A 1905 corner apartment on Madrid's coolest street. Fully restored in 2026.
The building has been here since 1905. The restoration was completed in 2026. What happened in between is a city's worth of history, and the apartment carries it — in the original pino melis floors, the two fireplaces, the 3.5-metre ceilings, the six balconies across two façades that face the world from a corner position most architects would kill for.
The restoration didn't try to erase any of that. It tried to deserve it.
Every material was chosen to match the spirit of the original: marble, solid wood, bespoke joinery throughout. The acoustic windows are the one concession to modernity that the building didn't have in 1905 but genuinely needed — high-spec glazing that lets you sleep through the most alive street in Madrid without missing a thing when you open them in the morning.
The interior is a curation that took years. Some pieces have been part of the owner's life for a decade. Others were sourced specifically for this space. The paintings and photographs are all original works. The books were chosen one by one. The brief was to create something serene without feeling empty, personal without feeling like someone else's home. The beds and sofa are new — comfort is non-negotiable — but everything else has a history.
The Bedrooms
The main bedroom is the darker, more elegant of the two: wide and calm, with a walk-in wardrobe and an en-suite bathroom. One balcony to the street. The sort of room you find yourself going to bed earlier than usual.
The second bedroom is a completely different experience. Two corner balconies flood it with light from two directions all morning, and a fireplace anchors the room in a way that makes you want to stay in it. A large wardrobe. Waking up here — light coming in from the corner, the sounds of Echegaray below — is a genuine privilege. The word gets overused. Here it applies.
Both bedrooms are made up with organic cotton linen, properly laundered between every stay.
The apartment accommodates up to four guests comfortably.
The Bathrooms
The en-suite is the larger of the two. Two windows, rain shower, green marble countertop and warm wooden vanity unit. The aesthetic is consistent with the rest of the apartment — considered, vintage in feeling, nothing accidental. The kind of bathroom you don't rush through.
The second bathroom is the apartment's most unexpected room. Floor-to-ceiling burgundy tiles, rain shower, and an atmosphere that takes you somewhere else the moment you step in. More contemporary, more unexpected — and genuinely one of the most characterful rooms in the apartment.
Both bathrooms are fully equipped. Towels are Zara Home — 500gsm white cotton. Each bathroom has a full set: bath towel, hand towel and bath mat.
The Kitchen & Living
The kitchen is fully equipped: induction hob, full fridge, microwave, dishwasher, washing machine and dryer. Coffee capsules, tea and sugar are there — help yourselves.
The apartment has full central air conditioning throughout — cooling in summer, heating in winter. For the colder months there is also central gas heating, private to the apartment. Additional fans in every room, controlled by remote — there are four remotes but they all work everything, so use whichever is closest. All lighting is warm-toned. 5G WiFi throughout. You won't find yourself searching for anything.
The Neighbourhood
Calle Echegaray sits in the Barrio de las Letras — the Literary Quarter — named after the writers who lived here during Spain's Golden Age. Cervantes, Lope de Vega, Quevedo. Their names are still embedded in the pavement in golden letters. You walk on them every day.
Time Out voted it the coolest street in Madrid. In 300 metres: Cardamomo flamenco tablao at your door, Salmón Gurú — one of Spain's finest cocktail bars — steps away, a liquor shop at number 19 unchanged since 1902, and the Teatro Español, which the apartment borders on all sides.
Plaza de Santa Ana is 30 seconds away. The Thyssen is a 5-minute walk. The Prado is 10. The Reina Sofía is 12. Retiro Park is 15 minutes on foot. Sol metro station is 4 minutes. Banco de España is 7.
From the airport: Line 8 to Nuevos Ministerios, then Line 1 to Sol. Around 40 minutes total. A taxi is €30-35 fixed rate.
Calm by day. Completely alive by night. The acoustic windows let you decide how much of that energy comes in.
About Your Host
I was born in Madrid, and so were my parents. It's a big city that somehow manages to feel warm and walkable — everything you need is within reach, and people here still talk to each other.
I spent seven years living on this street, in several different apartments, until I found this one. Las Letras has always been my reference point in Madrid — the neighbourhood I kept coming back to. There's a quality of light here in the mornings that I've never been able to fully explain. It comes through the corner windows and does something to the room that you have to experience to understand.
I lived here for three years before deciding to restore it properly and during those years I hosted guests here — watching someone arrive tired from a journey and leave feeling like they'd actually been somewhere stayed with me. That's why the apartment exists in the form it does.
Some pieces in this apartment I've had for ten years. Others were found specifically for this space — the paintings and photographs are all original works, each with a story behind it. The brief I gave myself was simple: create a space that feels serene but intentional. Something you want to look at without it overwhelming you. Something that says something about this neighbourhood, this city — but quietly, with purpose.
I live nearby and I'm genuinely available. I'll be there in person to welcome you — or if I can't make it, someone I trust completely will be. Either way, you won't arrive to an empty apartment with a key code and a PDF. There's always fresh coffee and water waiting when you arrive.
Arrival & Practical Info
Check-in from 3:00 PM. Check-out by 11:00 AM. Flexibility on both when possible — just ask.
The apartment is on the third floor. No lift, but the staircase is wide and original to the building. Shared building entrance. No private parking — the nearest car park is Plaza de Santa Ana, 30 seconds from the door.
Cleaning is always included. For stays of five nights or more, a mid-stay clean is included as well.
House Rules
No parties or events. No smoking inside — the balconies are yours. No pets as a general rule; if you're travelling with a service animal please message before booking. Please leave the apartment tidy, take rubbish to the bins in the basement, and leave the fridge empty on check-out.
The space has been put together with a lot of care. Not precious care — you're here to live in it, not look at it — but the kind of care that means you'll notice if something gets damaged. Please treat it as you'd want someone to treat your home.
