Villa Tisa is a 160m² fully equipped villa, designed for a relaxing, carefree family holiday on the west coast of Istria.

Set in a peaceful, quiet location, the villa is just a 10-minute walk from restaurants, cafés and the local green market — the perfect balance of privacy and convenience, with everything you need within easy reach.

The pool is the heart of the villa. At 9m x 4m, the freshwater pool features a shallow section where younger children can play safely, while adults can cool off or enjoy an evening swim under the stars. Sun loungers, parasols and an outdoor shower complete the pool area.

Fire up the stone BBQ in the garden, relax in the shade of century-old olive trees, or let the kids explore the small bio garden at the back of the house where they can pick fresh seasonal vegetables and herbs straight from the ground. The 1,100m² fully enclosed plot guarantees complete privacy throughout your stay.

Inside, the villa sleeps up to 6 guests across three large bedrooms and two bathrooms. Everything is fully equipped so you can arrive and simply relax.

Istria's best family attractions — including Aquacolors water park and Dinosaur Park Funtana — are a short drive away (40min approx), as are the beautiful beaches (5 min) and charming hilltop towns of the Istrian peninsula. I will give you all the tips where to go depending on your preferences.

Ideal spot

We stayed here with our 3 children (1, 6 & 8). The house is perfect, plenty of space for us and the kids loved the pool.We've stayed in a. few villas over the years and this one has been one of the better places we've stayed. The villa is fairly modern, so the AC stood up to the 35 degree heat really well and with units in all the rooms the house was always cool and comfortable.Kitchen is well stocked with everything we needed and we made use of the barbecue too.The pool is ideal, clean and water was clear and well maintained.The location is great too, 3 minute drive to 3 supermarkets which was really great with the kids.We visited the old town for dinner a few times (5 minutes by car) and we also visted Rabac too (10 minutes by car) where the beaches (pebbly and rocky so bring suitable swimming footwear) were crystal clear and completely picturesque.The hosts were fab, very helpful and attentive to anything we needed and even sent a small gift for my wife's birthday which was very thoughtful.For us it was ideal, and Croatia is absolutely beautiful - close enough to italy for amazing pizza, close enough to bavaria for amazing. beer, what more could you ask?We'll be back.

Wonderful time in April

Wir haben unseren Aufenthalt in diesem wunderschönen Ferienhaus rundum genossen. Das Haus ist äußerst gepflegt und mit viel Stil eingerichtet – man fühlt sich sofort wohl. Die Küche ist hervorragend ausgestattet und lässt keine Wünsche offen, ideal für alle, die auch im Urlaub gerne selbst kochen.Der Ofen hat uns an den kühleren Apriltagen eine gemütliche Wärme gespendet und zur Wohlfühlatmosphäre beigetragen. Der Pool war zwar noch nicht nutzbar, sah aber sehr einladend aus – wir freuen uns jetzt schon auf ein Bad bei wärmeren Temperaturen.Die Ausstattung ist absolut ausreichend für mindestens sechs Personen. Besonders hervorzuheben sind die großzügigen Zimmer und der begehbare Kleiderschrank mit viel Stauraum. Auch Waschmaschine und Trockner waren in einem sehr sauberen Zustand und haben das Leben vor Ort erleichtert.Ein ganz besonderes Highlight war der herzliche Kontakt zur Vermieterfamilie. Alle Wünsche wurden umgehend erfüllt, und man fühlte sich jederzeit bestens betreut. Als besonderes Extra durften wir sogar das hauseigene Olivenöl probieren – ein kulinarischer Genuss, den wir nicht so schnell vergessen werden!Insgesamt ein wunderbarer Ort zum Entspannen und Genießen – wir kommen gerne wieder und können dieses Ferienhaus nur wärmstens weiterempfehlen.Supermärkte sind gut und einfach zu erreichen.Das Haus ist ein idealer Ausgangspunkt für Ausflüge in die Natur.

Wir waren mit sechs Personen in der Villa und haben einen 10-tätigen Aufenthalt sehr genossen! Es war an Ausstattung alles vor Ort, was wir benötigt haben! Das Grundstück ist sehr blickgeschützt und somit war ein ungestörtes Badevergnügen in dem schicken Pool zu jederzeit möglich gewesen! Weiterhin hervorzuheben ist aus unserer Sicht die schön gestaltete Grillecke. Abgerundet wurde das zu empfehlende Objekt durch die sehr hilfsbereite und freundliche Gastgeberin!Vielen Dank an Tea!

Hidden gem

Well maintained property furnished to a high standard. A little off the beaten track so you will need a car but well worth it for this quality of villa. Our host Tea was most helpful answering questions while we were there speedily and helpfully. Its a lovely touch that you can use produce from the garden. Air conditioning very good as its was very hot when we stayed. Only downside was the mosquitos so do bring insect spray.

Wunderschönes Haus

Wir hatten einen wunderschönen Aufenthalt in dem Ferienhaus von Tea. Insgesamt waren wir sechs Erwachsene und 3 Kinder im Alter von 1 bis 3 Jahre. Der Pool war einfach perfekt für die Kleinen, weil er zwei Ebenen hatte wo die Kinder stehen konnten. Rundum war die Anlage sehr gepflegt und das Haus bat genügend Platz für 3 Familien. Wir können das Ferienhaus auf alle Fälle weiterempfehlen.

Schönes Haus zum Wohlfühlen

Das Haus ist sehr sauber und schön eingerichtet.Tea ist eine sehr nette Gastgeberin und gibt gerne Tipps was gute Restaurants, die schönsten Strände usw. angeht. Rundum findet man alles was man braucht. Sehr viele Einkaufsmöglichkeiten, sowie Restaurants. Allerdings sind diese kaum fußläufig erreichbar, was uns aber nicht gestört hat. Wir waren rundum zufrieden und kommen bestimmt gerne mal wieder.

Ein tolles Ferienhaus

Wir haben den Aufenthalt in Labin sehr genossen. Das Haus ist wie auf den Bildern sehr komfortabel und großzügig gestaltet. Alles notwendige ist vorhanden und das Haus war sehr sauber. Besonders gefiel uns der schöne Garten mit dem tollen Poolareal und dem Grillbereich. Ein Highlight sind die Gemüsebeete. Hier wurde mit viel Liebe und Sorgfalt etwas geschaffen, was wir frei nutzen durften. Vielen Dank an Tea für den guten Empfang und die Tipps für den Aufenthalt! Wir kommen bestimmt wieder.

Family holiday directly in Labin

We really enjoyed our stay at villa tisa. Tea and Sanel gave us a warm welcome, even gave us some local goodies to try and they frequently answered our questions and gave us suggestions for places to visit. The house its own parking area with space for three cars, one is within the fence. It offers a very private atmosphere due to the hedge. The house was very clean, offered everything you need and has nice furniture. The pool was nice and got cleaned twice during our stay. For our kid there was everything we needed, including bed and chair. We can fully reccomend Villa Tisa

Wunderschöne Villa!

Wir (2 Familien mit Kindern) haben den Aufenthalt sehr genossen. Alles ist da was man braucht und sollte jemandem etwas fehlen, hilft Tea gerne weiter. Den hauseigenen Gemüsegarten zum selber ernten fanden wir super - es gab frische Kräuter, Tomaten, Paprika und vieles mehr. Check-in und Check-out total unkompliziert. Ruhige Lage und doch alles wichtige (Bäcker,Supermarkt,Meer) in der Nähe.

Perfektes Haus für Familien mit Kindern

Wir haben zwei Wochen in dem Haus von Tea verbracht. Zum Haus: Alles wie in der Anzeige beschrieben… sehr gute Ausstattung, sauber, ruhig gelegen, ein eigener Gemüsegarten aus dem wir zu jederzeit auch Tomaten, Gurken, Auberginen, Kräuter etc nehmen durften, ein toller Pool der auch für kleinere Kinder sehr gut geeignet ist. In unmittelbarer Umgebung sind diverse Einkaufsmöglichkeiten (LIDL, SPAR, DM etc) vorhanden und auch das Zentrum von Labin und der nächste Strand in Rabac sind in wenigen Minuten mit dem Auto erreichbar. Tea und ihr Mann stehen jederzeit für Fragen und Tipps (Restaurant-Empfehlungen etc) zur Verfügung und kümmern sich sehr um das Wohlbefinden ihrer Gäste (z.B. gab für meine Frau und unsere Tochter, die beide in der Zeit Geburtstag hatten von Tea nochmal ein Geschenk). Wir können das Haus und auch die Vermieter tatsächlich uneingeschränkt weiterempfehlen und möchten uns nochmal für die Gastfreundschaft und den Aufenthalt bedanken.

Wunderschöne Unterkunft

Wir waren 4 Freunde die für 8 Nächte in der wundervollen Unterkunft eine schöne Zeit verbracht haben. Im Haus selber ist alles da was man braucht, mit einer tollen großen Außenanlage. Das Highlight war natürlich der Pool, aber auch der Gemüsegarten wo wir uns bedienen durften. Tea war eine sehr gute Gastgeberin und wir kommen bestimmt wieder!

Super zufrieden!

Das Haus ist super einfach zu finden. Kaum dort wurden wir herzlich vom Nachbarshund Kiko,- ein drolliges kleines Kerlchen und natürlich von Tea empfangen. Unser 9-Sitzer MB Sprinter passte locker in die Einfahrt, welche durch ein Tor gegen fremdes Betreten gesichert ist. Das Haus und das Grundstück sind für unseren Geschmack über jeden Zweifel erhaben. Für einige vielleicht interessant: Die Bäder sind barrierefrei! Im großen Bad könnte ein Rollstuhl in Dusche passen. Das Haus ist neu und modern eingerichtet (jeder Raum ist klimatisiert) und liegt nur 5 Gehminuten vom Busbahnhof (mit Verbindung nach Rabac und Pula) entfernt. Ein kleiner Supermarkt ist 3 Gehminuten entfernt. Am Busbahnhof befindet sich auch eine Wechselstube und eine tolles Café mit Livemusik. 10 Minuten zu Fuß vom Haus entfernt befindet sich die täglich geöffnete Markthalle, mit frischem Gemüse, Fleisch und Fisch. Fans von frischem (!) Fisch kommen da absolut auf ihre Kosten. Die Nachbarn sind lärmtolerant (zumindest für unseren Geschmack) und das Grundstück ist super gepflegt und inkl. Pool bei Nacht schön beleuchtet. Tea und ihr Mann sind super lieb. Alles in allem: ganz klare 5 Sterne oder anders: 10 von 10 Punkte. Hinweis zu unserer Gruppe: 6 Leute bzw. 3 Paare, alle Ü30, keine Kinder

Great apartment with lovely hosts

We really enjoyed our stay, the house is very comfortable, the garden with the pool, the vegetable patch and the BBQ area are great. Tea and her husband are very friendly and helpful!

Sehr schönes Ferienhaus

Wir haben unseren Aufenthalt mit der Familie sehr genossen. Die Villa war liebevoll und sehr gemütlich eingerichtet. Die Vermieter waren sehr hilfsbereit und jederzeit für einen da. Toll war dass wir das frische BIO Gemüse aus dem selbst angebauten Garten ernten durften.
