Check-In & Check-Out

- Check-in: 4pm
- Check-out: 10am
- Early check-ins and Late check-out must be approved in advance. The property is large and our cleaning team needs ample time to prepare the property for your arrival and for the arrival of future guests. We want to be sure that they have enough time to create a clean and comfortable environment prior to each stay!

* NO SMOKING POLICY*
For the comfort and safety of all guests, smoking or vaping of any kind is strictly prohibited inside the home, on the decks, or anywhere on the property. Thank you for understanding!

*PET POLICY*
Please limit your pets to one small dog. There is a $200 per pet fee to account for the additional cleaning.

Pets cannot be left unattended in the home, or must be crated if the pet owner is away. Thank you for honoring this policy.

Alternatives: Please consider local doggy daycare, boarding services, or pet sitting apps for when pet owners need to leave.


*Asian Beetle/Ladybugs & Other Bugs*
It’s beetle & bug season in the Smokies, and they’re very common in mountain cabins—even with regular pest control. You may see them in the mornings, especially on warm, sunny days.
Please feel free to use the wall mounted cordless stick vacuum located on the lower level near the back door.

*NO PARTIES*
While we know parties can be fun, they’re not permitted at our property. Thanks for your understanding and helping us keep Treetop Retreat peaceful for everyone!

*LOCATION*
This beautiful cabin sits at the top of a mountain—because the best views come with a little climb! The final 10 minutes of the drive can be winding for some, but many find it scenic and stunning. Roads are fully paved, and under normal conditions (excluding snow or ice), 4WD is not required.

As you're staying in the mountains, you may encounter wildlife such as bears, deer, or even a few bugs—it's all part of the mountain experience!

We want you to have an incredible stay—thank you for helping us keep Treetop Retreat safe, clean, and enjoyable for everyone!

* General Rules*
No smoking or vaping of any kind (tobacco, marijuana, cigars, etc.) inside the home or on the decks.

No parties or events allowed.

Only registered guests are permitted on the property unless approved in advance. Please simply reach out if you want an extra guest to visit and we'll do our best to accommodate.

Please treat the home and surroundings with care and respect.

Cleanliness & Damage
Clean up after yourself, especially outdoor areas like the fire pit and decks.

Please remember to cover the swim spa after each use. This will ensure it will remain debris free and heated for future guests.

Report any damages or issues within 1 hour of check-in.

Do not move or remove furniture or décor without permission.

No tape or adhesives on walls or any surfaces.

Evidence of indoor smoking will result in a $500 cleaning fee.

Amenities

We do our very best to make sure all amenities are fully operational and in good condition for your stay. If by chance, something is stolen, damaged or inoperable prior to or during your stay and we are unable to repair, replace or service it during your stay, we are unable to offer any refunds or compensation.

Safety & Security

- Lock all doors and windows when leaving the property and make sure doors are locked while inside the property as well (see info about bears below)
- Keep cars locked and do not leave food inside vehicles. We are not responsible for your vehicle.
- For guest safety, there is an actively recording security camera located outside in the front of the house.
- Tampering with or touching the security cameras is prohibited and will result in being asked to leave the property immediately with no refund for remaining reservation.
- Unauthorized guests or visitors are not allowed

Communication & Guest Conduct

- Guests must report any issues during the stay so we can promptly resolve them
- Failure to report issues while on-site may limit eligibility for refunds or dispute resolution
- Disrespectful or threatening communication may result in immediate termination of the stay
- Attempts to extort refunds by threatening a negative review will be reported to VRBO immediately

Swim Spa Rules

- Use at your own risk - no lifeguard on duty
- Children must be supervised at all times
- Young children must be potty trained or have a swim diaper
- No one, including adults, teens and children can swim alone
- No tampering with alarms or locks on pool room doors. The alarms and locks are for added safety but do not take the place of a supervising adult and should not be relied on to prevent pool accidents.
- Doors and gates leading to and from pool should be closed and locked when not in use
- No glass or breakable items near the pool or hot tub
- No food in the swim spa
- Shower before using the swim spa
- No jumping, diving, or running on the decks
- No diving into the Swim Spa
- Swim Spa use is limited to 30 minutes at a time for safety
- Please cover the Swim Spa when not in use and prior to checking out.
- Do not stand on Swim Spa cover

I fully understand and agree to abide by ALL of the SWIM SPA RULES listed above as well as any additional rules posted at the property. I understand the potential dangers that swim spas present to infants, children, teenagers and adults regardless of swimming ability. I agree to hold the property owners/management/individual cabin owners fully harmless against any and all liability, loss , damage or expense, including , without limitation, attorney's fees and cost of litigation, resulting from any and all swimming pool or hot tub accidents or incidents occurring at the property.

Wildlife: Bears, etc

- You are in the woods and so are bears and other wildlife.
- Be bear aware. Do not leave food outside and be sure to throw trash in locked bear proof containers.
- Remember to keep doors locked of both the cabin and your vehicles
- Do not feed or approach any wildlife including bears and cubs

Fires and Weather

- Local authorities do institute burn bans at times. I will do my best to let you know, but please make yourself aware of weather and conditions while in the area.
- No candles
- No fireworks
- No refunds for weather/natural disasters/power outages or other things that are beyond our control. Please purchase travel insurance if you have concerns.

Agreement

By staying at this property, you agree to follow these rules. Violations may result in immediate cancellation of the reservation without refund and/or additional fees. We appreciate your cooperation and hope you enjoy
