Exciting things are happening at this centrally located Holmes Beach home on Anna Maria Island! Currently undergoing a full renovation, this ground-level coastal retreat is being thoughtfully transformed to blend fresh, modern updates with the laid-back charm guests know and love.

While the home isn't quite ready for bookings just yet, it's well on its way to becoming an inviting island escape. The interior is being reimagined with bright, open living spaces, updated features, and flexible areas for relaxing, gathering, or working remotely. Outdoors, guests can look forward to beautifully landscaped spaces, a private pool area, and tranquil spots to unwind and enjoy the Florida sunshine.

Now under new ownership—but with the same dedicated management team—you can expect the same exceptional service with a completely refreshed space. We can't wait to welcome guests back soon to experience this revitalized island getaway.

Booking & Fee Policy:
For the most accurate pricing, please include all guests and pets (if applicable) when submitting your reservation request. Additional fees may apply after booking for:
* Extra occupancy (greater than 2 guests per standard bedroom)
* Pets (if not declared during booking)
These fees will be collected after booking confirmation if not included in your original reservation.

Optional Services (subject to availability & approval):

* Mid-stay cleaning (required for stays of 28+ days)
Applicable fees for approved add-ons will be collected separately after booking.

Guest Requirements:
Registered guests must be at least 25 years of age, provide a copy of a valid ID, and be present throughout the entire stay.

Occupancy Limits:
The standard occupancy is two persons per standard bedroom. For additional occupants beyond this limit, a fee of $25 per person, per night, will be charged, up to the maximum allowable occupancy, if applicable.

Quiet Hours:
Quiet hours are from 10:00 PM to 8:00 AM. As this property is located in a residential area, we ask that you respect our neighbors by maintaining a reasonable noise level both during the day and at night. Excessive or unreasonable noise may disrupt the peaceful enjoyment of the neighborhood and is not permitted.

Reservation Policies:
Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:
All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:
Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:
Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Pool and Spa (if any):
The pool is heated year-round at no extra charge for guest convenience, with temperatures maintained between 82-85°F to ensure proper chemical balance and cleanliness. Pool heaters and filters do not operate during quiet hours (10:00 PM to 8:00 AM) per local noise ordinances. Please note that cooler ambient temperatures, especially with a 20°F or greater difference between air and water temperatures, may impact the pool heater's effectiveness.

The spa, when available, is a section of the pool that can provide relaxation, bubbles, and water temperatures in the high 90s to low 100s. However, it is not designed to function as a commercial hot tub and is not permitted to operate 24/7. Spas may be unavailable during summer months (June–September) to prevent overheating of the pool water, which could compromise chemical balances. Guests are prohibited from adjusting pool equipment; failure to comply may result in fines or liability for damages.

Guests are required to read and follow all posted rules, safety information, and operating instructions.

Property Security and Safety:
This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:
- 50% of total amount due must be made at time of reservation request to confirm reservation.
- 50% of total amount due must be paid on or before 60 days prior to check-in date.
- Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:

Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.

Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

Loved Anna Marie Island!! Beautiful beaches not too far away and the neighborhoods were very walkable…Excellent restaurants even at the beach cafe and property management was very accommodating even with all the unfortunate circumstances!

We had an amazing stay! The property was perfect for our family of four. The pool and spa were fantastic. The grounds were beautiful with many native plants. The house made us feel like we were home away from home. There wasn’t a single thing we needed or wanted that the house didn’t provide. The communication with Once Upon A Beach was great and they were very accommodating and thoughtful. We truly felt cared for. We will definitely be back!!

Overall this is a nice property with a nice heated pool and hot tub area. Location is close to the marina & about an 8min walk to the beach. Good: Kitchen is well stocked with necessary gadgets/pots/pans/utensils etc. There are bikes and beach chairs in the garage should you be so inclined. Main living area is wall to wall sliding doors and gets lots of natural light. Pool is beautiful and the little hot tub section gets warm but not too hot (90 -100F). Lots of outdoor spaces. Bad: Biggest issue: I'm highly allergic to cats/dogs and verified with the company in advance that there were never animals in the home. When we got there, however, there was pet fur everywhere ALL OVER the floor. Aside from my severe allergies this also made me question the 'deep clean' that they do between guests:( Management company confirmed that the owners had their family dog in the unit prior to our stay. They offered to send the cleaning staff to redo the floors. I opted for getting a swiffer delivered(didn't trust the cleaning and didn't want ppl in the home while we were there) as well as air purifiers. The washer/dryer were also dirty and covered in fur so management sent cleaners for that. Ended up getting super sick after trying to fight it off for the first week of the stay:( Other stuff: if you have small but mobile children, this home is tough. There are no screens on the doors so there is no way to get fresh air into the home without having the door leading directly to the pool open (living room, master bedroom and one other bedroom). There are also no areas in the enclosed /screened section of the back yard that are protected /gated from the pool in any way. There are lots of small rocks both inside the home (living area) and in all outdoor areas of the property - had to constantly tell my 14m old that we don't eat rocks. Nook in kitchen leaked water when it rained and has mould visible in the window there. Curtains in bedrooms are kind of annoying (instead of one single long curtain it's like 5 or 6 narrow ones and they don't slide easily on the rod). Stove is electric. Outdoor furniture pillows could use a refresh (change or at least wash /sanitize). The screen for the backyard/pool area has some fairly large holes in a few places that need to be patched. Sulfur smell in the yard- maybe from marina but likely from construction down the street pumping ground water that leaked everywhere right near this home. It was wrapping up on our last day.

The home was in beautiful. Tucked away in the corner surrounded by greenery (job well done)! Plenty of space and things to do. Only downside was it was an exceptionally cold start to the week and pool/spa even with heater was to cold. Kids completed one of the puzzles the owners had there. (Suggestion… maybe add few more games for families ) Loved access to the bicycles (5), pickle ball paddles, and beach equipment (very well stocked garage for outdoors)! Overall, nice place, clean and comfortable and walking distance to beach. Would definitely stay again.

My parents have limited mobility so having everyone and everything on one level was perfect for us. The pool, hot tub and bikes made our stay very enjoyable and the management company is VERY responsive and helpful.

Perfect home for our first visit to AMI. We loved the private screened in pool area. It is beautiful and our favorite part of the house. House is a 7-8 minute easy walk to the beach. Mike and Nikki are very responsive and easy to work with. An instant water heater went bad during our stay and water was everywhere. It was 9:45pm and Mike was at our door within 5 minutes. He had a plumber at the house the next morning and it was fixed within an hour. Later Nikki stopped by the house with a gift card for a local ice cream shop. Yes, it was an inconvenience, but things go bad without warning and they acted quickly to fix the problem. We would definitely rent this house again and wouldn’t hesitate to rent any of the houses managed by Once Upon A Beach. Our only suggestion would be better blinds/curtains. They left through to much light for our liking.

My family recently rented this property over Spring Break and absolutely LOVED it! The house and pool were exactly as they were pictured and more. Everything was clean, updated, and comfortable. All of the beds and pillows were top notch, the furniture was comfortable and clean, the garage was well stocked with bikes and beach equipment, and the pool was amazing We hoping to reserve this house again next year and we've never booked the same house twice. We would highly recommend this house.!

Now I know that after this review I’ll open the gem. I wish everyone who stays in this house treat gi as their own and even better. The furniture, the bedding, the dishes, the kitchen-everything is clean and stocked in full. Spacious house, very open, the pool area is amazing. The lounge chairs, the table with chairs-it’s convenient to swim and have lunch outside. Love, love , love! The communication with management is prompt and efficient. Will definitely return here again.Holmes beach is close e and better choice to find the parking lot.

Such an amazing property. Our family of 4 had more than enough room in this updated and spacious rental. Location was perfect, 10 minute walk to the beach. So many amenities available in the garage, bikes, beach chairs, beach cart, it saved us so much money from having to rent our own for the week. Thanks again for a memorable week for our family. We would definitely stay here again.

This property was excellent. We were a little concerned being a few blocks from the beach, but it worked out perfect. We much prefer the privacy and seclusion of our getaway. There was minimal traffic and easy access for biking and walking. The beach was a straight walk from the house and was excellent. Not crowded at all. I can see other beach access points getting congested based on the neighborhood around the access point. Everyone loved the pool and hot tub. We could’ve just stayed there all day without the beach. All the glass made the home so tropical and open. It met and exceeded our expectations and made us feel at home no matter where you were in the home. we felt like we could see each other and be with each other even if we were doing our own thing like watching TV, doing a puzzle, swimming or making food. Technology all worked out great so the kids could be happy watching their stuff and us to. Bikes of all sorts of sizes made it possible for us to ride. Plenty of beach toys and pool toys in the garage for the kids. Lots of puzzles and games inside to. We had it all. Rain, wind , beautiful sunshine. No matter the weather we felt great at home.

We found this wonderful place on short notice and were not disappointed. Wonderful location and beautiful outside area. Hot tub gets nice and hot and has a garage full of beach toys and bikes. Will definitely return.
