1 furry friend up to 50 lbs is welcome! A dog bed, 2 bowls, and poop bags are provided. Our pet fee includes one dog per stay (<14 days). We may be able to accommodate more than one dog with prior approval for an additional $100 per pet. Please contact us before booking to discuss. The same fee will be added every 2 weeks for extended stays for each pet.

* Must sign rental agreement within 48 hours of booking
* No parties
* No smoking/vaping inside the house
* No illegal substances and activities.
* The hot tub is accessed by going outside and down a short set of stairs into the backyard.
*The home has central air but if you need additional cooling upstairs, there is a portable AC unit and ceiling fan in each bedroom.
* The 2 fireplaces are purely decorative.
* The yard is not fully fenced.
* Guests shall keep the exterior camera on the Ring doorbell unobstructed during their visit.
* Quiet hours 9 pm to 7 am. Please be mindful of our sweet neighbors who are full time residents.
* Food or grocery delivery is allowed during your stay. No other packages or letters may be delivered to the property before, during, or after your stay. We are not able to guarantee shipment to you after your stay. We will not be responsible for any case of theft or loss of items delivered to the house.
* Accurate guest count: Please make sure to accurately share the number of adults, kids, and pets that will be staying at the property when you book. This number sets the limit for how many people can be on the property at any time, including visitors and kids. If you plan to have more guests than listed, you’ll need to get approval from your host. Otherwise, you could be asked to leave without any refund and/or an additional fee of $100 per unaccounted person/pet per night will apply.
* Guest agrees to report any issues of dissatisfaction to host immediately but no later than 24 hours after discovery.
* No confetti, glitter, pinatas, spray tan/lotion or fireworks are allowed anywhere on the premises or grounds.
* Guest agrees to adhere to all house rules or instructions issued by the host through any means of communication, including but not limited to messages, email correspondence, property listings, welcome books, information books, or any other form of communication received by the guest.

SERVICE ANIMALS
~ Service & emotional support animals must be disclosed within 24 hours of booking.
Pet Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in a pet fee of $150 being charged.

EXTERIOR CAMERA:
Your safety matters. There is a Ring camera/doorbell at the exterior of the house that is motion activated and records audio and video. This may be used to verify occupancy/number of guests as well as security of the guests and the property. This will be on at all times but don't worry, it does not look into interior spaces.
