This cozy studio is located directly on the ocean, offering spectacular sunrise views and a fully stocked kitchen. With easy beach access via a dune crossover bridge just steps from your door, Breaking Dawn is the perfect escape for anyone looking to unwind by the sea.

Guest Access:

As a guest at Breaking Dawn at Tuscany Sun, you'll have private access to your studio, with full use of everything inside, including the fully stocked kitchen and all amenities. The property consists of five total units, each with its own private entrance, ensuring you have a peaceful and private retreat during your stay.



While each unit has its own designated space, you’ll also have access to the common areas, including the parking lot and the back patio overlooking the ocean. We're in the process of enhancing these outdoor spaces to offer even more comfort and relaxation for all guests.



Additionally, you can easily step outside to the beach via a convenient dune crossover bridge, just steps from your door. Beach chairs, an umbrella, and towels are provided for a relaxing day by the ocean.

The area is a sea turtle nesting hotspot (May–October), so keep an eye out for these amazing creatures during nesting season.



Great surfing, paddleboarding, and fishing—whether you're a seasoned pro or a beginner, the waves and local piers offer something for everyone.



Sebastian Inlet State Park (15 min south) is a must-visit for world-class fishing, kayaking, and wildlife spotting.



Enjoy a scenic bike ride along A1A, exploring the coastline and nearby nature preserves.

Getting Around:

Your getaway is perfectly situated along scenic Highway A1A, making it easy to explore everything Melbourne Beach has to offer. Here are some convenient options for getting around:



Car: A car is the most convenient way to explore the area. Enjoy quick access to nearby attractions, restaurants, and grocery stores, all within a short drive.



Biking: Melbourne Beach is bike-friendly, with a variety of scenic bike paths along A1A and local neighborhoods. Consider bringing your bike or renting one nearby.



Walking: The beach and nearby spots are accessible by foot, making leisurely strolls a pleasant option.

Ride Services: Uber and Lyft are available if you'd prefer not to drive.



For longer adventures, the property is just a short drive to historic Downtown Melbourne, Sebastian Inlet State Park, and other Space Coast highlights.



Other Things to Note:

Turtle Season

From May through October, this area is home to nesting sea turtles. Please be mindful of the beach rules during turtle season, such as keeping lights off at night and avoiding disturbing marked nests. It’s an incredible time to witness nature, but it’s essential to protect these creatures.



Salt Air Caution

Please avoid leaving doors open for extended periods. The salt air can cause damage to the furniture and electronics inside the studio, so we kindly ask you to close doors when not in use.



Registered Guests Only

Please do not invite other guests over to spend the day or night without prior permission. Permission will be granted on how occupied the property is at the time. If allowed, max occupancy is 3.



Beach Access

To access the beach, you'll need to cross a dune via a crossover bridge. It's an easy, scenic walk to reach the water.



Shared Building

While the studio is private, it is located in a building with four other units. Please be mindful of other guests, and observe quiet hours from 10 p.m. to 7 a.m. to ensure everyone has a peaceful stay.



Pet Policy

Pet friendly with $150 pet fee - Max 2 small dogs (less than 30lbs). Please pick up after your pets and avoid lounging on the patio to avoid issues with other guests. You are welcome to take them to the beach for a stroll or hang out session there. Thank you for your understanding.



Sand Housekeeping

Although it's not ideal to clean on vacation, we are direct beachfront and the sand can be a bit much. To preserve our floors, please use the provided broom or vacuum occasionally to keep the sand to a minimal. Thank you!



Smoke/Vape Notes

Smoking/Vaping is not allowed on the patio or in front of the building. You are welcome to take a stroll the beach to enjoy this activity. Please dispose of your butts in the outside trash can and not in our plumbing.



Sensitive Plumbing

We are on a septic system. Do not put anything other than toilet paper down the toilet. We also ask that you empty your food in the trash and not into the sink drain.



Patio Amenities

Sun Loungers -You are welcome to the loungers on the patio. First come first serve, we have 4. If you move the loungers, please put them back so other guests know you are finished with them.



Picnic Benches - We have two picnic benches that are shared amongst the units. You are welcome to relocate them while in use, but please return them back to their spot once you have finished.



Adirondack Chairs - Each unit has 2 personal Adirondack chairs for relaxing on your own. If you move the chairs, please move them back to their spot by your sliding glass door.



Outdoor shower - There are two outdoor shower and feet washing stations at the ends of the staircase you are welcome to use.
