Nestled on approximately 40 acres, this farmhouse offers amazing privacy and total relaxation! Outside you will find a pool (not heated- no hot tub, Chlorinated), sauna, rocking chairs to sway away in, and outdoor games such as cornhole (a Texas favorite) and Horseshoes! This house offers the perfect place to kick your feet up and relax! Soak up those bright starry nights, 'Deep in the Heart of Texas'!

Inside, you'll find a spacious 4 bedroom, 2 bath house with a large kitchen, dining area, and family room (Smart TV!) We've thought of everything to keep up with our company name, "A Stay Above The Rest"! The kitchen is fully equipped with a Keurig, coffee pot, KitchenAid stand mixer, blender, crockpot, bakeware, pots and pans, cookie sheets, gadgets, and more! Even a pitcher for those sweet tea drinkers! Each bedroom is equipped with an alarm clock/ sound machine (it can be sometimes too quiet around here) complete with USB ports for easy device charging. There is also a desk for those working remotely in the bunk/ game room.

The primary bedroom offers a king-sized bed, Smart TV, and an ensuite bath with a soaking tub, shower, toilet closet, and double vanity- plush white towels, soap, shampoo, conditioner, and a hair dryer all provided. The 'Longhorn' bedroom holds a queen-sized bed. The 'Oak Tree' room holds a full-sized bed. The bunk room holds a twin over queen bunk bed, Smart TV, and a desk for working remotely. There is then a shared bathroom with tub/shower combo. There is also a washer and dryer accessible to our guests and we provide things like dishwasher pods, Tide pods, a few rolls of toilet paper, paper towels, k-cups, soaps, coffee filters (you bring the grounds), and more!

You will enter through a private gate (gate code provided in access instructions), then drive a little distance to the home, which is not able to be seen from the road. There is plenty of parking between the garage, parking space/ pad, and under the covered portion of the metal barn/building.

- No parties allowed- WILL be shut down, forced to leave, and fined with no refund. Gatherings allowed WITH prior approval.
- No smoking inside
- Remove all trash and wash dishes/ start dishwasher prior to check out
- Adhere to all pool and sauna rules
- No glass in or around pool or surrounding areas (plasticware provided)
- You must clean any and all fireplaces, fire pits, grills, and the like after use. Failure to do so will result in an additional cleaning fee
- Adhere to local ordinances and burn bans

Sauna Usage Policies:
- Children ages five and under are not permitted in the sauna.
- Children between the ages of six and 16 must be accompanied by an adult in the sauna at all times.
- Allow yourself at least five minutes after exercising to cool down before entering the sauna.
- Pregnant women and persons suffering from heart disease, diabetes, high or low blood pressure, circulatory or respiratory problems, seizures or epilepsy should not enter the sauna without prior medical consultation.
- Do not use the sauna while under the influence of any type of alcohol, drugs, anticoagulants, antihistamines, vasoconstrictor, vasodilators, stimulants, hypnotics, narcotics or tranquilizers.
- Clean swim attire must be worn and participants are required to bring a towel to sit on when using the sauna.
- Remove all metal jewelry prior to entering the sauna.
- The surface of the rocks, heater, and surrounding area can be extremely hot. Exercise caution.
- Prolonged use of sauna not recommended due to fatiguing effects. Limit yourself to a maximum of 15 minutes.
- Do not smoke, exercise, eat or drink beverages in the sauna room.
- Leave the sauna immediately if you experience any nausea, dizziness, hot flashes, cold chills, headaches or other discomfort.
- Drink plenty of fluids before and after leaving the sauna.
- Use of chlorinated pool or spa water and oil on heating rocks is prohibited in a wet sauna.
- Do not use the sauna to dry clothes, swimsuits or towels or place materials near the heater or guard fence.
- Newspapers, magazines, or other reading materials are prohibited.
- After using the sauna, participants must shower prior to entering the pool or whirlpool as this will cause the chemicals to become unbalanced.
- If repair or assistance is needed, contact us IMMEDIATELY


Hot Tub Usage Policies
- Please keep noise levels to a minimum as we have neighbors surrounding.
- Please check the temperature of the water in the hot tub before use. Maximum safe water temperature should be established by a medical practitioner, not to exceed 104 degrees Fahrenheit.
- Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
- Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
- Persons with skin, ear, or other body infections should not enter the hot tub because of the possibility of spreading the infection.
- Alcoholic beverages or drugs should not be consumed while using the hot tub. BE AWARE that the use of alcoholic beverages or drugs before or during hot tub use may lead to unconsciousness with the possibility of drowning, heart attack, or injury due to passing out or falling.
- Absolutely no candles are allowed on or in the hot tub.
- Absolutely no shoes are to be worn in the hot tub.
- Water is an excellent conductor of electricity. Electrical shock or electrocution can occur in a hot tub if live electrical current (including current from a telephone) comes into contact with the water. Stay out during lightning or rain storms because of the possibility of electrocution.
- Surrounding areas may be slippery and dangerous when wet.
- Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub.
- Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately.
- Lessee agrees to leave the hot tub in the same condition it was received.
- Lessee agrees to fully reimburse and indemnify Lessor for damage caused to the hot tub during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children.
- Lessee understands there will be no reduction in rental fees if the hot tub is unused or unavailable during the term of Lessee’s rental period.
- Please do not turn off or unplug the hot tub.
