We are located very close to Punta Sur where the first ray of sunshine reaches Mexico every day. In the condo you will have 2 bedrooms, 2 full bathrooms, fully equipped kitchen, living room, dining room, outdoor jacuzzi, a parking space and a shared common pool.

Our Penthouse at La Diosa Residences is a brand new and newly equipped property for you and your family. You'll be wearing it for the first time!

Located in a very quiet gated street, with 24 hour security. Just two blocks from the best snorkeling spot Garrafón de Castilla and Parque el Garrafón, as well as the southern point of the island PUNTA SUR, where you can go enjoying both the sunrise and sunset or talking about a walk along the trail overlooking the sea where you can see and photos of the lighthouse and sculptures along the way.
The neighborhood has great restaurants to enjoy live music, drinks, and an international menu like THE JOINT. It is a 10-minute drive from the ferry station and Punta Norte.
We offer our guests an optional yacht shuttle service from Cancun to the island and an optional tour of the entire island. You can ask us about the costs of these optional services.

Great Quiet Location

We really enjoyed staying on the south end of Isla. Very quiet and safe. This unit faces NE so we enjoyed the sunrise every day. The concierge helped us with transportaion from the airport to the ferry and was very responsive when we reached out during our stay.

Nice condo!

The condo was very clean, but it was a little difficult to find which one we were staying in and we had trouble with phone service lagging and you don’t get the code to get into the condo until 3 pm check in time. By the time I requested the code and received it, it was after 3. Also, we had 6 people and only got 4 towels, had to request additional, which they did give us two more.Beautiful location, nice condo, no chairs by pool. Watch for ants if you leave any type of food out.

Beautiful Views but Some Concerns** Our stay at this condo had some definite highlights, but also a few drawbacks worth noting. Pros: The best bed I have ever slept in, in Mexico. The AC worked very well, keeping the condo nice and cool. The views were absolutely beautiful, making for a relaxing atmosphere. ConsNot suitable for small children-the plunge pool has no railing, and the edge drops off three stories below. There is an open elevator shaft (without an elevator) with just a planter in front of it—not ideal for safety. This is the only finished condo in the complex. While there was no construction noise during our stay, it’s clear that at some point, work will resume, and there will be noise. The condo was not cleaned when we arrived at 3 PM, even though we were given the code to enter. The beds were unmade, garbages full, etc. The manager was texting about our arrival time but never mentioned the issue until we brought it up, at which point she said the owner had stayed there the night before and hadn’t informed her. There was a strong varnish smell inside the unit that only improved with open windows and doors. The entry code was very simple and related to the condo address, leading me to believe it is not changed often—something to keep in mind from a security standpoint. The jacuzzi advertised is actually a rooftop plunge pool as it is not heated. Water pressure was an issue, especially when both showers were being used at the same time.

This unit is very spacious, has phenomenal views, very clean, and is beautifully decorated. The bed was very comfortable along with the dining room chairs. The rooftop views and jacuzzi tub provided hours of entertainment. The provided jugs of water, coffee, filters, sweeteners, spices, paper towels, toilet paper, shampoos, soap, and lotions were unexpected and very much appreciated! It is obvious that this unit is brand new! With no laundry facilities, more towels are needed if towels and linens are advertised as provided. The couch is comfortable but sits very low and extremely difficult to get out of. More options of seats throughout this spacious condo would be very helpful. A hand railing on the stairwell going to the rooftop and around the jacuzzi tub is needed for safety. We loved our stay and would definitely come back!
