Frio River House + Bunkhouse, Private Volleyball Pool, Pavilion, Riverfront!

The 337 River House is a great getaway on a 1.7 acre lot on the Frio River in the town of Leakey, Texas. The main house and a bunkhouse are set way back from the road, and behind the houses, there is a tall swing set among shade trees, a gated volleyball pool, and a large covered pavilion near the steps that lead down the riverbank to the river. Enjoy the large smoker grill, fire pit, and horseshoes near the private river entrance and no across the river neighbors!

THE MAIN HOUSE: Sleeps 10 in 3 Bedrooms
- Downstairs corner BR: 2 Queen beds plus attached full bath with shower
- Middle Bedroom: 1 Queen bed; stairs from this bedroom lead to upstairs bedroom
- Upstairs bedroom: 2 Queen beds plus attached full bath with bathtub; has TV and balcony access. This bedroom can also be accessed by stairs from outside.
- Living Room: Television, seating and a sleeper sofa for 2
- Fully stocked kitchen with many items including coffee maker, electric kettle, toaster, hand mixer and blender, as well as grill tools and marshmallow roasting gear
- Half bath located off of the dining room area
- Central A/C is supported by window units in two of the bedrooms, for maximum summertime sleeping comfort

THE BUNKHOUSE: Sleeps up to 12
- 6 twin over twin bunk beds
- Full bath with small walk-in shower
- Kitchenette including sink, mini fridge and microwave
- Television, desk and a game table
- Many board games, puzzles and movies available
- Window unit with both A/C and heat and keeps the bunkhouse comfortable year-round.

***Please be advised, during the summer months, your party will need to bring their own towels***

Items Provided:
- Quality sheets and bedding are provided
- Limited supply of trash bags, toilet paper and paper towels
- Limited supply of shampoo, conditioner and soap is provided
- If you find you need an item, the Mercantile in Leakey is well stocked, one mile up the road or the Family Dollar is also nearby

***Rental Agreement with House Rules must be completed and signed by the responsible party - the person making the booking. Minimum age to book is twenty-five. Please have at least one adult from each family read the Rental Rules. Please return within 3 days of booking.****

RENTAL RULES
*Guests are expected to leave the property as they found it. Additional costs for damage, excessive cleaning, or trash pickup will be charged to guests after departure.
Violation of these rules can result in termination of your stay, without refund of your reservation costs.
*Both houses on the property are NON-SMOKING. If outside, please be mindful of your butts and ashes, keep them off the ground and dispose of all in metal trashcans.
*No pets allowed.
*No glass containers allowed near the river or in the river, or in the pool area. Do not take glass containers outside of the house area at the front of the property.
* The minimum age for the person making the booking is 25 years
* Guests under the age of 25 must be accompanied by an adult over the age of 25 at all times. No high school or college aged guests permitted without their parents.
* No fires permitted outside the designated fire ring and BBQ pit. Absolutely no fires on the riverbank or any other location on the property. Observe Burn Bans.
* No BB guns, pellet guns, bow and arrows, slingshots, firearms or weapons allowed.
* ATV’s, UTV’s, golf carts, go-karts or mini-bikes are not allowed
* Any illegal activity such as drug use and underage drinking is not permitted
* Please observe quiet time from 10PM to 7AM. Please keep music at a reasonable volume at all times. Our neighbors live here, please be respectful of them.
* Fireworks, water balloons, piñatas, silly string, confetti eggs, glitter, or any other type of celebratory litter are not allowed due both to the sensitive nature of this clean river and the amount of time it takes to clean up. Please do not leave litter on the ground at any time.
* Take care not to trespass on the adjacent property or any other property on the river.
* Swim and use our property at your own risk. No lifeguard is on duty. Please take care and be aware and alert as to the use of this property by everyone in your group.
* Use of bunk beds in the bunkhouse is at your own risk. Please be careful
getting on and off of bunk beds and especially while on top bunk.
* The river entrance does have stairs with a hand rail leading down the steep embankment, but the bottom step is a large one. Also, the river bottom is VERY slippery. Please use caution. Water shoes are recommended.
* Guests are expected to leave the house and grounds in essentially the same condition as they found them. Please wash dishes, empty all trash cans and take bagged trash to the dumpster at the front of the property. Clean up big spills or messes.
* Vehicles may park anywhere in front of the houses in gravel area and on or beside the driveway. No parking in the field fronting 337, approximately the front ½ acre
* Absolutely no vehicles allowed behind the house.
* Please DO NOT cut or carve on any trees or vegetation. You may gather kindling from the ground anywhere on our property, but do not cut or break branches from the trees or shrubs. There is firewood available multiple places in Leakey.
* Be sure to return keys to the lock box and lock it upon departure. Lost keys are $5 each.
