The Space:

This is a two-story split home. The lower level is occupied by a long-term tenant, while the upper level is the vacation rental. The two areas are fully separated by a locked gate, with no shared spaces, ensuring guest privacy. There are three steps to the front door and a full flight of stairs inside to the living area.



The Neighborhood:

In a tranquil Knoxville neighborhood, our home provides peace and easy access to attractions. The Sunsphere and World's Fair Park are nearby. Enjoy diverse dining options and explore Market Square. The area's friendly atmosphere makes it perfect for your adventures.



Getting Around:

Getting around is easy from our Knoxville home. Free parking is available on the premises for your convenience. For those flying in, McGhee Tyson Airport (TYS) is approximately a 25-minute drive away. While public transportation options are limited in this area, ride-sharing services are readily available. We recommend using a personal vehicle or ride-sharing services to explore Knoxville and its attractions, including the nearby Sunsphere and Market Square.

ID and Verification:

To comply with legal and security requirements, you may be asked to provide a government-issued photo ID, verify your contact information, and provide a valid credit card matching your ID for verification. Depending on our screening results, additional credit card verification may be required. A security deposit may be needed (excluding Airbnb guests)



Pet Policy: PETS ARE NOT ALLOWED



Guest Support:

Our team is available daily from 7 AM to 10 PM CT to address your questions. For food deliveries, shipt dot com is available for convenient delivery straight to the property.



Sleeping Capacity:

The normal sleeping capacity is 6, but we allow up to 8 guests with an additional charge of $15 per night for the 7th and 8th guests. All guests over 2 years old must be listed on the reservation. Unlisted guests will be charged $50 per person, per night.



Check-In/Check-Out:



Standard Check-In: 3 PM

Early Check-In: Requests before 11 AM are subject to availability and will incur a 50% nightly rate fee.

Standard Check-Out: 11 AM

Late Check-Out: Subject to availability with fees as follows:

50% of the nightly rate for check-outs after 11 AM

75% of the nightly rate for check-outs after 1 PM

100% of the nightly rate for check-outs after 3 PM

A minimum fee of $100 applies, whichever is higher.

Supplies:

Basic essential starter kits are provided. Guests should plan for longer stays or additional needs beyond these initial supplies.



Smoking Policy:

A $350 fee will be charged for smoking inside the property, including cigarettes, vaping, and marijuana.



Standard Cleaning Fee:

$175 pers stay
