Hangover at Havasu: Game Room, Lakeview, Pool & Hot Tub

Welcome to "Hangover at Havasu"! With a beautiful lake view, a private pool, a heated spa, and a fully loaded game room, this home delivers the ultimate resort experience while still feeling warm, inviting, and just like home. Furnished with sturdy mostly Crate and barrel furniture and hotel quality bedding and towels. Located just minutes from the lake, boat launches, off-roading trails, great dining, and the world-famous London Bridge, this retreat is the perfect launchpad for everything Havasu has to offer.

**The space**

~Master Bedroom: King bed (sleeps 2), 65-inch TV, dedicated workspace, spacious walk-in closet, attached extra-large master bathroom with soaking tub & separate walk-in shower for a true spa-like experience, sliding door provides a Lake View and access to the Backyard pool area

~ Bedroom 2: One king bed (sleeps 2) with a 50-inch TV

~ Bedroom 3: Two bunk beds (4 twin beds, sleeps 4)

~ Bathrooms: Two full bathrooms (keeps mornings stress-free) stocked with soft, hotel-quality towels

~Dining room currently set up to seat 6, but there are 2 extra chairs to seat up to 8 . Plus 2 bar stools to seat additional persons in kitchen area

~Fully equipped kitchen with Coffee bar

~ Pool /Spa - instructions are in the welcome book , but I can Heat the Spa and turn on pool lights at your request remotely. Please tun off spa immediately after use. This helps to conserve propane as it is not cheap and this helps me keep my daily charges reasonable for my guest stay.

~ Pool: Private pool (not heated)

~ Spa: Heated

~ Game Room: Fun space for all ages, Board games, Arcade Games, poker table, Dart board, Popcorn Machine ,& bar with seating for 3 & Selfie Wall and additional refrigerator. Air conditioner(mini split) in Garage as well during warmer weather months.

***Guest access***

~Full access to our spacious 3-bedroom, 2-bathroom

~Private backyard with swimming pool & hot tub—all exclusively for your use.

~Please note, there is no garage parking as the game room occupies the garage and a boat is stored there. However, the extra-large Flat driveway offers full access and can accommodate 6–8 cars or several boats/RVs.

****Other things to note****

*Booking Requirements & House Rules*

~The primary booking guest must be 25 years or older

~No parties or events of any kind. Any parties will be asked to be shut down and guest to vacate immediately with no refund.

~Only registered guests listed on the reservation are permitted—no unauthorized overnight visitors. There will be a charge of $250 per unauthorized guest/ per night .
***Pool & Hot Tub***

~Pool man will be at the property every Wednesday in the morning for approximately 25 minutes for weekly pool cleaning. He will enter through side gate.

~Children must be supervised at all times in and around the pool

~Swim diapers are required for young children

~No diving please

~The hot tub is heated, however due to cooler desert temperatures in winter, we cannot guarantee a specific water temperature

~No refunds will be issued if the temperature does not meet personal expectations

~Guests may not tamper with pool or spa equipment under any circumstance
Additional fees will apply if equipment is adjusted or damaged

***Fire Pit & Grill***

~We do our best to keep propane tanks full
~If a refill is needed, save your receipt for reimbursement
~Please clean the grill after use so it’s ready for the next guest

***Quiet Hours***

~Quiet hours are 10:00 PM to 8:00 AM.
~Your cooperation helps preserve the peaceful nature of the neighborhood and allows us to remain respectful to our neighbors. Thank you for your understanding.

***Smoking Policy***

~Smoking is strictly prohibited inside the home.
~If smoke is detected indoors, a $500 fee will be charged to the reservation.
~Smoking is permitted outside only—please dispose of all cigarette buds properly.

***Left-Behind Items***

If personal items are left behind, we’re happy to ship them back. A $20 handling/service fee will be added to the cost of shipping.
