  • Fully renovated in June 2026, this beautifully updated villa combines modern comfort with coastal charm in a convenient location just a short walk or bike ride from the beach, General Store, complex pools, golf, tennis, and other resort amenities.

    The brand-new kitchen features all new cabinetry, appliances, and is fully stocked for preparing meals during your stay. Conveniently located just off the kitchen is a private service yard, while a stacked washer and dryer are thoughtfully integrated into the kitchen cabinetry for added convenience. The dining area seats six and flows seamlessly into the spacious living room, where vaulted ceilings and abundant natural light create an open and inviting atmosphere. The living room is comfortably furnished with coastal décor and includes a Smart HDTV, complimentary Wi-Fi, and a dedicated workspace for guests who need to stay connected while away. Sliding glass doors lead to a large private deck overlooking the lagoon, complete with outdoor seating for six; an ideal spot for morning coffee, al fresco dining, or simply relaxing and enjoying the view.

    The spacious primary suite features a king-size bed, Smart HDTV, and direct access to the private deck with tranquil lagoon views. The fully renovated en-suite bathroom offers a tiled walk-in shower and a modern backlit mirror.

    Across the hall, the guest bedroom is furnished with one double bed and one twin bed, along with a Smart HDTV. Guests have access to the fully renovated hall bathroom, which features a tub and shower combination and a contemporary backlit mirror. This stylish villa offers the perfect blend of comfort, convenience, and updated accommodations for your Hilton Head Island getaway.

    Limited to two car passes per reservation.

We didn’t mind a walk to the beach, but renters should be prepared that it is about a 15 min walk to the beach. Pool is in the complex a five minute walk away.

Overall, I do not recommend this vacation rental. Reviewer Comments: Palmetto Dunes Resort is beautiful, clean and well maintained. Perfect location for Island activities.Our condo, however , was in need of repair and updates. The sheets had not been changed in the bedroom and had coffee and food on them. The bathroom and kitchen cabinets were old and stained. The back steps were a safety hazard. I would definitely stay at Palmetto Dunes again but not this particular condo.

The main office staff at the Welcome center is excellent and helpful. The unit we were in this year is desperately in need of renovation. It was the worst one we have ever stayed in. The kitchen was poorly stocked for basic cooking. Thankfully, the office staff got permission to get some (but not all) of the needed items and also got our totally plugged tub drains snaked out the very next day, after very brief showers the night before with water up over our ankles.

The kitchen is large and the dining table is a very nice size. We loved the open floor plan. The cable went out and we needed service. The router in the master bedroom was not marked well and the 2 control switches on the walls need to be marked as such.

Overall, I do not recommend this vacation rental. Reviewer Comments: Palmetto Dunes is a beautiful resort! We have enjoyed numerous stays at Palmetto Dunes and that is why we have continued to return for over 15 years now. This particular stay, with the exception of the rental property itself, was exceptional as always. The rental property itself was very disappointing. The entire property is extremely outdated and many things were not functional. It took a lot of effort to come in and go out to the back deck due to the sliding glass doors and screens having broken or missing handles. The glass and screen doors were also very difficult to slide. The bathroom cabinets and drawers were so old and gross that we did not want to place personal care items in them. What an inconvenience. The floors were very dirty, especially the kitchen and bathroom floors. We had to clean the floors ourselves with limited cleaning tools available just So our feet were not black when walking barefoot throughout the interior rental property. The electric stove had broken elements on the surface that were extremely unsafe to use without risk of being injured/burned from pots/pans falling over/off the burner. Garbage pick up was posted in our information to be Monday and Thursday, yet the garbages was picked up once throughout our stay on Wednesday. The positive point of this property was that the view of the golf course and lagoon from the back deck was fabulous! Overall, we definitely feel we were unfairly charged the same rate for this property for unacceptable conditions compared to other rentals that cost the same but were in much better condition and would have provided an effortless, pleasant vacation. I would Not recommend this particular rental property to anyone at the current rate expected.

Reviewer Comments: We've been coming to Hilton Head for over 20 years and this was our 1st stay at the Palmetto Dunes.We were happy we rented a condo here this time. We biked to/from the beach and around (HH Outfitters bike rentals - highly recommend!), ate at Ocean Blu and at Alexander's - both yum and great service. Very relaxing weekend!

Great stay!

We had a great week. The property was clean and really big which we loved! The location was also very convenient to the tennis center, and general store. We rented bikes and easily rode down to the beach which was only a few minutes ride away. The pickle ball programming was excellent and we had lots of fun. It was our first trip to Palmetto Dunes and we’ll definitely be back.

Stay at the Beach

Rating Details: The vacation rental was spotless. I was somewhat unhappy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The rental is pretty dated, but clean and spacious. It is about a half mile from the beach. The property has a keypad for entry, and we were told to download an app and our entry code would be sent to us. This did not happen, and we had to go by the after hours lockbox which was not functioning. It took 20 minutes for a tech to arrive, and then he broke the key off in the lock. After close to an hour someone from the front office was reached and they were able to send us the code. Palmetto Dunes needs to embrace contactless check in, especially in units that have this ability. We were an hour late meeting family for dinner because of this issue. Parking passes and amenity cards can be just left in the unit and the access code provided via the app they already make you download. The area of Palmetto Dunes is very pretty though and the bike paths and gardens are well maintained and there are lots of family friendly activities.

Overall, I do not recommend this vacation rental. Reviewer Comments: Property at 708 Queens Grant not exactly as advertised. Pictures on website did not reflect condition of property. HUpon arrival we found screen door damaged, light bulbs burned out, toilet paper holder missing, wall paper torn. Beds were uncomfortable. When we reported these problems we were told that a manager would contact us. Still waiting for that. Unit was clean but old and needed updating. When we moved one of the dining table chairs the front leg fell off. Carpet was old and worn. Step leading into front door was rotten at one end. When you pay more than $300 per night you expect, and should get, better than this. If we ever go back to Hilton Head we probably won't stay at Palmetto Dunes.

Overall, I do not recommend this vacation rental. Reviewer Comments: Everything about PD was great except for the unit. It is obvious that the owner(s) do not care about the unit. As long as they can rent it out and get their revenue it does not matter if the unit is functional. The washer and dryer barely work(3 hours for a load)The patio/screen door is off the rails. The grill is DISGUSTING. That should have been replaced years ago. The place is old. Other units in Queens Grant have been updated. This place is circa 1975.
