Sleeping 12 comfortably Brackenside is the perfect holiday getaway for all of the family. With a large garden and good size kitchen, dining and entertaining in this holiday home is dream. The heart of the home is a open plan space including full size pool table with scoring chart on the wall to keep tally of those wins! Beside the pool table you can open up the bifold doors and let the outside in with good size patio area and garden beyond. The kitchen includes a full size dining table to dine 12 comfortably along with a lounge space and breakfast bar for drinks. This modern kitchen is fully equipped with everything you will need to cook up a feast if not out at one of the many local eateries! Only minutes away from East Preston here you will find plenty of local restaurants, pubs, cafe's and takeaway. Angmering train station is 1.5 miles away on foot and has direct routes to London, Brighton and Chichester. Brackenside is also perfectly situated to Angmering Park Estate and Selden Barns - a popular local wedding venue; within easy walking distance Brackenside is a great house for wedding guests to book up and share.

The garden is perfect for ball games or to simply take a walk and enjoy the scenery. Tucked away is a lovely pond. Why not take a glass of bubbly and sit here while watching the wildlife. Please note the pond is open and does not have a fence surrounding it for those with younger children.

Brackenside boasts two excellent sized living rooms. There is the 'purple' room leading through double doors to the dining area with log burner for those chilly nights and further away from the main living space is a second living room; the perfect spot to unwind and chill out with patio doors opening up to the garden. Here is a second large widescreen television to settle with movie while the rest of the family battle it out at pool!

Brackenside has 6 bedrooms in total. There is one ground floor double bedroom (which can also be split into a twin upon request, this request needs to be made at the time of the booking) this room has an en suite with shower cubicle and further four double double bedrooms on the first floor. The master bedroom on the first floor is very special with high beamed ceiling and bifold doors opening up to a balcony with table and chairs. It's the ideal private space to unwind and take some time for yourself after a busy day of entertaining. The master bedroom also has it's own en suite with shower and bath. The first floor has a family bathroom with shower cubicle and bath. There is a further groundfloor WC also. Travel cot and high chair are available on site also.

This is definite a party house, with two living rooms and a kitchen/tv room/snooker room. Kitchen was well equiped and the setting with horses and barn was charming. This is a new build as is the town. Within walking distance is the Fox Tavern which was quite wonderful.Bedrooms were quite comfortable and everyting was clean. One con was the showers were very slippery with no handrails. But plenty of hot water and good water pressure.

Incredible, Extraordinary Experience

Staying at this Brakenside was a dream, from the moment we arrived to departure, everything ticked the box and beyond. The team behind this have thought carefully about the experience they want their gusts to have. We went in as a family to celebrate 60th birthday, everything about this place met our expectation. We are already planning a return to spend more days. Massive thank you to the team for allowing us to enjoy such a beautiful place… I have already started promoting it to others and definitely recommend to anyone looking or considering renting it. A beautiful house!

Arrived to a spotlessly clean house and a welcome pack of milk, spread and bread. We were blown away by the house, had everything we could possibly need. All the rooms are beautiful and there was a bit of a tussle over who would get the master bedroom, my brother and sister in law won! Family enjoyed playing snooker in the evenings, and having a choice of sitting rooms meant that we could use our PlayStation in one room, while others caught up on TV/films in the other. Very useful, as my mum isn't particularly in to Minecraft, and my nephew doesn't particularly like The One Show! Location is very good too, just a short car journey to Littlehampton, Worthing, Brighton etc. Would recommend a car to make the most of your holiday, but the location is obvious when you book. However, you can walk down to the village to the local shops, pubs etc. Main supermarkets are also not far away. For eating out we went to The Fox and World's End, and had lovely meals in both pubs so would definitely recommend. Communication with Henry Adams and the homeowner was also faultless All in all would fully recomend this property

Our Family Holiday at Brackenside

Brackenside was the ideal house for our large family of three generations. So much room for everybody inside and outside. The location was ideal (peaceful but so close to beaches, walks, pubs, local attractions,etc.etc We all agreed Brackenside was the best holiday home we had stayed in and can't wait to come back again. A lovely stay

We had a group of 11, staying for my Mum’s 60th birthday. The house was very luxurious and the outdoor space was great for dining outside, with plenty for the children to play with. The location was perfect for everything we wanted to do over the course of our stay. We were slightly disappointed that the jacuzzi function wasn’t working in the main bathroom during our stay. That was a minor inconvenience in an otherwise excellent stay. I would definitely recommend.

Luxury weekend break.

My wife and I were approaching our 50th wedding anniversary and wanted a break away with our immediate family. So 6 adults, two teenage granddaughters and a 9 year old granddaughter were lucky enough to find this lovely house on line, in a location that suited us and that was available when we needed it. For once the advert was not hyped or exaggerated. The house is large, the rooms were spacious, and furnished beautifully. We met the owners/hosts and found them to be very gracious, helpful and all you could hope for. Six bedrooms, three seating areas/lounge areas, a huge kitchen, utility area, two fantastic en-suite rooms, a family bathroom that looks like it comes out of a fashion magazine and indoor and outdoor games to keep everyone amused. TV's in every lounge area and bedroom. Outdoor seating on three different sides of the house so you could get sun or shade to suit. Two garden hammocks to try out. Horses were in adjacent paddocks to keep our 9 year old horse mad granddaughter enchanted. Oven, microwave, freezer, american style fridge with ice dispenser, drinks cooling cabinet, washing machine/tumble drier free wi-fi. Overall the best holiday accommodation we have ever stayed in. The pool/snooker table was frequently used by all. The table could benefit from clearer markings for snooker ball positioning and the cues and snooker rest could do with some attention but it still gave us a lot of fun. We would have no hesitation in recommending this wonderful house to anyone wanting to feel special. The owners have gone to immense trouble to make this an outstanding venue. For the nerds among you the water heating system, water pressure to showers and jacuzzi style baths is really something to behold.

Angmering heaven

Brackenside was an absolute treat. Extremely well equipped and spotlessly clean. The garden was heaven on earth for my grandchildren and with great beaches near by. It was the perfect family holiday location.

Very nice stay, but with faults

This house is stunning in both itself and the location, and all the rooms were clean and well presented when we arrived. However, when we started to use the kitchen we found that the cutlery, utensils and plates etc. were not clean and we had to wash everything before we could use it, The quality of the cutlery was appalling for the quality and cost of the properly. When we first used the dishwasher it would not clean anything, and on investigation we found the filter to be completely clogged up with old grease and bits of food, It looked like it had not been cleaned in weeks, the same for the filter in the tumble dryer. All in all this took the shine off the stay for the members of our party who had to deal with the problem. In hindsight we should have reported this to the owners on arrival, but with 10 people all wanting hot drinks and food on arrival, it never crossed out minds. We booked this house for a family 90th birthday party and it is the perfect property for a large family gathering, and there is more than enough space for everyone to do their own thing. We were blessed with perfect weather for all 5 nights of our stay and the outside seating areas really came into their own. We enjoyed watching the mole at work of many hours. Would I recommend this property - Yes I would, but suggest you check the cleanliness of the kitchen, and contact the owner if there is a problem.

A wonderful family holiday

This house was perfect for our family of 10 including 4 young teenagers. There is plenty of space inside and out. We enjoyed playing in the large garden. The facilities were excellent and I would certainly recommend Brackenside and hope to stay again.

Amazing holiday home!

I have stayed in many holiday homes over the years and I have to say this is probably the best property I’ve ever stayed in! The space is absolutely amazing for a large family group and it had everything there you could want. We loved the huge kitchen with pool table and the lovely big garden with plenty of seating and outdoor games! There are TV’s in almost every room and WiFi connection works well. The storage here is amazing too with so many cupboards! Great location for getting to the beach at Littlehampton or Worthing and Arundel not too far away. We would definitely recommend the Lamb inn at Angmering for a wonderful meal which is just two minutes from the property by car. The bedrooms were all so spacious, clean, modern and relaxing and the bathrooms modern, clean and faultless! I would highly recommend this property for anyone looking for a large holiday home. We would definitely love to come back again and stay one day soon! Thanks for the wonderful stay!

Family 75th Birthday celebration

Had a great week at the house, highly recommended. We celebrated my mums 75th Birthday at the house and all the family could stay in the very large bedrooms. The kitchen was the hub of the house, great nights around the large dinning room table sitting all of us around it.

Perfect getaway

Our experience could not have been bettered; the house is glorious, and had ample room for the 12 of us. The decor is very tasteful, and the furniture is extremely comfortable.
