    COMMUNITY & LOCATION
    Kuilima Estates West is a private residential community at Turtle Bay Resort on Oahu’s famous North Shore. It is the only legally zoned short‑term rental condo project on the North Shore.

    Please note: We are not affiliated with Turtle Bay Resort or the golf courses. Only registered resort guests may use resort‑guest‑only amenities. Golf course paths/areas are off-limits to non-golfers.

    RATES, TAXES & FEES (IMPORTANT)
    Hawaii Transient Accommodation Tax – 18%
    The State of Hawaii requires collection of an 18% Transient Accommodation Tax on the rental rate:

    Mandated under Hawaii Administrative Rules: Title 18, Chapter 237D
    Effective 12/14/21, Honolulu Ordinance 21-33 increased the TAT to 18%
    Collected in addition to the rental total shown at booking
    Due and payable prior to check-in (processed through the booking platform)


    Cleaning Fees (based on stay length):

    $300 for 2 nights
    $350 for 3–7 nights
    $400 for 8+ nights

    Any difference from the initial fee may be adjusted through the platform before check-in based on final stay length and guest count.
    Guest Count & Extra Guest Fee

    Standard occupancy: up to 6 guests
    Maximum: 7 guests
    7th guest: $25 per night, must be pre‑approved


    CHECK-IN / CHECK-OUT
    Standard check-in: 4:00 pm
    Standard check-out: 10:00 am
    Keyless entry; gate and door codes provided prior to arrival

    Early Check-in / Late Check-out (when available):
    Early check-in: $100 (when available)
    Late check-out: $100 until 1:00 pm
    After 1:00 pm, late departure may be charged the full nightly rate
    Must be arranged in advance and are only possible when the condo is available

    Access codes activate at check-in time and deactivate at check-out time.

    PARKING & PASSES
    1 assigned stall (#9) included
    Second vehicle/visitors: park in yellow guest stalls only
    Parking passes must be displayed on dashboard or rearview mirror at all times
    $100 fee for any missing, lost, or unreturned parking pass


    REGISTRATION & RENTAL AGREEMENT
    This condo is registered with the State of Hawaii as a Transient Accommodation vacation rental and also serves as our family’s vacation home.

    By confirming your booking, you agree to the Property Rental Agreement and House Rules, including:
    Maximum occupancy of 7 guests
    Compliance with all community rules for all guests and visitors
    Responsibility for any damage, excessive cleaning, citation fees, lost keys/passes

    A Guest Information Form is required. Your email will be requested so we can send the form for completion and return. Before arrival you will receive:

    Detailed arrival instructions
    Access codes and parking information

    We strongly recommend purchasing travel insurance.

    HOUSE RULES (SUMMARY)
    Kuilima Estates West is a quiet, private residential community with many full‑time residents.

    Quiet hours: 10:00 pm – 8:00 am (strict)
    No excessive noise or disturbances at any time
    Only registered guests may:

    Use pools and recreational facilities
    Stay overnight in the unit


    Vehicles & Parking
    Only one guaranteed space (stall #9)
    Maximum 2 vehicles total with passes displayed
    Vehicles without visible passes may be towed at guest’s expense

    Lanai & Grounds
    Nothing may be hung from lanai or railings (towels, swimsuits, etc.)
    No tents, tarps, tables, or other setups off the back lanai facing the golf course
    Do not walk through planted areas or pick flowers from shrubs/trees

    Pets, Smoking, Resort Access
    Pets are not allowed (only documented Service Animals permitted)
    No smoking anywhere in Kuilima Estates West or inside the unit
    We are not affiliated with Turtle Bay Resort or the golf courses; resort amenities are for registered resort guests only; no golf carts allowed on property

    Pool Use
    Follow posted rules; no lifeguard on duty
    Open 9:00 am – 9:00 pm
    Pools are not for large groups and may not be reserved for private use
    Max community pool capacity: 10 persons total (no more than 6 per unit)
    BBQ/lanai area may be reserved with Resident Manager (max 15 people for up to 3 hours). Without prior approval, you may be asked to leave.

    Rules are enforced by the Resident Manager and Security; violations may result in eviction.

    BEACH & GEAR DISCLAIMER
    The unit may include items such as:

    Boogie boards, surfboards, Wave Rider
    Tennis/exercise equipment
    Snorkeling gear (masks, fins, snorkels)
    Flotation devices, sand toys, beach chairs

    These items are provided as‑is, are not guaranteed, and are used at your own risk. The Owner, Managing Agent, HOA, Site Manager, and employees are not responsible for accidents, injuries, or dissatisfaction arising from use of this equipment.
    Ocean and shoreline conditions can be hazardous at certain times of year. Please:

    Check conditions and heed warnings
    Use equipment only as intended
    Use only if you are experienced and physically able

    We cannot honor requests for additional gear beyond what happens to be available.

We booked this last minute after we decided to leave the bustling Honolulu area. Host was accommodating and communicated quickly and clearly. This place was perfect for our family of 5 with 3 young children (under age 6) plus my parents. They keep beach towels and snorkeling/beach toys on hand and available to use for walks to the beaches. The screened in porch on the back was a hidden highlight!
