The Space:

This house has so much to offer. The house is split into two parts - the main house and an attached yurt style guest house - all included in your stay.



The main house has 3 bedrooms:

BR 3: Two Queen Beds



Attached Guest house - has a separate entrance!

** MAIN HOUSE **



- Entrance: As you walk in you are greeted by a mountain mural that guests love to take photos and create memories with.



- Kitchen: Fully equipped kitchen with modern appliances. A custom butcher block Coffee Bar containing drip coffee, french press, bean grinder and keurig.



- Dining Area: Dining table that seats 8, a bar top that seats 2, plus 3 barstools at the kitchen bar top. Plenty of seating for everyone to enjoy meals.



- Living Room: Completely renovated room with new floors, modern rustic decor, leather furniture, and a fireplace. This is a cozy space to enjoy morning coffee, gather with family, and watch your favorite show on the 65" Smart TV with cable TV included!



- Office: Next to the living room is a cozy office for those looking to get some work done while on vacation.



- Home Theater Room: This is a brand new addition to the house. A custom built home theater that includes: 120" Projector, surround sound, dimmable theater lighting, 10 theater seats that recline, 2 large cushion seats, and Amazon Fire TV to stream all your favorite movies with just a few clicks!



- Bedrooms:

1) Queen bed, tub/shower combo, full bathroom, smart TV.

2) King bed, Full bathroom with walk in shower, smart TV.

3) Two queen beds, massive master bathroom, double vanity, walk in shower with bench seat, and huge walk in closet.

Near the bedrooms you will find a beautiful and unique spiral staircase in a cylindrical stairwell. This leads you to the Gameroom and the Rooftop Patio Lounge! Please note: the only access to the game room is via this spiral staircase.



- Game room: MASSIVE space, custom butcher block bar counters, mini fridge, ice machine, curved bar with 8 bar stools, 65" Smart TV, regulation size pool table, poker table with cards and chip set, multicade with all your classic arcade games, foosball table, conversation sofa set & full bathroom.



- Rooftop Patio Lounge: One of the highlights of this property is the 2,000 square foot rooftop patio lounge. This space has everything for your family entertainment. Dining table, full lounge conversation set with propane fire pit, lounge chairs that fully recline, a covered bungalow daybed and string lighting that goes around the entire space.. In the storage bin, there are multiple outdoor games to include: cornhole, large connect four, and oversized Jenga.



** GUEST HOUSE **



- Fully equipped kitchen, dining table that seats 4 people

- 1 bedroom with a queen bed downstairs

- Spiral staircase takes you to the loft which has two twin beds and a closet

- Smart TV and sofa

- One full bathroom with walk in shower

** OUTSIDE **



- Hot Tub with mountain views with a privacy screen and string lights hanging above. This is a magical experience in the evening and as the sun is setting.



- Back deck, covered patio. This includes two seats, perfect for enjoying a morning coffee and also has an outdoor dining table with 4 seats.



- Rocking Chairs. As you walk from the back deck towards the hot tub and sauna, you will find 4 wooden rocking chairs with spectacular mountain views. Wake up at sunrise to enjoy coffee and a beautiful sunrise coming over the mountains!



- Sauna - the sauna is located in a separate building near the covered parking area. This is an infrared sauna that seats up to 4 people at a time and has a glass door to enjoy the mountain views while in the sauna!



- Charcoal grill and grilling station. A griller's dream! Large, park style charcoal grill and grill station is located in the front of the house along the rock wall.





Pets are welcome for $250 for the first pet and $100 for each pet after.

The neighborhood is a spacious and quiet community, with tons of privacy. Nestled in the mountains, yet just a few miles away from all the action of the GSMNP, downtown Gatlinburg, Pigeon Forge, Dollywood, Arts and Crafts District and much more. Family and friends looking for the ultimate experience and relaxing vacation - this is for you!



Getting Around:

The roads are hilly and windy, as this is a mountainous area! The closest grocery store is just 5 minutes away, making it super convenient to grab groceries.



Other Things to Note:

Primary Guest must be at least 25 years of age to book this property.



Check-in is at 4 pm

Check-out is at 10 am



- - Please do not allow dogs in the beds or sofas.



GUEST VERIFICATION:

To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.



Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:

- Agreeing to our rental terms and conditions.

- Providing a valid government-issued ID and a matching credit card before check-in.

- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book.



The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you!
