our family was put under a microscope this trip. I have spent thousands of dollars on rentals over the past 15 plus years and have never had accusations for lack of care by an owner like I did with this property. Heaven for bid you have guests over on your vacation, or dinner plans with others not staying on the property, they will message you about it. If you want to enjoy your vacation....then perhaps choose another location. Or just simply take a video of the property when you arrive and when you leave. The location is top notch! I love Needles. As a River Rat for more than 40 years I can tell you that this is a great location. Just take note to some of my comments above.

Great Spot

The home was clean and easy to get to. It was directly across from Needles Marina where we were able to launch. We had no issues with our 22’ boat on the dock. The patio overlooking the river was heavenly in the morning. We loved our stay at this property and will definitely consider it again in the future.

Father’s Day Weekend

The home was very clean, spacious, and the a/c was nice and cold! The view is gorgeous. We were able to park our boat at the dock which was a big plus. The house is very outdated but it’s clean. We had a really good time.
