As of right now you'll have access to the entire house except for the garages and a couple closets that we use for storing cleaning supplies.
Property Rules
Our goal is to provide you with a safe, comfortable, and enjoyable stay. To do that, we ask all guests to review the following rules. If anything is unclear, please reach out before check-in so we can clarify.
General Rules
Proof of ID is required for all bookings.
Reservations made within 72 hours of arrival must provide a government-issued ID directly to management. A copy will be kept on file.
Local guests, church groups, and athletic teams must disclose their purpose and exact head count before booking. Additional cleaning fees or deposits may apply.
This is a self-check-in property. Guests must review the House Manual and Check-In Guide before contacting the host.
Check-in: 4:00 PM. Check-out: 11:00 AM (firm).
The number of guests must not exceed the reservation total without written approval. Infants, children, teens, and seniors count toward the total. Final names and head count must be provided 48 hours prior to arrival.
Dogs are permitted with prior approval and an additional fee. Unauthorized pets incur a $100 minimum fine per pet, plus cleaning and any damage costs.
No parties, weddings, birthdays, or large gatherings without written consent.
Respect for the Neighborhood
Quiet hours: 9:00 PM – 7:00 AM. Our home is in a residential area — please respect neighbors when entering or leaving.
Excessive noise or nuisance behavior may result in immediate eviction without refund.
Smoking, Alcohol, and Substances
Absolutely no smoking or drugs inside. Outdoor smoking must be away from doors and windows. Indoor violations incur a $400 minimum cleaning fee.
No eating or drinking in bedrooms.
Care of the Property
All dishes must be washed and put away before check-out.
Place all garbage in exterior bins.
No commercial photography or filming without prior written consent.
No illegal activities on the property.
Guests are responsible for cleanup of all biohazards (pets or humans).
Park only in the driveway or designated street areas. Lock vehicles; the owner is not responsible for theft or damage.
Monitoring & Safety
Exterior security cameras are in use. There are no cameras inside the home.
Noise monitoring devices may be active.
Do not tamper with the smart hub, cameras, or monitoring devices. A $75 service fee applies if they are disconnected. Repeated violations may result in eviction without refund.
Damage & Responsibility
Guests must report any property damage within 12 hours of arrival. Failure to do so may result in charges.
All board games, puzzles, and activity items must be returned complete.
Guests are responsible for all damages beyond normal wear and tear.
Cancellations & Refunds
Refunds follow the VRBO cancellation policy in effect at booking. We strongly recommend travel insurance for added protection.
Party & Nuisance Ban
All our vacation homes are subject to the strict party and nuisance ban enforced by the Cities of Las Vegas, North Las Vegas, Henderson, and local HOAs.
No open-invite events (including social media promotions).
No exceeding guest counts beyond the reservation.
No disruptive behavior such as yelling, fighting, or harassment of neighbors.
Violations will result in immediate eviction without refund. Guests are responsible for:
100% of remaining booking costs
Loss of deposit
Additional cleaning or repair fees
Payment of any city or HOA fines
Professional carpet cleaning ($325) if an eviction occurs
Guests under 18 must remain on property during quiet hours. No roaming the neighborhood, mischief, or nuisance activity is permitted.
By booking, you agree that management, representatives, or law enforcement may enter the property if necessary to enforce these rules.
Final Note
If you have questions, please ask before arrival. Lack of awareness is not an excuse for violating property rules.
