Perfect for 2
My wife and I stayed here while we were visiting Zion national park. It was the perfect spot for the two of us to rest and hangout after full days in the park.

Love this place. We had a really nice time. We were close to Zion. This place was dog friendly. I have to say the owner went above and beyond. We left something very important on accident when we left the property. The host actually mailed it back to us after we contacted him about it. I am so grateful. I highly recommend this place. ❤

Our time spent on this property was beautiful. It was so nice not to have to think about packing stuff for camping. The air condition was a godsend on super hot days. My friend is 6 foot 2 so it was quite hilarious to watch her try to use the shower in the camper, but the cold showers were refreshing after being in 90° weather all day. Able to access Zion all the little towns nearby. Cute experience to be able to cook and then eat at the picnic table outside every night. Coffee maker was fabulous and having a fridge to put food in was great. The property itself was beautifully decorated and very comfy. We didn’t a spend ton time in the actual camper because our point was be to be out enjoying nature in Utah. We recommend bringing some sort of spray or air freshener for the bathroom because the door doesn’t go all the way to the ground. It’s a pretty quiet area so it was nice to decompress after long days in the sun. Overall Highly recommend and hope to return.

Tiny Home Fun!
We had a great experience staying in this cute tiny home! It had everything we needed to enjoy our time in Leeds. Great for a small family. Super cute decorations and nice use of space. Not too far of a drive to Zion. A nice escape from the hustle and bustle of the busy town of Springdale. We would stay here again if we have the opportunity to come back!

Great Cozy Little RV
Went on a trip to go see Zion, Bryce, as well as some other state parks. This place was a perfect home base for me and my girlfriend. It was very cute and had all the essentials. Communication was good and couldn’t ask for anything more. The showers in the park were nice so the low hot water pressure didn’t bother us. Highly recommended!

Home Base for Zion/Bryce Canyon
The stay was good and it was close enough to where we were going that it worked out. If you're renting a Tesla, you may want to consider staying somewhere closer to a supercharger but there are a few that aren't too far away. The property doesn't have its own fire pit so be aware and the hot water doesn't work. There are showers on the grounds that are better for showering anyways, but unless they fix it I don't think you'll have hot water in the trailer. Overall, it was clean and was stocked with dishes, silverware, paper towels, etc which was nice. The air conditioning works great so that was a plus.

Visiting Zion!
Four friends and I stopped at Bailey's place on our way back from California driving to Colorado! Her place was so cute, looked just like the photos, and was very clean! It was a tight fit with 5 people but totally doable. It's a little bit of a drive to the National Park but its a beautiful trip! We had such a great time visiting Zion and would totally recommend staying at Bailey's place!

All the chi chi pillows in the world but only 2 thread bare blankets, it was 40 degrees over night. The host did give 2 more light blankets and told us to use the heater. The welcome email said the goal was to give a 5 star experience. Our stay was 5 nights and there was only one roll of toilet paper, the host said that as a rule that was going to be it. Because of all the hip decor there was barely space for our things. The one shelf I could put things on was full of crumbs. The other very distressing part was when I lifted the cover on the main bed there were 2 bloody paper towels!!! :{ They hadnt changed the sheets!1

Its clean and neet. Great proximity to Sand hollow. Quiet. I would like to say there was no hot water working at the time and the toilet ball would not hold water. If these can be fixed it would be great. I live full time in a 5th wheel. So to me these are little issues. Beautiful view!!

Great experience overall
Great experience and accurate listing. Note to the owner - next time, please just be sure to empty the trash can from the former occupant. The trashcan was pretty much full when we arrived. Other than that no issues! Thank you!

After a long 5-hour trip from Cali to Utah, we were so sleepy. We went to locate our RV, which was in a nice and quiet location. It was easy to check in and get into the RV. The inside is so cute and had fit our needs for our short stay. Would recommend for a family of four.

Perfect on a budget
Leeds is such a beautiful little town and the RV park was full of very kind people. The RV it’s self was very nice and clean. It was great to have a place to shower after days of camping and an easy stay for our trip to Zion. As stated in other reviews the bed itself is lacking but not horrible.

Good for night or two
Stayed in the trailer for two nights while visiting Zion. Good location off the highway and fairly quick ride to Zion. The only problem we had was the SMELL coming from the bathroom area. It was almost unbearable at some points. Other than that though good place for a quick sleep but the smell definitely needs fixing.

Very nice place for a short stay
My partner and i stayed in this trailer for 3 days 4 nights. Very nice inside and out. we had a few issues where we had to get in contact with the host, and she responded fairly quick. we were able to handle our issues within 10-15 minutes of finding them. The only reason i cant give it a 5 star is because, the second we walked into the trailer, there was an awful smell coming from the bathroom, along with dirt/grime/crumbs every where. yes, camping means getting dirty, but i wasn’t expecting to walk into something like that. we contacted the host a few times about the smell coming from the bathroom/toilet and we (my boyfriend and i) couldn’t fix it ourselves. so unfortunately we had to only use the trailer parks bathrooms, which are very nice. we had to deal with the smell for our entire stay, which does suck, but between hiking and going to different towns, it really wasn’t all that bad.

Small but Cozy.
This was small for our family of 5 but we new that going into the stay. The AC breaker tripped on the trailer and the owner was a little difficult to get a hold of quickly. We also experienced a sewer smell but this may be common with travel trailers. It was fixed the following evening but we still smelled it occasionally throughout the stay.
