CHILLING & EATING Relax in the spacious living area, complete with ample seating, a Smart TV (please use your own logins for app access), and a log burner. The adjacent dining area comfortably seats six, and the kitchen has everything you need for cooking up your favourite family meals. You are welcome to visit the Host’s vegetable garden stocked with herbs, fruits and veg, you might even spot them every now and then in the garden and they would be delighted to show you around. Please keep dogs on a lead in the Vegetable Garden.

OUTDOOR LIVING The deck and private, fenced garden offer an ideal spot for enjoying a sundowner or sharing a family meal around the outdoor table. The small fenced garden off the Deck is perfect for both children and pets to play. You are welcome to use the benches located around the Barn, and to pick flowers, veg or fruit in the vegetable garden during your stay but please be aware that for children and dogs, there is no secure fencing of the wider property outside of the small fenced area off the deck and there are water hazards in the wider property and adjacent Creek.
EATING OUT
For a laid-back pub experience, The Ship is a great spot to enjoy a drink while the kids try crabbing. They offer classic pub fare and a delicious Sunday roast. Alternatively, head to the Ferryboat Inn on the Eastern tip of the Island, or drop into Inn on the Beach for a cold beer whilst watching the kite surfers.
For a relaxed lunch with scenic marina views, head to Salt Shack Café at Northney Marina. It’s perfect for a tasty waterside meal - and it’s dog-friendly too. For a classic cream tea or light lunch try Northney Farm Cafe
For the best fish and chips on the island, Whistlers is the go-to spot. They also offer delivery, as does Gandhi Indian Restaurant in Mengeham Village.
If you’re craving freshly made pizza, Sizzling Pizza is a must-visit. This popular pizza van sets up in the car park of Hayling Hardware on Friday evenings, serving excellent made-to-order pizzas—don’t miss the prosciutto!
Waitrose and other supermarkets deliver to the Barn. There is a large Lidl and local CO-OP, Sainsbury’s and Tesco on the Island
GETTING AROUND Mengeham Village: 11-minute walk away Havant Train Station: 15-minute car ride away. London: Frequent trains from London Waterloo or London Victoria to Havant take about 1.5 hours, with plenty of taxis or a bus connection to Hayling Island at the station.
NEARBY ATTRACTIONS From the house, you can join the coastal public footpath that leads past Mengeham Rythe Sailing Club, offering spectacular views across Chichester Harbour and onward to the seafront, where you can enjoy stunning vistas over the Solent to the Isle of Wight.

The Billy Trail is another fantastic scenic route for walkers and cyclists, running along the west coast of Hayling Island. Following the path of a former railway line, it offers a tranquil, traffic-free path with sweeping coastal views - perfect for nature lovers, casual strollers, or keen cyclists. At the top end of the trail near the bridge, Bronte’s Food Truck serves tasty snacks and really good coffee.
For watersports lovers, Chichester Harbour offers some of the South Coast’s best conditions for sailing, windsurfing, kitesurfing, paddleboarding, and swimming. Head to Sparks Marina, where several companies offer paddleboard rentals and lessons.
For cycling enthusiasts, consider biking to the Ferry Point on the island’s west side to catch the small ferry to Eastney Point , Southsea. Check the ferry timetable on their website before your trip. From Eastney, enjoy a ride along the wide seafront promenade through Southsea to historic Old Portsmouth. Feeling adventurous? You can even take your bike on the Hovercraft to Ryde and spend the day exploring the Isle of Wight's many scenic cycle routes. The walk and cycle paths and pubs of the South Downs are accessible from Queen Elizabeth National Park, a 20 minute drive off the Island.
Seacourt Tennis Club, just a 5 minute drive away, boasts 7 different racket sports including Real Tennis (the original game played by King Henry VIII), Lawn Tennis, Badminton, Squash, Padel and Pickle Ball, and they welcome guest players.
The Hayling Light Railway is a charming 2ft narrow-gauge steam railway running between Eastoke Corner and Funland Amusement Park. This two-mile round trip takes passengers along the island’s award-winning Blue Flag beach, with fantastic views of the Solent, and the Isle of Wight. For classic seaside fun, Funland Amusement Park offers a mix of exciting rides, arcade games, and traditional treats, making it a great choice for families.
For a fantastic day out, head west to Gunwharf Quays and Historic Dock Yard in Portsmouth. Just a short drive away. This vibrant waterfront destination features designer outlet shopping, a variety of restaurants, picturesque harbour views and is home to HMS Victory and The Mary Rose. For a unique perspective of the coastline, consider a visit to the Spinnaker Tower, where you can take in breathtaking panoramic sights. Alternatively head East to the historic cathedral-city of Chichester with its fabulous theatre, boutique shops and restaurants.
You will have access to the entire barn with parking for two cars at the bottom of the driveway. You will have access to the secure garden, and are welcome to explore the veggie garden where you may see the Host from time-to-time.
CHECK IN / CHECK OUT Check in time is after 4pm and check out time is before 10am. Please can we ask that you check out on time to prevent any disruption to the cleaner's schedule.
Please note a fee of £100 for lost keys and £50 for call outs if locked out.
CLEANING/ LINEN The property will be cleaned and prepared with linen and towels for your arrival. Mid-stay cleans are not included, but please get in touch if you would like to pay to book a clean or fresh linen and towels during your stay.
We will also provide a limited amount of consumables (toilet rolls, shampoo/conditioner etc.) to kick-start your stay and can recommend a local store where you can easily purchase more when you are settled in.
PETS Two small, well behaved dogs are welcome to join you on your holiday in the cottage, for an additional fee of £30 to cover extra cleaning. Please message in advance with the details of your pet (breed/age). - Dogs must be well behaved and house trained. - Please do not allow them upstairs or on the furniture. - Please clear up after them in the garden and around the property. - Muddy paws should be cleaned before they are allowed in the house. There are dog towels for you to use. Please wash and dry these before you leave. - Please do not leave them alone in the property.
YOUNG CHILDREN We have a travel cot and high chair upon request. Please note you will need to provide your own cot bedding and linen.
