The Space:
This spacious ski-in/ski-out condo is the largest-sized condo at SnowPine Village, offering plenty of room for families and groups. Perfect for two families or a large group of friends, the layout includes two private bedrooms, an open loft, and a warm, welcoming living space with direct slope access.

As you enter, the modern galley kitchen features hickory cabinets, quartz countertops, and stainless steel appliances, making it fully equipped for preparing meals after a day on the mountain. The dining table, which comfortably seats eight, creates the perfect setting for gathering with friends and family.

The living room is a cozy and inviting space with a gas fireplace as its focal point. A 55” Roku TV and Sonos sound system provide entertainment, while the large sliding doors flood the space with natural light and lead to a covered patio. From the comfort of the living room, you can watch skiers glide down the slopes, making it the perfect après-ski setting. For added comfort, a mini-split A/C unit ensures the space remains comfortable year-round.

The primary bedroom is designed for rest and relaxation, featuring a king-sized bed, blackout curtains, a private en-suite bathroom with a walk-in shower, and a mini-split A/C unit for personalized climate control. The second bedroom includes a queen bed, a mini-split A/C unit, and easy access to the hallway bathroom with a shower/tub combo.

A spiral staircase leads to the loft, which offers a twin-over-full bunk bed and an additional full bed. While spacious and open to the main living area below, the loft is best suited for children or more agile guests due to the nature of the staircase.

This condo also includes keyless entry, high-speed WiFi, in-unit laundry, and access to on-site pickleball courts, ensuring convenience and entertainment during your stay.

During the winter months, guests can take advantage of true ski-in/ski-out access, with direct entry to both the SnowPine and Sunrise lifts. A ski locker is available for storage, making it easy to transition between the slopes and the warmth of the condo.

In the summer, the condo transforms into the perfect basecamp for outdoor adventure. The trails at Holiday Valley offer incredible hiking and biking, while Spruce Lake provides opportunities for paddleboarding and kayaking. For thrill-seekers, the adventure park and mountain coaster offer a fun way to experience the mountain in the warmer months. Guests can also enjoy a day pass to Tamarack pools & cabana bar, or explore the charming town of Ellicottville, just a short drive away.

With stunning slope views, modern amenities, and unbeatable ski-in/ski-out access, this largest-sized condo at SnowPine Village is an ideal retreat for two families or a large group of friends, offering the perfect blend of comfort and convenience for your next mountain getaway.

The condo is located at SnowPine Village which surrounds the SnowPine lift at Holiday Valley.

Getting Around:
You can usually hail a ride share on the weekends. During the ski season there is a shuttle that will pickup in the parking lot and take you to the lodge at Holiday Valley.

Other Things to Note:
Please note that there are stairs from the parking lot down to the common building entrance, as well as additional stairs leading to the unit, which may be challenging for older guests. The loft stairs are narrow, and the loft may not be suitable for small children. During the winter months, a 4x4 or AWD vehicle is recommended due to snow and ice conditions. Additionally, there is a restriction of two cars per unit during the winter, and guest parking passes will be provided.

Holiday Valley offers year-round activities, including paddleboarding and kayaking at Spruce Lake, mountain biking, adventure courses, a mountain coaster, and golf. A day pass to the Tamarack pools and cabana bar is always a great time.

Interaction with Guests:
You will check yourself in and out. I am available via messaging. I try to respond as soon as possible, however, any message after 8pm may not be seen until the next morning.

This updated condo was perfect for our stay at Holiday Valley. The condo was very comfortable and spacious enough for 4 adult men to share easily. You can't ask for a better location. We walked out of the condo and looked right at HV's famous Wall run. I gave it 5 stars because 6 wasn't an option.

My family and I stayed here for a short ski getaway. I cannot say enough good things about this cabin. The location is ski in/ski out & it’s so cool to have the view of the slope & chairlift going by as you look out the back door. Condo was spacious, clean, and so cozy with a fireplace. Stocked with all the amenities you may need to cook & enjoy some breakfast before hitting the slopes. We skied right to the door mid day for some lunch & headed right back out, does not get anymore convenient than that! The owner checked in on us as incase we were in need of anything which was thoughtful. We just left & cannot wait to be back! Thanks again!

This was our first time to Holiday Valley and we loved the location of this rental. It is right on the mountain making it a true ski in/ski out. The condo had everything we needed, including a separate ski locker to keep all our gear. Josh was very accessible and answered all my questions right away. We already booked to return next year!

This property exceeded expectations! Very well appointed, it had all of the amenities we needed and then some. Directly next to a ski lift, not only was access wonderful, the view while enjoying the fireplace on a cold, snowy afternoon was like being in a movie. The property was exceptionally clean as well. We look forward to returning!

We love staying here because it is scenic, quiet, comfortable, and in the most perfect location. Easy to town. Easy to summer hiking trails (and winter ski trails). Just easy. The beds are all comfortable. Having two bathrooms is a bonus. And the kitchen is well supplied with coffee makers, a plug-in hot water pot, great knives, and plenty of dishes, mugs, and glassware. The host responds quickly to messages. Highly recommended!

The place was well kept, in a perfect location and decently priced! We very mch enjoyed our little family getaway! We would happily return another time! - notes: I would suggest tea towels get packed- it was really the only thing missing and important for washing up, especially with a family and dishes.

Was perfect for two couples and two adult siblings. Had there been ample snow, the ski in-out would have been awesome. Josh should leave a note in the unit to provide the guests with instructions on how to leave the unit....garbage where, towels where, dishwasher on, etc.

Our regular go to place Ellicotville mini weekend getaway,This little townhouse was perfect spot for us ,location was absolutely perfect since we played golf for two days it’s so easy to get to and close to everything else . Cutest renovated townhome made so cozy and comfortable, couldn’t ask for anything better ! Thank you 😊

This townhouse was perfect! Very cozy, clean, accomodating. It had everything in the kitchen as far as utensils/pans that we would need. The sleeping situation was perfect for our family. My only concern was my 5 year old would get on the loft full sized bed and lean over the railing to talk. A little railing of some sort up there night be a good idea. We would definitely stay again and recommend it to friends!
