House Rules

Welcome to Lakeview Gardens.

To help ensure a wonderful stay for you and future guests, please review the following house rules.

By booking this property, guests agree to comply with all house rules, policies, and applicable fees outlined below.

1. Check-In & Check-Out

• Check-in begins at 3:00 PM.

• Check-out is no later than 11:00 AM.

Early Check-In

Subject to availability:

• 1:00 PM – 3:00 PM arrival: $25 fee

Early check-in must be approved in writing prior to arrival.

Late Checkout

Checkout time is strictly enforced to allow sufficient time for cleaning and preparation for incoming guests.

• After 12:00 PM: $40 late checkout fee

• After 1:30 PM: Full additional night’s stay charged at the current nightly rate

These fees apply unless a late checkout has been approved in writing prior to departure.

2. Parking

• Two parking spaces are included with your reservation.

• Additional parking is available for up to two more vehicles at $15 per vehicle, per night.

• Maximum of four vehicles without prior written approval.

• Unauthorized or unregistered vehicles may be photographed and charged through Airbnb’s Resolution Center.

Please park only in designated parking areas and keep driveways clear for emergency access and other guests.

3. Registered Guests Only

Only guests included on the reservation may stay overnight.

Visitors are welcome during reasonable daytime hours but may not remain overnight unless added to the reservation and approved.

Unauthorized overnight guests may result in additional charges and/or termination of the reservation.

4. No Parties or Events

Parties, events, large gatherings, receptions, and unauthorized celebrations are not permitted without prior written approval.

Any gathering that creates excessive noise, parking issues, safety concerns, property damage, or disturbances may result in immediate termination of the reservation without refund.

5. Quiet Hours

Quiet hours are observed between:

11:00 PM and 8:00 AM

Please be respectful of other guests, neighbors, and the peaceful atmosphere of Lakeview Gardens.

6. No Smoking

Smoking, vaping, marijuana use, and the use of any illegal substances are prohibited inside the cottage.

Evidence of smoking inside the property may result in additional cleaning, deodorization, damage, and lost revenue charges.

7. Heated Pool & Shared Amenities

Guests are welcome to enjoy the heated pool and shared outdoor amenities.

Please:

• Use the pool at your own risk.

• Supervise children at all times.

• Respect quiet hours around shared amenities.

• Clean up after yourself when using common areas.

The pool and outdoor amenities are shared with other guests staying on the property.

8. Damages & Excessive Cleaning

Accidents happen. Please notify us promptly if something is damaged during your stay.

Guests are responsible for damage caused by themselves, their visitors, or members of their group.

Excessive cleaning beyond normal turnover standards may result in additional charges.

Examples include:

• Excessive trash or debris

• Bodily fluids

• Smoke or vape odor remediation

• Excessive food spills

• Glitter, confetti, or similar materials

• Excessive stains to furniture, bedding, towels, rugs, or décor

• Conditions requiring significant additional labor or specialized cleaning

We simply ask guests to leave the property in reasonably clean condition and report any accidents that occur during their stay.

9. Pets

No pets are permitted unless specifically approved in writing prior to arrival.

Unauthorized pets may result in additional cleaning fees, damage charges, and/or termination of the reservation.

10. Packages & Deliveries

Guests are responsible for any packages or deliveries sent to the property.

We are not responsible for lost, delayed, stolen, or misdelivered packages.

11. Furniture & Furnishings

Please do not move furniture, mattresses, televisions, décor, appliances, or other furnishings without prior approval.

Moving furniture may damage floors, walls, furnishings, or property systems. Guests may be responsible for any resulting damage, repairs, or additional labor required to restore the property.

12. Linens & Towels

Please help us keep our linens in excellent condition for future guests.

Bath towels, washcloths, bedding, decorative pillows, and blankets should not be used for:

• Makeup removal

• Shoe cleaning

• Automotive work

• Pet cleanup

• Outdoor use

• Cleaning spills or messes

Excessively stained, damaged, or missing linens may result in replacement charges.

13. Commercial Activities

Commercial photography, filming, content creation for commercial purposes, vendor deliveries, events, or business operations require prior written approval.

Unauthorized commercial use of the property may result in additional fees and/or termination of the reservation.

14. Property Systems & Security Equipment

For the safety and comfort of all guests, please do not tamper with, disable, disconnect, cover, or modify:

• Security cameras

• Internet equipment

• Pool equipment

• Smoke detectors

• HVAC equipment

• Smart locks

• Safety devices

Guests may be responsible for service calls, repairs, damages, or losses resulting from tampering with property systems.

15. Wedding Vendors & Event Preparation

We love hosting wedding guests and families visiting the area.

Hair stylists, makeup artists, photographers, caterers, florists, and other vendors must receive prior approval before arriving on the property.

Unauthorized events, receptions, vendor setups, or commercial activities are not permitted.

Please contact us in advance if you have special wedding-related needs so we can help accommodate your group.

For the safety and security of guests and the property, exterior security cameras monitor shared outdoor areas, parking areas, entrances, and common spaces.

There are no cameras inside any guest accommodation or in private indoor spaces.
