This is a high-end property designed for your comfort and enjoyment. Please treat it with the utmost care and respect, as you would in any luxury setting.

Occupancy Limit:
The maximum occupancy for this property is 12 guests. This includes both daytime and overnight guests. Parties, events, or gatherings exceeding the occupancy limit are strictly prohibited. Any attempt to host a party, invite excessive guests, or violate the occupancy limit may result in the immediate termination of your stay without a refund, and you may be charged additional fees. We kindly ask that you respect this rule to ensure a pleasant experience for everyone and maintain harmony with our neighbors. Thank you for your understanding and cooperation

No Smoking – Inside or Outside:
Smoking is strictly prohibited inside the property. Smoking outside must be done in designated areas, and cigarette butts must be properly disposed of. A $500 cleaning fee will apply if smoking is detected on the property.

Noise Monitoring:
To ensure the comfort and peace of all guests and neighbors, noise levels are monitored through a system installed on the property. Any excessive noise will be reported to us and may result in immediate action.
Quiet Hours:
By order of the City of Lake Havasu, quiet hours are strictly enforced from 10:00 PM to 7:00 AM. During these hours, please keep noise levels to a minimum, especially in outdoor spaces, to respect our neighbors and comply with city regulations. Failure to adhere to this policy may result in city fines or other consequences. Thank you for your cooperation in helping us maintain a peaceful and enjoyable environment for everyone.

Pool & Spa Guidelines:
Pool & Spa Use:
The pool and spa are key features of this property, designed for relaxation and enjoyment. Please use them responsibly: No glass containers near the pool or spa area. Only unbreakable, pool-safe items are permitted. If you have been in the lake, please shower before entering the pool. The lake can introduce bacteria that is difficult to eradicate from the pool. Children must be supervised at all times while in the pool area. Equipment and Maintenance: After enjoying the pool or spa, please ensure that all equipment is turned off and all personal items are cleaned up. Any damage or misuse of the pool, spa, or related equipment will result in charges for repairs or replacement.

Games & Entertainment:
Game Room and Electronics:
Enjoy the full range of games and entertainment options provided, from pool tables to board games. Please handle everything with care and ensure all items are returned to their original condition at the end of your stay. Any missing or damaged game equipment or electronics will incur replacement or repair charges. Electronics Use: All electronics, including TVs, sound systems, and gaming consoles, should be used responsibly and turned off when not in use. Any damage to electronics will result in additional charges for repair or replacement.

While we want you to fully enjoy your stay, please note that any damage, breakage, or loss of property will be billed to you. A full photographic and video inventory of the property and its condition is taken before your arrival, and any discrepancies will be addressed. Lost Keys, Fobs, or Remotes: If any keys, fobs, or remotes are lost, there will be a $100 replacement fee for each item. Please keep these items in a safe place during your stay.

Housekeeping & Cleanliness:
Maintain Cleanliness:
We take great pride in maintaining this property’s pristine condition. We ask that you keep the space tidy and dispose of trash in the designated bins. If any excessive cleaning is required, an additional fee will be charged. Excessive Cleaning/repair Fees: If the property is left in a condition that requires special attention (e.g., spills, stains, or excessive mess), an additional cleaning fee will be assessed. If linens and/or towels are unable to be cleaned and must be replaced a fee will be charged and photo documented.

Check-Out Procedures:
Before You Depart:
Remove all personal belongings and dispose of any trash in the bins provided. Set the thermostat to its original position and turn off all lights. Ensure all windows and doors are securely locked before leaving.

No Pets:
Pets are not permitted at this property at any time. No pets are allowed on the property due to SEVERE allergies of one of the homeowners. This policy is strictly enforced to ensure the health and safety of all guests and our family members. Bringing a pet may result in immediate cancellation of your stay without a refund, as well as additional cleaning fees. Thank you for understanding and helping us maintain a safe environment for everyone.

Please park only in the designated parking areas provided. Avoid blocking driveways, mailboxes, or any spaces belonging to our neighbors. We had a fabulous stay, we were able to gather with each other while relaxing in this beautiful space. We definitely would recommend this property and return for another trip.

We've been coming to Lake Havasu for about 6 years and renting houses through VRBO for most of that time. This house is probably the best house we've stayed at. House is located close to the Windsor launch ramp and maybe 7-8 minutes away from the marina. House very clean and very well maintained. Plenty of games in part of the air-conditioned garage and the games machines were all in perfect condition. Garage also has a huge commerical fridge and commercial ice maker making it perfect for storing your drinks and food then tossing them into the ice chest for the lake. Communication was way better than most with almost instant responses. I honestly can't find a single thing that I would change. We will be coming back and this is now one of our main go to houses at the lake.

Stay was fantastic! House and location were amazing. The property was very clean; check in was easy and communication between property management was excellent. We will definitely rent the property again for our next visit.
