Early Check-in/Late Check out ⏰⏰⏰
~ ⏰Early Check-in: We have a $75 Early check-in fee. not earlier than 12pm, that will be charged given that it is available as confirmed by the host. Please inquire early check-in through the messages and not on the app as we won`t see them coming.
~ ⏰Late Check out: It is for free but no later than 12pm, so long as we get confirmation from the cleaners and we have no back to back bookings. Host must approve through messages.

Mid-stay Clean 🧹🧹🧹
- Only a starter kit is provided to the guests in terms of essentials. If you’ll need me more, it’ll have to be at your expense.
- We offer mid-stay clean for the same rate as your cleaning fee. This includes standard cleaning, changing of linens, disinfection and re-supplying the starter kit.

- If you ever left an item behind and have requested to have it shipped, we will have to charge a $50 convenience fee + whatever is the shipping cost.

- For any requests such as an air mattress or Pack `n Play, please inform us at least 48 hours prior to your check-in. This will allow us to adequately prepare for your arrival. - Street Parking: If you decide to park on the street. Please READ the street signs to know when street cleaning days and regulations are because hosts are NOT responsible for guests’ parking tickets.

Maintenance 🧰🧰🧰
- Please note that we strive to maintain our home in excellent condition for every guest. Before making a reservation, we would like to inform you that our maintenance team conducts regular visits to perform tasks such as “servicing the pool”, `taking out the trash`, `watering the grass` etc. Basically anything to maintain the house in a good condition.

Mailboxes 📫📫📫
- Per regulations, guests are not allowed to use the mailboxes on site. You may have Amazon packages delivered to the door and also use nearby post office boxes for mail. We would not be liable for any lost packages.

~ 💳 Security Deposit: A $500 refundable hold will be placed before check-in and released after checkout if no damages or violations occur
~ ❌ Cancellations: A 4% credit card processing fee is non-refundable regardless of policy

⚠️Important Booking Requirement:
The cardholder must be the person who makes the booking. If the booking is made by someone other than the cardholder, we reserve the right to cancel the reservation. Please note that the 4% processing fee is non-refundable.

⚠️ Please note that in the City of Monterey Park, neighboring properties are permitted to carry out construction during the hours allowed by the city without providing advance notice to surrounding residents. Unfortunately, this is beyond our control, and neighbors are not required to notify us before beginning construction.
# General House Rule:

~ Quiet Hours 9:00 PM - 8:30 AM
~ Check in is NO earlier than 4:00 PM and check out is NO later than 11:00 AM.
~ Check in and check out time may change depending on the host`s verbal or written approval.
~ No Smoking anywhere in the premises.
~ No Parties/Events
~ Do not unplug our smart devices such as; cameras, noise devices, wifi devices etc.
~ Do not move our furniture. If you have to, please put it back the way you found it.
~ Do not litter around the neighborhood.
~ Third party booking must be disclosed explicitly.

# Booking Requirements:
~ We call all of our guests as part of our verification process given that we had multiple issues in the past relating to guests that aren`t who they say they are.
~ All guests/visitors disclosed in this booking must sign a pool waiver. This waiver is for safety purposes which states that we shall not be liable for any incident that may happen while using the hot tub. Simply means use it at your own risk.
~ No calls, no complete waivers means no check-in.

# Fines:
~ Undisclosed Pet $300 per pet.
~ Quiet Hours Violation (9pm-8:30am) -$500
~ Smoking Violation - $1000
~ Tampering of Smoke Detector: $500
~ Unreturned furniture from its original position - $100-$1000
~ Undisclosed number of guest who will enter the home without authorization from the host - $150 per person per night
~ Covering our EXTERIOR cameras - $1000
~ Unauthorized late check out - $250/hour
~ Extra cleaning for big mess - $350
~ Unplugging devices like mesh/noise aware/surveillance EXTERIOR camera - $200

~ Any house rule violations will be subject to cancellation with a refund based on our cancellation policy. We will be reasonable as much as possible to make this an overall great stay between the both of us.

~ We would like to inform you that we offer all the amenities listed in our advertisement, however, it`s important to note that unforeseen circumstances can sometimes lead to functionality issues with our amenities. These issues may be caused by natural disasters, previous guests, or normal wear and tear. We want to assure you that we conduct regular maintenance checks to ensure the proper functioning of all our appliances and amenities.

~ If, by any chance, you encounter any problems with our appliances or amenities during your stay, we kindly request that you give us the opportunity to address and rectify the issue before considering any cancellations. We ask you to consider this before booking our home.

# Guest Responsibilities:
~ Lost and found item - $50 convenience fee + shipping
~ Broken/Stolen Items - guests will be responsible for the repair cost/shipping/ etc.
~ If the guest throws a party at the house and gets the house reported to the police or local authorities, we’ll be forced to cancel your booking and we’ll have to ask you to leave our premises without any refund.
~ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
~ Only registered guests in your booking shall be permitted in the residence at any time. We do not permit additional visitors in the daytime or nighttime. Other side there will be an additional charge.
~ If you plan to have visitors, they NEED to be included in the number of guests you indicated at the time you make your booking. - provide their names and age.
~ The earliest access to the house is 4 pm. Unless agreed otherwise with the hosts.

# HVAC rules:
~ We ask that you can help us conserve energy by leaving the AC at 76 degrees whenever you leave the house or before your checkout. Please do not put the AC temp below 69 degrees as it may freeze up the pipes. This will cause the AC not to function well and may cause a leak in the drain pipes.

~ In any case, if the AC does not cool, we will not be held accountable for sending HVAC to fix the issue, the same goes for issuing you a refund if in any case, you wish to cancel and leave the house.

# Early check-in
~ We are more likely to know if early check-in is available at least a day before you arrive.
~ Early check-in before 12 noon shall require you to book the previous night at a discounted price.
~ Early check-in within 12 noon to 2pm will be at $100
~ Early check-in 2pm onward before 4 pm will be at $60
