Summary:
Stunning Maho Beach 1 bedroom condo located within Royal Islander's La Terrasse building that sleeps 4. Enjoy stunning views of the ocean, airport, and garden from the spacious balcony as well as strolls to the local shops and Casino Royale for entertainment.

The Space:
This stylish fully furnished 1 bedroom apartment with ocean views is in great condition and offers tile throughout and a large balcony including lounge chairs and dining area with table and four chairs.

"Paradise Perch 3382" is a third level (fully air- conditioned) 1 bedroom apartment with Kitchen, Dining area, Living Room with two club chairs, King pull out bed couch and a 55" Flat Screen TV, 1 Full Bath and bedroom with a King Bed and 40" TV. It is equipped with FREE WIFI including the Highest Speed Internet offered and Cable TV with over 35+ channels. Some nights may be noisy as the apartment is close to the main street side of the building.

For families / friends that wish to group together,
"Grand Getaway 1172" is a pool level studio apartment that sleeps 2 and can be connected by a locked door between 1172 and 1173.​
"Sublime Stay 1173" is a pool level 1 bedroom apartment that sleeps 4 and can be connected by a lock door between 1172 and 1173.
"Optimum Oasis 1182" is a pool level studio apartment that sleeps 2.​
"Paradise Perch 3382" is a third level 1 bedroom apartment that sleeps 4.​

Guest Access:
You have access to the entire apartment and large private pool at La Terrasse and the front desk reception provides free towel service (with deposit).

Steps away from the famous plane landings over Maho Beach, duty-free boutiques, a host of award-winning restaurants, bars, cafés and lounges to suit every palate and mood, while show-stopping scenes create memorable Maho moments.

Underground parking is located at the building for $8/day. The front reception desk will issue you a key card.

Other Things to Note:
The apartment is privately owned and located in the Royal Islander Complex building La Terrasse. It is a plane spotting paradise between 7am-7pm. The average temp in the winter months is 28C (82F) during the day and 25C (75F) at night.

Cancellation Policy: Bookings canceled at least 30 days before check-in will receive 95% refund (5% credit card processing fee applies). Bookings canceled at least 14 days before check-in will receive a 50% refund. No refunds will be issued within 14 days of the check-in date.

Interaction with Guests:
Check-in is at the front desk on the main floor of our resort at La Terrasse unless otherwise directed to check in across the street at La Plage resort on the main floor.

A terrific place!

The condo had all we needed. The view from the extra large balcony is better than the pics show. So fun watching the planes just “clear” the fence and the observation platform at the pool gives a great view of the entire runway. Yeah there is noise from the planes but brief and inside you can’t hear them at all. Trash receptacle and ice machine are just a short walk down the hall. Maho Beach is nice but highly recommend a day at Loterie Farm, a beach day at Mary Boons Hotel and Beach Bar, Orient Beach ( we loved Aloha Restaurant great food and free beach chairs and umbrella), BBQ or burgers at Mullet Bay Beach, and stop and eat at a local LOLO on the waterfront in Grand Case. Maho Village has easy walk to great restaurants ( the French one, Italian one and Steakhouse we loved). Grocery on first floor had all you could want, casino right next door- we highly recommend this place for couples- host is very responsive and we had zero issues with the condo. 5 STAR worthy you won’t be disappointed!

Disappointed in Maho Beach

We did not stay in the unit despite having paid full price for the week. The property description in the VRBO listing was true but it left out information that would have been helpful in choosing this particular unit. It is well located with a great view of the airport runway and a portion of the water. The only question mark for me with respect to the property description was the suggestion that there were two restaurants in the building. I couldn't find them! The entire unit was in need of an investment in furniture, appliances, bedding and a fresh coat of paint as well as some minor changes to things like cupboard pulls and a deep clean. The building hallways are dark and dingy. Better lighting and cleaning would go a long way to make that aspect of the building better.

Great rental!! Lots of restaurants, casino, Maho beach, store and shopping all right here. Plane arrival and departure views are spectacular. Lots to do and lots to see. Would happily rent again. Thank you!!

Super convenient and comfortable

This property is exactly as described. It is a condo that is part of a three property resort literally adjacent to the airport. The Condo was clean and very comfortable. The ac worked great. It is within walking distance of a grocery, bars and some great restaurants. We didn't have a car and everything was convenient. The view off the terrace is spectacular. The kitchen facilities and appliances are very dated. They worked though. The stove top was pretty slow to heat. The pool area is lovely. It is only heated by the sun though. We were glad we took our shorty wetsuits as we are both swimmers and the water was chilly in December. Seeing planes land and take off is a big tourist attraction. The downside of being so close though is noise and jet fumes which got a little old. I think it is worse depending on which way the wind blows. It's quiet inside though. One other great feature was that you could use the fitness center at the Sonesta. Wifi Is available for a fee but worked fine. The owner was great to work with and everything was smooth for arrival and departure. Having weekly cleaning was super.

We were very comfortable at Len's condo. Parking was secure, great view, nice area to walk, plenty of restaurants, easy to make calls via wifi.... Hope to stay here next year.

Fantastic Stay

We had a fabulous time in our unit. It was exactly as described and the owner was extremely communicative and helpful. The view from the balcony was postcard worthy. The proximity to a grocery, night life, the casino, and a wide variety of dining was excellent. It was a four minute walk to the beach and there was secure parking on site for five dollars a day. The internet connection was wonderful and worked throughout the resort. There is laundry on site and elevators throughout the building if you don’t feel like walking stairs. Overall the resort was clean, secure, affordable, convenient, and very friendly. Five stars, would recommend.

St Maarten and Covid 19 :(

We arrived just 2 days before everything changed overnight due to the Corona virus. Our 31st wedding anniversary trip was nothing like we had planned. We were happy with our accommodations, the pool, the grocery store in the bottom of the condo unit and watching the airplanes land and take off over Mayo beach...BUT that all came to a screaching stop as everything shut down. The Prime Minister announced the airport would be closing to ALL flights from/to the USA. We were forced to leave 2 days earlier than scheduled and spent the whole day at the airport trying to get on ANY flight off the island. It was a nightmare!! Sadly we have not been able to recoup any overpayment thru VRBO, from Len or through the trip interruption insurance on our credit card. A pandemic is not covered and we understand everyone's position but it is hard that we took the loss. $$$ We truly hope someday to return to St Maarten and have a "Do over" minus Civic 19. We definitely will look into staying at Lens property again and highly recommend it.

Perfect stay in a perfect location

Condo was immaculate and so pretty, tastefully decorated. Len the owner was a joy to do business with. View was amazing, We enjoyed watching the planes land from the balcony. The pool was beautiful as well. Easy to get around the island from the condo. Local buses stopped right at Royal Islander. Grocery store right next to the resort where you can get everything you need.
