Escape to a beautifully designed 3-bedroom, 2.5-bath townhome in Heber City’s scenic Jordanelle Ridge community. This spacious 2,700-square-foot retreat features Restoration Hardware furnishings, upscale finishes, and views of Mount Timpanogos.

The home is approximately 10 minutes from Deer Valley East Village, 20 minutes from Park City, and close to Jordanelle State Park. Enjoy easy access to skiing, hiking, biking, boating, fishing, shopping, and dining.

The main level features a primary suite with a king bed, Smart TV, walk-in closet, patio access, and private bathroom with a soaking tub and walk-in shower. The open living area includes a fireplace, Smart TV, dining table, fully equipped gourmet kitchen, and private balcony with Adirondack chairs.

Downstairs, one bedroom has a queen bed and Smart TV. The third bedroom includes a queen bed and full-over-full bunk bed. This level also has a shared bathroom with a walk-in shower and a laundry room with a washer, dryer, ironing supplies, and mini refrigerator.

Guests have access to the entire home except the locked owner’s closet.

After booking, the primary guest will receive a secure link to complete verification, sign the rental agreement, and select either a $600 refundable security deposit hold or a $160.50 non-refundable damage waiver. The hold is released seven days after departure, provided there are no damages or additional charges. The process must be completed before the door code and access information are released.

The primary renter must be at least 26 and remain at the property. Only registered guests are permitted. No pets, smoking, vaping, parties, events, or large gatherings.

Exterior cameras monitor the front entrance and rear street-facing area. A noise monitor measures sound levels only and does not record conversations. There are no cameras inside the home.

***Required Pre-Check-In Process

After booking, the primary guest will receive an automated email with a secure link to complete the required third-party pre-check-in process, provide the requested verification information, sign the rental agreement, and select one of the following damage-protection options:

• **$600 refundable security deposit authorization hold**
• **$160.50 non-refundable damage waiver**

The refundable deposit is an authorization hold, not an immediate charge. It will be released seven days after departure, provided there are no damages, missing items, excessive cleaning charges, or rental agreement violations. Bank processing times may vary.

The pre-check-in process must be completed before the door code, check-in instructions, and property access information are released.

***General Rules

• Check-in begins at 4:00 PM
• Checkout is by 10:00 AM
• Self-check-in is available through the front-door keypad
• Maximum occupancy is eight guests, including children
• The primary renter must be at least 26 years old and must remain at the property throughout the reservation
• Only registered guests are permitted unless prior approval is provided
• Please treat the home, furnishings, and community with care

***Smoking and Vaping

Smoking, vaping, and e-cigarettes are strictly prohibited inside the home. Any evidence of smoking may result in a $500 cleaning charge.

***Pets

Pets are not permitted due to guest allergies. Unauthorized pets may result in a $500 charge.

***Parties, Events, and Noise

Parties, events, and large gatherings are not permitted.

Quiet hours are from 10:00 PM to 7:00 AM. Please keep music, conversations, and outdoor activity at a respectful level.

Violations involving parties, excessive noise, or unauthorized guests may result in removal from the property without a refund and additional charges.

***Cleaning and Maintenance

• Please notify us promptly of spills, damage, maintenance concerns, or safety issues
• Load and start the dishwasher before departure
• Remove all trash from the home and place it in the bins located in the garage
• Trash pickup is Thursday morning
• Guests staying Wednesday night must place the trash cans at the end of the driveway Wednesday evening or early Thursday morning
• Excessive cleaning or damage beyond normal use may result in additional charges

***Fireplace and Fire Pit

• The indoor fireplace is electric and available for guest use
• The outdoor fire pit is located on the patio outside the primary bedroom and uses propane only
• Never leave the fireplace or fire pit unattended
• Turn off the fireplace and fire pit completely after use
• Wood-burning fires are not permitted inside or outside the home

***Winter and Ski Equipment

• Store skis, snowboards, and wet outdoor gear in the garage
• Wet or muddy equipment is not permitted inside the living areas
• Hooks are available in the garage for gear storage
• Remove boots and shoes at the front door or in the garage
• Shake off excess snow, ice, and mud before entering
• The HOA maintains the roads and driveway, but four-wheel drive or all-wheel drive is strongly recommended during winter conditions

***Parking

Parking is available for up to four vehicles:

• Two vehicles inside the garage
• Two vehicles in the driveway

Street parking is not permitted due to community regulations and snow-removal operations. Do not block neighboring driveways, sidewalks, or roadways.

***Energy Use

Please turn off lights, televisions, electronics, and small appliances when they are not in use.

***Security and Safety

• Lock all doors and windows whenever you leave the property
• Exterior security cameras are installed for safety; there are no cameras inside the home
• A noise-decibel monitoring device is installed to monitor sound levels only and does not record conversations
• In an emergency, call 911

***Checkout Instructions

Before leaving, please:

• Place used towels in the laundry hamper
• Load and start the dishwasher
• Remove all trash and place it in the garage bins and roll to end of driveway for pickup
• Check closets, drawers, under beds, and outlets for personal belongings
• Sign out of personal streaming accounts
• Close and lock all windows and doors
• Set the thermostat to 70°F
• Return household items and furniture to their original locations

Please note that items left behind may be discarded by the cleaning team, and we may not be able to retrieve or mail them.

***Charges for Rule Violations

• Smoking inside the home: $500
• Unauthorized pets: $500
• Unauthorized guests: $100 per person
• Lost keys, remotes, or access devices: $50 per item
• Unauthorized late checkout: $50 per hour
• Excessive cleaning or property damage: Actual cleaning, replacement, or repair cost
