Welcome to this stunning downtown modern retreat! Enjoy the sweeping views overlooking Beluga Lake and the Kenai Mountains from the 2nd story deck. This home is sure to impress with soaring ceilings and space for your family and friends. Take a short stroll to a refreshing beverage from Grace Ridge Brewery after a day of sightseeing and fishing. The location makes this the ideal vacation home!

The ground floor entrance features a full bathroom and bedroom with bunk beds a a laundry area. Upon climbing the stairs you are welcomed by the abundance of natural light warm and modern design. Upstairs features an open floor plan, beautifully appointed and fully stocked kitchen with modern decor, a sliding glass door opens out on to the deck to enjoy the views while cooking the days catch of the grill! The master suite has a queen bed and an incredible shower! Finally the 3 bedroom also has another queen and a half bath next to it. This sleek and modern property is the perfect home base for your Alaskan adventure!



The remaining two bedrooms share a full bathroom and offer a queen-size bed and two twin beds, respectively.

This home also includes a laundry room with a washer and dryer, as well as a half bathroom on the main level for your convenience.

Keyless entry is provided with a unique key code given the day before your reservation

Although we will not be available in person, please reach out through your booking platform for quick and easy communication. We pride ourselves on being responsive for all guest needs to make your stay more comfortable.

You will need a car to enjoy activities out on the Spit. Or a cab is always an option.

The garage is not available for guest use except the washer/dryer.

Additional Guest Agreement - Guests are required to review the house rule as well as sign The Arrival Co. Guest Agreement. If you have any questions or concerns about the Guest Agreement please feel free to reach out to us prior to making the reservation.

Video Cameras and Noise Monitoring

Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.

These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.
We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. If you have any concerns or questions about our security measures, please do not hesitate to contact us. We hope you enjoy your stay with us and have a memorable experience.

When booking directly our cancellation policy is as follows:
Fully refundable if guests cancels within 48 hours of booking AND its at least 14 full days prior to check in.
50% refund of accommodation fees and taxes (minus a 4% credit card processing fee), cancellation must be made 7 full days prior to check in time.
If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.

What events are covered

This Policy uses the term “Event” to refer to the following situations that occur after booking, are unforeseen at the time of booking, and prevent or legally prohibit completion of the reservation.

Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn’t include lost or expired travel documents or other personal circumstances relating to a guest’s authorization to travel.

Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies. This does not include diseases that are endemic or commonly associated with an area—for example, malaria in Thailand or dengue fever in Hawaii.

Government travel restrictions. Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the Listing location. This does not include non-binding travel advisories and similar government guidance.

Military actions and other hostilities. Acts of war, hostilities, invasions, civil war, terrorism, explosions, bombings, rebellions, riots, insurrection, civil disorder, and civil unrest.

Natural disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida.

What is not covered: Everything else.

House Rules

We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

Please ensure you read and fully understand the house rules at the beginning of your stay.
Failure to follow any of these house rules is a breach of the terms and conditions of your reservation. If anything in our House Rules is unclear, please contact us.

We reserve the right to evict any guest or visitor who fails to adhere to our house rules.

Outline below are our House Rules that we ask you to abide by:
- No parties or events allowed.

- Smoking or vaping of any kind is not permitted anywhere on the property (this includes inside the house), If there is evidence of smoking on the property guests will be subject to an additional fee of $1,000.00 plus actual costs of cleaning and deodorizing the property.

- No pets allowed unless previously agreed upon. Any unauthorized pets will result in an additional fee of $100/night.
: Please ensure that your pet is inside the house during nighttime.
: Guests will be responsible for cleaning up after their pet.
: Please don’t allow your pet onto any furniture.

- No unregistered guests allowed overnight at the property. A maximum of 4 visitors allowed during the day. Any extra overnight visitors must be approved in advance.
: Unauthorized guests will be charged an additional $50 per person, per night. It is the responsibility of the renter to ensure that any visitor also comply with our house rules.

- Please respect check-in and check-out times.
: There will be an additional fee of $100/hour in the event you are not out by the stated check-out time. Late check out may be permitted 24+ hours in advance.

- No illegal substances allowed on the premises.

- Please do not try to flush any sanitary products, baby wipes, or “flushable wipes” down the toilet.

- Children should be supervised at all times at our property by an adult.
: Guests are responsible for the safety of their children at all times.

- In case you misplace a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guests.

- We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.
: Quite hours are from 10pm to 8am.

- If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
: If any neighbors report excessive noise, your vacation rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a total loss of the rental amount.

- We do understand that accidents do happen and kindly request that you report any accidental breakages or damages to me before checking out. In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be, the cost will be either billed to the guests or taken from their security deposit.

- Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! Any excessive cleaning will be billed to the guest (or taken from the security deposit).

- Tampering with any tech (Wifi, security cameras, locks, noise monitors, etc.) is grounds for immediate removal of all guests without refund.

Very clean and nice!

We liked our stay at the house. Very clean and informative instructions throughout. Construction going on in the neighborhood so our view of the water had construction machines etc. But my husband is in construction so wasn’t that big of a deal. The driveway is rock and there is no garage access. This made it a little difficult being on motorcycles. Again, we managed. Would stay there again when passing through.

Homer stay

We loved staying in this beautiful, modern spacious home with all modern conveniences. We loved watching the seaplanes takes off on Beluga lake in the mornings. The kids loved seeing a mama moose with two calves grazing in the field right next to the house. The house was in a very quiet, safe area! I would highly recommend it!

Modern gem with amazing views

This modern gem is in a perfect location! We walked to the brewery and got dinner from the food truck one night. The kids absolutely loved watching the seaplanes take off and land from the deck. We enjoyed watching the moose graze around the property and the views are amazing! Hands down the best vrbo we’ve stayed in. Thank you for creating a living space that is inviting and comfortable.

Photos don’t do it justice!!! Best rental I’ve ever booked in Homer. Easily accommodated 6 of us w/o ever feeling cramped. Absolute beautiful space. You can really tell they didn’t skimp on it he details like cookware, appliances, amazing beds… etc etc….million dollar shower!!!super convenient to all parts of Homer; Spit, old town, downtown l, east end.!!!! Very lovely VRBO. Clean with all the ammenities needed for a great stay. Host was very prompt with our one concern. Pictures are actual home. Love to stay again in the future. We were able to enjoy family while relaxing on the deck with an amazing view of the mountains. First night mom moose and 2 babies graced us all week with their presents. Alaska at its best.
