The Space:

The Craddock is a spacious retreat on a picturesque 9-acre property along the Blanco River, perfect for families or groups, accommodating up to 8 guests. It features a master suite with a king-size bed, two additional bedrooms with queen beds and a twin trundle, plus a cozy living room with a sleeper sofa. The well-equipped kitchen, laundry facilities, and outdoor patio with a grill and dining area ensure a comfortable stay. Enjoy private river access and stunning views of the Texas Hill Country.

★"We really enjoyed our stay at James’s place. Really nice place and was in a good location for what we needed. We enjoyed floating the San Marcos river and a bunch of outdoor activities. Not too far from downtown Austin! Would stay here again for sure!"

Guest Access:

Guests will be given access to the lockbox to access the home. Garage access is not included.



The Neighborhood:

The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains 4 cabins and one house with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment.



We recommend the following local activities:

Shopping in Wimberley and Kyle, wineries in the hill country, relaxing/swimming with private river access, shopping at San Marcos Outlet Mall or Cabela's, hiking, and more.



Getting Around:

A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximately:

30 mins to Austin-Bergstrom International Airport,

55 mins to San Antonio International Airport, and

30 mins from New Braunfels.



Other Things to Note:

Features Description:

• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.



• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.



• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.



• Age: All guests must be 18+ with the exception of children with their parents.



• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.



• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.



• Pets: All pets must be approved prior to guests' arrival. There is a pet fee of $118/pet. Please note that if pets are not previously approved before check-in, a charge of $400 per pet will be charged for unauthorized pets.



• Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a $118 non-refundable pet fee if you agree to the above rules.



• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $30 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.



• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.



• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.



• A Security Deposit, of $300, must be paid prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.



• We can host a maximum of 8 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.



• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.



• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their discretion.



• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.



• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.



• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.



• Interaction with guests

We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

We selected this property due its location to Texas State for my granddaughter graduation. House was just what I needed for my sons and their families. We never found the river access but we didn’t have time. We enjoyed the glass bottom boats and San Marcos Square. My whole family enjoyed a relaxing time.
