𝗦𝗠𝗢𝗞𝗜𝗡𝗚: Smoking is prohibited inside and within 15 feet of any exterior door. Non-compliance incurs a fine.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

In town for a wedding! This place was perfect for us.

I will first start with the good things and then end with the unfortunate RAT problem.Good things:Property was very clean upon arrivalComfortable bedsClean/Safe NeighborhoodCustomer service had good communicationHowever, there was one HUGE bad thing:There was a RAT!!!! We came back to the property on our second night, I turned the light on in our bedroom, and that is where I seen it! A giant rat on top of my luggage! I then noticed rat poop everywhere including the end table that is like 5 inches away from where my head laid at night. It was pretty disgusting and very off-putting. My husband chased it and it managed to trap itself in the bedroom closet. I notified the management company immediately, however they couldn't send anyone since it was already 9:30pm at night. Understandable. So we got to hear this rat chomping away at the wall in the closet ALL night, got to hear him jumping around, we had a terrible night sleep to say the least. Fast forward, the host (company management) NEVER sent anyone to clean or disinfect anything, rat poop was still there. The only thing they did was send in a maintenance person to put a rat trap in the kitchen. Which now was a problem since I have little children that kept wanting to play with this trap. I had to request a refund many times, and all they gave me was a 20% off refund. It really put a damper on our Universal Studios vacation. Also, the host lied many times about sending someone to clean. DO NOT STAY HERE!
