Downtown Kings Beach home with fully fenced and landscaped backyard and kindly updated interior.

• MAXIMUM OCCUPANCY: 6 Persons TOTAL INCLUDING CHILDREN
• PET POLICY: Pets stay free! 3 pet maximum. See Agent for limits and restrictions. Each pet must be registered with the host prior to arrival.
• NO A/C: Like 99% of homes here in Lake Tahoe, this property DOES NOT have air conditioning, but fans are provided.
• PARKING: Limited to 3 vehicles (fewer when snow conditions exist). Street parking is never permitted.
• DISCLOSURES:
*Guests must pass through middle bedroom to reach the primary bedroom at the rear of the house.
*Two "Fireplaces" but neither are wood burning or gas. One is electric and one is out of service and filled with flameless candles for ambiance.
*** Some amenities offered are seasonal. Grill, Yard Games, and Deck are available only in the peak summer months.****

** Summer 2025 Construction Notice – Kings Beach Neighborhood**

The local Public Utility District (PUD) is conducting a water main replacement project throughout Kings Beach. Specifically, **Trout Street and Brook Street** will be affected beginning **July 6, 2025**, with work expected to continue **through mid-September 2025**.

Nicely updated bungalow with stainless steel appliances in kitchen which includes a dishwasher, over-the-range microwave, top freezer fridge and gas range/oven. Cozy sectional sofa and 50" Smart TV for streaming in living area, dining table with seating for 6, comfortable mattresses and bedding for each bed. In the modern bathroom, you are met with fun, tiled flooring, and tub/shower combo, a single sink vanity and a front-loading washer/dryer.

Home is single story with 2 bedrooms and a 3rd bedroom you must pass through on your way to the back bedroom. Sleeps 6 with ease. First bedroom has a queen bed, an electric fireplace with a boutique closet. The second bedroom is a multi-purpose space that you must pass through to reach the primary bedroom. This room has a trundle bed that can be set up as two single twins or utilized as a bed for two. This room has a Smart TV and a desk area for those who need to work or study while away from home. Through this second bedroom, towards the back of the home, one will find a spacious primary suite with a King bed, dresser, closet, decorative mantel and a "fireplace" packed with flameless candles for ambiance. Gain access to the backyard by using the door adjacent to the mantel and find a newly landscaped synthetic lawn, lined with shrubs and newly planted trees - perfect for playing lawn games! There's also a small patio area complete with a gas grill and a dining area with an umbrella. In the summer, cruise downtown on one of the two bicycles provided or paddle the day away on the blow-up kayak included for your enjoyment.

Home is located just 3 blocks from the beach and an easy, flat walk. Bikes and blow-up paddle board available for use at no additional cost in the summer. Northstar is the closest ski or downhill mountain biking resort; clocking just a 7 mile drive. Shops, putt putt golf, and restaurants in downtown Kings Beach are at your fingertips.

Very good experience. Bed comfortable. The only issue was the volume on living room tv would nt go past 10 and had hard time hearing.

This place is a good size and in a great location. The kitchen appliances are great and it was well equipped with pots, pans and a coffee machine.Overall the rental application was very onerous and required more information other typical short-term rentals. The first round of check-in information sent over was a broken link. I had to reach out to the management company to get the correct check-in information, including the door access code. The trundle bed's slats are broken and no longer attach to the frame, preventing it from being fully extended into a larger bed. Due to that, one guest had to sleep on the couch. The backyard had a lot of dog poo left over by previous guests (shame on them) and the washing machine had an error code and did not work.

This is a very cozy and comfortable place in a great location. I loved it. However, the trundle bed is a mess. When we pulled it out, the top bed collapsed. We tried putting it back together and the handles came off. The mattresses were so thin, you could feel the frame. Unusable! I would only stay there again if the owners replaced this bed.

The house and backyard are very nice with a lot of extras - games to play, a bbq, blow up paddle boards, bikes, everything you need in the kitchen, etc. the backyard was very nice for eating outside. In our group there were 5 adults and one toddler. We all fit, but one had to sleep in the “pass through” bedroom which was a little bothersome when those in the bedroom had to walk through to use the restroom in the middle of the night. Also the bathroom door didn’t lock so had to make sure all knew to knock before entering. Lastly, the wall heaters still put out some warmth even though the thermostat was turned completely off, and it was a warm weekend. There were several fans so each room had a fan. All was well and we definitely enjoyed our stay.

We had a great time here. The house is and looks fantastic, very clean and it had everything necessary available. The appliances were brand new and we were all very impressed by how clean, organized and esthetically pleasing the interiors are. The house is within walking distance to shops, restaurants and the lake, so we really enjoyed going for strolls instead of driving. We absolutely recommend it.

The home is definitely not as nice as it’s shown in the pictures, no internet starting the 2rd day of the stay, heater not working well, very dim lights, stuff not working here and there. Asked to switch to a different property, Nope, ask to get refund and leave early, Nope. We ended our vacation early. Would not stay with this company again.

Amazing weekend getaway! It was the perfect size of a cabin for my husband and I with our two dogs. The fenced backyard was the best feature. It gave me a peace of mind knowing my dogs can enjoy the snow in a safe area. We look forward to booking again

We were a little nervous renting a place with no other reviews, but took a chance and were happy we did. This cottage is adorable, newly renovated, and super clean. The location is fabulous - 7-10 minute walk to Kings Beach and restaurants. No need to fight for parking. The host provides some basics which is so welcoming (laundry pods, extra towels, plenty of paper products, etc.). The neighborhood is real and local, which suited us fine. We loved it.

Overall comfortable place. The location was great. I’m not sure I would call it 3 bedrooms. If you are in the master bedroom you have to walk through the smaller bedroom to get to the bathroom. We only had 4 people but with only one bathroom I could see it being challenging with any more people. The place is clean and definitely cozy. Easy walk to the lake and restaurants.
