The Space:
FRONT EXTERIOR:
- Unit is located on the second floor.

LIVING ROOM:
- Homey area with comfortable seating, and a large Smart TV (There is no TV cable, only streaming apps).

DINING AREA:
- There is island seating to seat 4.

KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure. *Drip coffee maker

WASHER/DRYER
- Located in the hallway utility closet.

BATHROOMS:
- 1 full bathroom in the hallway.

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire home.
- Please be respectful to the neighbors and the surrounding homes.

KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.

PARKING:
- You are given one free designated parking spot on the street.
- We are not responsible for parking tickets due to negligence.

MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature is needed so you assure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
- Quite literally steps to the beach! In a quieter part of the city, please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.

SECURITY:
- The home is protected by exterior ring camera security.
- There is a Ring Camera in the front exterior.

The Neighborhood:
Manasquan Beach is one of the top rated private beaches on the coastline. Access this beach oasis via a 10 second walk to the beach via our private walkway. This quiet neighborhood combines shore vacation homes, friendly locals and vacationers looking for a peaceful & family oriented getaway. For food and fun when you're done with a long day in the sun, head on over to Gee Gee's for classic American cuisine, Leggets Sand Bar for some live music, or First Ave Pizza for a quick slice - all within waling distance!

Other Things to Note:
Our unit is on the top level. To enter, you simply walk to the front door to on right of the building. Punch in the code and walk up the stairs to unit 2.

IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!

All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra.
Here is the list of what is provided per stay:

Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 4 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

SMOKING POLICY:
Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!

The property boasts an excellent location, with a stunning view from the main bedroom. However, it's important to note that the vacant lot in front has recently been sold, and there are plans in the works for a new house to be built soon (Neighbor told me).While the apartment seems to have undergone renovations after significant damage, the fixes appeared somewhat rushed. The listing photos appeared edited, and upon arrival, I noticed that the sheets in the main bedroom were worn and pilled. Additionally, the lampshade showed signs of mold beneath a coat of white paint, which only became visible when the light was switched on. This raised concerns about potential hidden moisture issues that might not be immediately apparent. Communication with hosts was quick and friendly.

Great Stay

We had a great stay at the Manasquan rental. The apartment was clean and as advertised. It was great to be able to walk out to the beach and was a short car ride to point pleasant boardwalk. It was a perfect place to stay for my kids who are 4 and 6 and my wife.

Great beach location

You can see the ocean from the bedroom, direct access to the beach/boardwalk. Close the restaurants and in the inlet. Perfect place if you want to be at the beach all day, come home to use the bathroom/shower/change, and head out to the night life.

Lovely little place and perfect location

I would definitely recommend staying here. It's a lovely place and you can see the ocean from the master bedroom. Very easy to get to the beach, which is quiet, family oriented and very clean. Very modern and nicely redone. And the hosts are terrific--very communicative, which takes the stress out of everything.
