Villa Xabia is situated on a spacious lot of nearly 1,000 m² and is spread over two floors. The lot is situated on a hillside, creating varying elevations, and several small staircases lead to different terraces.


The moment you open the gate, that vacation feeling sets in. Through the front door, you enter the naya, a spacious room with several seating areas and a sofa bed. From this space, you enter the living room, which features a staircase leading to the lower level. The upper floor also features two spacious bedrooms and one bathroom.


One of the bedrooms opens onto a spacious balcony overlooking the pool.

Downstairs, you’ll find the open kitchen with a large dining table, two bedrooms, and one bathroom. Through the large glass front, you can step directly out onto the pool and into the beautiful garden.

The downstairs bedrooms are accessible via the staircase in the living room, connecting the upper and lower floors internally.


The villa
All bedrooms, the living room, and the kitchen-diner are equipped with air conditioning units. In the summer, they provide cooling, and in the winter, heating. Wi-Fi is available throughout the house and the garden.


Kitchen-Dining Area
The cozy kitchen-dining area with an open kitchen is the heart of our home. You can enter here through the sliding glass doors or via the stairs.

The kitchen features a cooking island with four bar stools, a ceramic cooktop with five cooking zones, a convection oven, a microwave, a spacious refrigerator with freezer drawers, a kettle, a Nespresso coffee machine, a toaster, and a wine cooler. There’s also a large dining table that seats twelve. Always handy when you have guests! An extra refrigerator is available in the stone pergola.


Living Room
The upper floor features a cozy sitting area surrounding the fireplace, with a sofa, armchairs, and a TV. The living room also features the staircase leading downstairs.


The Bedrooms

All four bedrooms have air conditioning and window screens, so you can sleep peacefully with the window open.

- Bedroom 1 has a bed measuring 180 × 200 cm.

- Bedroom 2 has two single beds measuring 80 × 200 cm. These beds can be placed separately or pushed together, as desired.

The bathroom on this floor has a shower, toilet, and sink.

Upstairs there are two more bedrooms, one of which has access to the balcony.

- Both bedrooms 3 and 4 have a double bed measuring 180 × 200 cm.

- The bathroom, equipped with a shower, sink, and toilet, is located in the upstairs hallway.

If desired, a crib and a high chair can be provided for an additional fee.

On the upper floor, there is an utility room with a washing machine.

The Garden
Villa Xabia is situated on a spacious lot of nearly 1,000 m². The garden faces primarily southeast and features a 10 × 5-meter swimming pool with south-facing terraces.

The garden offers several spots to relax, both in the sun and in the shade. Various lounge chairs, umbrellas, and seating areas are provided.

On the covered terrace, you can enjoy watching the activity in the pool and seek out some shade. There’s also a large dining table here that seats twelve people, perfect for dining together.

At the top of the property, there’s another large dining table, along with the (gas) barbecue. This way, you can enjoy cooking outdoors with a view of the garden.

Within walking distance is a supermarket, WeMark Supermarket, where you can get fresh rolls in the morning.
Larger supermarkets are a 10-minute drive away.
