1. No Parties or Events: This home is for quiet overnight stays only. No parties, events, or large gatherings allowed.
2. No Local Guests Without Approval: Local visitors are not permitted unless pre-approved for security and neighborhood safety.
3. Maximum Occupancy: 12 Guests: Please do not exceed this limit. All guests must be registered; no unregistered visitors allowed, per city ordinances.
4. No Unapproved Visitors or Drop-ins: All guests must be listed on the reservation. No last-minute or drop-in guests without written approval.
5. Security Camera: A Ring doorbell camera is installed at the front entry for your safety and security.
6. Child Safety: The property is equipped with a child door alarm to enhance safety for families with young children.
7. No Smoking or Drug Use Indoors: Smoking, vaping, and drug use (including cannabis) are prohibited inside. Smoking outside is allowed if cigarette butts are properly disposed of. A $500 fee applies for indoor smoking or odor removal.



Pet Policy
8. Pets Are Welcome with Guidelines:
• Pets must be house-trained.
• A $75 pet fee applies.
• Pets cannot be left unattended on the property.
• No pets on furniture or beds.

14. Keep Doors & Windows Closed: Don’t leave open while heat or AC is running.
15. Toilets: Only flush toilet paper. Do not flush wipes, sanitary products, or other items.
16. Safety Devices: Do not tamper with smoke detectors, CO detectors, Wi-Fi routers, or security equipment.
17. Lost/Damaged Items: Guests are responsible for lost or damaged items; report damage promptly.
18. Lost & Found: We’re happy to ship forgotten items at guest’s expense.



Special Use
19. No Commercial Use Without Permission: No photography, filming, business, or brand shoots without written approval.
20. Fire Safety:
• Never leave fires unattended.
• Fully extinguish fire pit or fireplace before leaving or sleeping.
• No glass near hot tub or fire areas.



Guest Responsibilities
21. Primary Renter 21+: Primary guest must be 21 or older and responsible for all guests and property care.
22. Damage Reporting: Report any damage within 1 hour of check-in or immediately if it occurs.
23. Illegal Activity: Any illegal behavior, including underage drinking or drug use, may result in immediate eviction and police notification.
